As per design this RRR will have several connections to Downton Pindi and the fact that this part of city is not Well connected to the Capital, it will appreciate in general after BT/DHA access to RRR.
Moreover it might get access to the CPEC which is orignationg somewhere near Tarnol and if it does not, still people can access to the CPEC as every 40 km CEPEC will have a junction access.
Phase-8 COUPLED with huge DHA-3 is a city inside a city and RRR will bypass IT all the way to Kohat road.
Which means zone-2 will benefit on a large scale just because of being well connected to everywhere.
Even the top city map is showing RR passing through it,

After killing some time on google maps, the link road which is under consideration and is supposed to pass along CPEC road will be linked to Paswal road which will also Bypass Tarnol road. I see no other option...

Could you please elobrate the term Tarnol Junction Bypass, which road or new road will be used and on what location, as currently we have Tarnonl interchange on motorway to GT Road (Tarnol Junction)...and what about service road beside CPEC, is there any chance of giving way to societies at HAKLA point at motorway i.e Gulshan-e-Sehat E-18

One road will connect airport terminal interchange with Rama Stop in Fateh Jang. The Punjab government and the National Highway Authority have approved of the project together. It will become a part of the Rawalpindi Bypass. Traffic coming from Fateh Jang, Pindi Gheb, Jand, Kohat, Karak, Hango, Tall, Bannu and the FATA region will get direct access to the airport through this route

Another road will serve to bypass Tarnol for the people who do not ride on motorway. This road is small but still too many sacred cows want to pass through their society!
But it is on RDA/NHA design bench and part of it RDA and part CDA territory!

Short/Medium/Long term are all relative things for different people. For an investor, even a month can be long term and for an end buyer years of wait can be medium. Chakri road area will depend on the work to be started on RRR, the day it happens, prices will start to move up and after that it will depend on developers/societies on how they can maximise the opportunity with development pace and standard. In general, expect 3 - 5 years for societies in that area to be attractive but when things becomes attractive prices shoot up. Now may not be a bad time to invest. In case of ISB airport years before, when the news broke out areas like TopCity etc. were no go area and you can buy there with your spare change. Those who waited till now will have to pay millions to get the same land but somehow developed (Top city is just a random example)
Exact distance can only be approximately known when the layout is finalised. Not only the distance but more importantly traffic flow, signal free and max allowed speed is what improves access by decreasing the travel time! Committee Chowk to Chandni Chowk is just a few KM but travel on that route during peak times can be no less than hellish torture!
Thank you Imtiaz sb your views are valuable. Is the royal farm houses scheme on chakri road (8 to 10 km from chakri M2 interchange) worth it to invest and then build farm house after a year or two?
Many Farm House Schems on Chakri Road are very attractive due to their pricing. I checked about Royal Farm houses, I guess they were having some Ramzan Offer. I talked to a few people and tried to search at my end too. The only concerns:
- No NoC from RDA to societies and RDA is a bit strict these days. Open land may not be a bad option in that area if documents are cleared.
- The farm houses are dirt cheap but none of them is a reputable developer so one never knows what can be the future (I) pace of development (II) not a scam (III) ability of developer to tackle RDA if they come with some action at the time of construction...
So far, I decide to back off due to some of these reasons!
Land in particular Farm Housing in the area of Tumair (near to BE) is also cheap and much greener - approx 1 -1.5 lac/marla but more land area can come at a chepaer price. I heard from someone but I don't have much inside details about that. Farm houses by Multi can be a bit expensive compared to non developed at Chakri but they are secure and a better option. People complain about their distance from main city ignoring the facts that Farm Housing is normally away from the crowded and niosy places of the routine city life. Residence is supposed to be in the mainstream city, while farm houses are better to be at a distance (normally 20 - 25km) away from mainstream activities and preferably at a greener location.

This farm house is an in interesting venture in our area.
They are like a second hidden-to-family and open-to-close friend, flat in Karachi or an apartment in Murree mall road or around where you do not want to tell even yourself that what you do on week ends to $%@ temporary friends!!!
You think you will get a farm house and enjoy a week end Bar B. Q night in your farm house with your family? Well, better think again?
First of all in jungle, security is a top most problem. 0ne or two security men not enough in veeranas far away from city.
I did a lot of research in the past and here is what I have to say:
Most of the buyers of farm houses want to keep some king of milking animal in order to avid oxytocin hormones (milk men and even branded suppliers squeeze milk from the cow or buffalo with injections) going inside their kid’s body! Even grown up cannot tolerate these hormones!
Urea and detergent in milk is another thing, you need your own supplies.
But THESE FARM HOUSES never let you keep any animal in the farm house?
Only Gulberg green offers most secure farm houses but no animals!
If you love a farm house, go in countryside and rather than spending crores of money in city tiny farm house, spend the same and get 50 Kanal or so fertile land, fence it and enjoy, both, your own milk, Halal meat (90% meat with city butchers is questionable) and veggie stuff.
Get a family permanently resident of the nearest village for keeping sake, allow him to own some sheep/milk/meat and they will guard your property and your week end family members like they do their own wives, daughters, sister…
Having said that, keep only animal in no’s , you can afford losing them, if stolen!
RRR kick off becomes reality. RDA land acquisition pre condition tagged to the project initialization. RDA has already started land acquisition process. 47 billions loan will be granted from Chinese bank. The Chinese team will pay 3rd visit to Pakistan post land gets claimed. Route has already been visited and worked out per feasibility by NESPAK.
A big plus for zone-2 societies as well!
