Inside news is that contract has been given to FWO & NLC.

I thought contract closing was on 25th, so how could they award contract before closing.

CDA board had a meeting two days ago.

Because margalla avenue will run through Army's area in Sector E, it was decided that in order to avoid conflict and cause delays, CDA should hand over contract to FWO & NLC.

Even if it runs through whichever part of land, CDA was bound to do so and don’t be surprised whenever that gets built there is a tool plaza to collect the toll tax too …

Absolutely, someday this government will slap toll on air too. I expect the worst from this lot.

Environmental Ministry doing pretty much same (tax on air sort thing) to extort tax to run the Ministry! It puts a blind eye when forest land gets encroached and trees being murdered in the name of soceties.

Margalla Avenue Tender cancelled.

Prices of B-17 crashing big time. A big shock to people like us who invested heavily in B-17.

Allah gharaq karey in CDA waloon ko. 10 years passed and these incompetent tola couldnt even build this 10KM road.

Gents I refer to that as Chouran both the MA and RRR and there is a reason behind that. Big guns invested there can force CDA/RDA to show a bit of movement, escalate the prices and exit while CDA/RDA proving usual morons to cancel it.

Logically you cant understand what on earth stops a 12+ KM road that's lingered on for a Decade+ that's too by one of the biggest civic authorities of this country. There is a reason to keep this dead horse alive, i.e., to sell it and move one leaving it dead yet again!

You are right sir. For now B-17 is crashing and these big guys are picking up inventory of their choice at the prices of choice.....

To also mention, in all such cases, first of all the inventory is also sold @ the price of choice ...

How is that few weeks back prices were increasing on "daily basis" and now market is crashed.

I think Sector A,B,C prices are stable and not affected by any "lollipop" .

So gentlemen , if you read the title of this thread ‘ The overhyped B17’.

I guess I was right to call it an overhyped sector. Since the original post , this sector was overhyped even more on the back of this God forsaken Margalla avenue and then booom everything is crashing around you , yet again.

B-17/MPCHS is a cooperative housing society. & Such societies have stable prices that are far away from price volatility. Once prices achieved a level, there is little chance of decline. Using word crash is a thing to make a hype only.

Margallah avenue is not only single reason for price hike in B-17. There are many more reasons, Such as:



1. Banks are prefering naya pakistan loan for B-17 as its cooperative housing society not private one.



2. B-17 & Gulberg have good location in islamabad but Gulberg has not developed 5 marla plots yet (General Public), so people getting loan for house construction are also prefering it.



3. B-17 has limited number of developed 5 marla plots so demand is higher & supply is much less.



4. Faisal Hills have shaken the moral of Investors in zone 2. So most of them are attracted towards mpchs F & G Blocks.



5. There is a news for the launch of new block H Block in B-17.



6. Overall property price increase trend in pakistan.



7. Charm of Zone 2 that will extend towards New Islamabad airport.

8. The standard & quality of Development is far better than many other societies in Islamabad.

9. Majority of the plot owners have hold their plots SO there are little number of plots for trading / Sale / Purchase available in the market.

No doubt MA had also some share in price hike, but its not the only reason. Secondly There falls New GHQ, NHQ & Air HQ falling on this rout. So CDA wants cabinet to give approval to give this contract to FWO & NLC, SO thatthese forces should not create any trouble in near future, that may be the possiblity if contract awarded to a private firm.

In my conclusion, those who missed the rally, are creating such hypes of crash, so that they may get little space to get along the ride again. Yesterday i confirmed from few brokers there & this assumption of crash seems false.

Nothing is crashing right now, right now even its not possible to find a confirm deal in A and B blocks. My friend is trying to buy a 10 marla plot in B block from last 15 days but he couldn’t find one. In last 15 days there is a jump of at least 10 lac in B block plots. If some one has a confirm deal in B block than contact me.

Hamayun sb it's a cooperative society with Ch. Majeed's touch. CHS is a lollipop more than anything else. With CHS and conflicts of interest a private venture like FMC never happens. Here it all works as long as it gets the bucks inflowing!

If you see the track record, B-17 used to skyrocket private projects like Faisal Series.

This is not to undermine the reality of B-17 thats one of the best selling projects. But the theory that prices don't decline in CHS is invalidated in CHS like Gulberg, CBR-2 and in Past E, F blocks of MPCHS.

Though not an expert on B-17 but it's pretty much an obvious each under developed block of B-17 and for that sake Hills will rise fast, drop and than correct it self. You can see it happened in Hills just last month!
