RRR construction is delayed for 1-2 months till July 2021. Next Fiscal Year. Inauguration is also shifted from March-April to May- June 2021.
There is a good news regarding RRR & Also was the reason for 1 month delay. Bahria 8 Ext has got an interchange in revised map. Secondly land acquisition for Area behind Airport & Taxila Reagion has started. 2km area in islamabad Territory is also included.
In Bahria town phase 8 extension prices have rised so quicky in last 10 days, Issuance of Funds for RRR was the hot news, Majority of the investors have hold their files, even kanal files are absent from the market. My dealer told me a 5 plot that was costing 13.50 lacs last week is selling not less than 14.50 now. He says the prices will jump further in upcoming days.
For Bahria town phase 8 saw a very good jump in prices as well. A relative on mine told me a plot he was going to buy was quoted 36 lacs. And after a single day passed, That plot was available on a quote of 40 lacs.
Whats the going rate of 10 marla and 1 kanal files on extension ?
Gents, let me be the devil's advocate to reiterate its the same lollipop whose cover is being out for quite some while.
-- Yes, RRR will materialize (however, nothing before 5+ years and realistically a decade+). In between so many roller coasters and when land acquisition hits the dead end, RRR alignment altered so does all these on-paper plans.
-- Yes, RE is seeing some sustained positive times post Mid-2018 and prices escalating elsewhere too at pretty much the same magnitude as anticipation of RRR.
-- No, don't jump the gun too early unless you get something as Dirt Cheap to retain it for 5+ years (Chakri, Thallian, etc.) and live through the roller coaster.
Out of the RRRs, the MAs, if I or you can put the money, put that on the CPEC route stuff (Hint: Western Route. i.e., Hakla Interchange etc.)

When prices rising on daily basis, buy & sell when good profit is offered.
RRR will delay only if mafia gets succeeded and under present situation when land been acquired, Money has been allocated, commercials areas been decided with business community involvement, no hurdle left. No court stays.
Buying & selling on weekly basis can deliver profit.

Did you remember i asked you 7 months before by whatsaap regarding Dha-3?Now situation is front of you.My friend in KSA who asked me about low investment and i give option Bahria Orchard and he purchased 3 plots 5 marla around four months before and he called me yesterday dealer offer him 5 to 8 lakh profit.
I think still have time who have low budget invest in Orchard which is with development charges if someone no like Bahria then local area around Chakeri or Adiala Road are best options.RRR is not a dream it necessary for twin cities.

Regarding my own investment in plots, I have different point of view, it may sound self projection though but I think if you buy plot it is for yourself but if you go in construction bzness, 20s of family get involved in making money...such as masons, labour, electricians, tile fixer...list goes.
Profit is better guaranteed than plot investment.
When I was abroad, plot was only option now as I am home, I have more avenues to work with.
Also I need physical activity as well which is best in making plazas & houses.

The most obvious, yet the most overlooked equation in the solution to RRR is LAND ACQUISITION
Its like going into a test match, doing everything except for reading the pitch, where the actual game is to be played!

BT is stuck, Gulberg is Stuck, DH is stuck, CDA is stuck for just a few KMs to be acquired having commercials worth billion planned there but land litigations and legal stays not making it easy.
Now scale that to proclaimed 54+ KM that runs through the city with natives' ancestral agricultural lands, graveyards, inherited properties, missing land documents etc. etc.
I am not denying RRR as reality, neither I am claiming it as a Jackpot, its just the reality of such infrastructure development projects!!
This is where things get stuck, no matter how many fancy plans and how much funds.
Let me take you to BE (between sector C and F) and P8 (AbuBakar Block) with patches of prime land at the heart of those, still not surrendered by native and BT cant do anything about that. Count the Abadis too in the heart of CDA prime sectors!!!
Land Acquisition is no joke and no dealer is gonna tell this harsh reality of infrastructure development Multiply that with 54+ KM of Dual Carriageway, each carriage having multiple lanes Passing through RWP
Unless one wanna live through Dealers Narrated Mickey Mouse Tales that RRR is a done business ... it is not gents, as easy as its portrayed!!

For First phase from Radio Station rawat to moorat interchange, RDA Claims all the required land is acquired & 60% of the payments have been made & remaining payments will be made till june 2021. All the hurdles are removed & now Tendering the proposal & Construction is remaining.
Secondly they have started to acquire the land of second phase of RRR. From Moorat interchange to Sangjani interchange. I think the first phase is enough for growth in BT, DHA3 & other societies bcoz GT Road will be linked to Motorway, so nearing Airport & other things.

As I said before, now in Imran govt, any development conforming to certain criteria has been allowed to make flyovers/underpasses on their own expenses and upon completion, NHA will take over but maintenance will still to be done by the custodian townships.
Bahria town is not stupid to not fall for this facility. One flyover will make BT to rack money in millions by adding value to its extension, Orchard & the whole phase-8.
Even societies are allowed to cross the motorways as well.
Yes it make sense that on chakri road so many new developing societies still selling properties will invest on interchange to cash it but what will be the benifit for Bahria who already sold out.

Any new value addition to any society adds to it's worth and new access such as RRR, multipies hugely to the surrounding developments. Phase-8 already appreciating on this incoming new approach.
