No doubt Ch. Nisaar did a great service to motherland and He will be remembered for his job.

However, we all know that He has been a great obstacle in RRR as once MR even offered to provide financial help to complete the bypass but He was fully opposed by Ch. Nasaar and his group.

We also know that BT phase-8 access to GT road is also blamed on Ch. Groups. He has been acting as a personal rival to MR (here I am not defending MR at all).

You are right that RRR was delayed on the political gains and you are also right on Taji khokhar.

We all know that if MR was ready to invest on RRR, He would have been the main beneficiary but then it would be a great facility to the area as well.

Last but not the least, I wish if I had enough heart to tell you about the then Petroleum Minister, Ch. Nissar, when I was a Deputy Superintendent in one of the International oil exploration companies in Pakistan, back in early 90s.

Having said all that, I hold all of your analysis fully valid as no one a saint here, including myself.

Details on RRR project

According to a news report shared recently by local dailies, the RRR will be 38.25 kilometres long and it will be completed in a timeframe of two years. The authorities concerned are to acquire 11,000 kanals of land for it, which is estimated to cost approximately PKR 4 billion.


The 300-foot wide RRR will have three link roads.

- Link (1) Rawat Link, will be 12.5 kilometres, and

- Link (2) Girja Road and

- Link (3) Fateh Jang to GT Road will be 1.5 kilometre and 6.5 kilometres respectively.

We all know that big projects in Pakistan always done slow after initialization.
This is mainly to keep minting money as much as it is possible!
New airport, Margalla Avenue, G-14 undeveloped sub sectors & other CDA sector development, dams…..
I think there is tremendous juice in RRR for DHAs & BTs and that juice will be extracted without any delay!
I would date this RRR as 5 years for completion as 1000s of Kanals to be acquired and if “Chota” again comes in power, He has already said another “Blue Train” in Lahore. “Wo Pindi funds par *&%$#@ ki tarah pal pare ga”.
The moral of story is: Good to invest around RRR as per the NESPAH PCs route after conversing with RDAs draftsmen baboos (they know exactly the road route as they are in field).
They have already done demarcation months before.
Patience is the key but no immediate returns. Dealers will open loud speakers at full volume the moment ribbons would cut but see the price music of airport societies, post new airport being functional.

You summed it up very well. Dragging RRR project is just a way to make maal-paani. First they win contract by offering lowest bid, then they delay project and jack up cost of project by 2-500% to make commission.

Same thing was done with Neelam/Jehlum project which started leaking oil yesterday due to faulty work done. 240 MW lost due to this and no one to be held responsible.

There is “Spaghetti” of announced roads regarding zone-2 in the CPEC context!

One link road is planed to by pass ONLY Tarnol junction. One road is planned to connect Kohat road going to Fateh Jang originating from the new airport past Dhumma railway crossing.

Now how RRR gets connected to the internal spur roads, needs consultation with the draftsmen working in field, as I said before. They have latest and final routes with them.

One thing is for sure:

Guys where to invest now keeping in view the RRR.

If RRR gets materlised in the given time frame or even if the work starts, I believe the societies around Chakri & Adyala Road will be biggest beneficries and with a boom as currently they are dirt cheap! The increase can be beyond 100%. The only issues is that most of them (probably 90%) without respective NoCs and RDA these days a bit strict with regulation and handling the non-registered one.



BT, DHA and land around that area will gain a lot but even now much of that is above the 2.0 million minimum threshold.
