Dear brother 

Glad to know about yours successful ventures. All locations where you invested are good locations.
Presently as Bahria Hamlet gone to DHA, still there is room to buy a commercial there.
Actually as phase-8 is going to connect to RRR, the whole area is set to rise.
DHA, in & around BT, is likely to get more appreciation.

Thanks for sharing updated plan for RRR. I have questions, as per your shared plan,

  1. Fatehjang to GT road patch is excluded.

  2. The new link seems like is just passing through I-16/I-15 sectors, so the master plan of -I-15 might be changed due to ring road.

The connecting road network is still not outside for human eyes, apart from few officials & govt " baboos", who are again making all color presentations just like they did for new airport access road much longer than the existing one and was finally rejected on its length.

High stakes and high bribery behind making spurr connections to RRR.

I am sure Army and Imran will play straight and RRR will be a real bypass for Pindi traffic.
If Kohat road is neglected then, they will qualify for the 1st world award of being a flock of dudes.

Brothers… Phase 8 ext which was declared as dead investment by many…what are the prospects after these developments?

The point is developed and non-developed property.
The developed part is not going anywhere but the way justice system is gearing up, MR likely to pay huge sum back to state and that's where doubts are on non-developed parts of BTs.
The development may get slow pace but eventually RRR will boost phase8 extensions.
MR has piles and piles of money and after surviving of shocks, if He ever comes across, BT will continue just like other private organizations built on good and professional structures, such as Habib bank, UBL and numerous other private bodies operating in Pakistan.
MR will be shocked as He has been king makers and did not realize even in dreams that He would face accountability!

Re: Malik Riaz - Justice being show-cased and Justice being served are two very different dimensions. So far its being showcased and pressure from Aleem Khan (Park View) & DHA alike on the other end. Lets see how much of actual justice can be done.

Question to AQ sb: with international financers/govt. Guaranters, once lay out finalised would it not be hard to manipulate the route/layout as any gains to individuals can jeoperdise the revenues/economic zones. Those investing may not be happy or may not allow to alter once finalised, unless better option dictate the alteration. CDA + DHA + BT+ zone 2 seems to be beneficiary and these somehow represent the big names and the layout as shared by you satisfies their interests, it seems...? or may be not?

Sir, your previous analysis and the current one makes a lot of sense but:
The project is likely to complete in 4 years and only Allah Knows, IK stays or becomes a victim of status quo.
We already know Shabaz has taken even the health budget for his neeli peeli trains in Lahore.
Those stolen allocations were "approved" , even the accounts were credited but mafia is mafia, who could stop mafia?
Motorway is another example, some 80km extra has to be travelled for ever just because one dude wanted to pass MW through his backyard!
I might get map of some extra 25 km long supportive roads to RRR.
I have a little concern about sharing as some consents to be taken before I could make public.
But once posted, it shall be right on the money. Fully finalized and in the hands of field people, In Shaa Allah.

Keeping in view the recent developments regarding RRR, will it be wise to invest in cbr phase 2 for short to medium term investment?if yes, then what blocks i.e. Prime , residentia or some other block?

If No, where else should I invest?

My budget is around 1 Million.... Thanks

New alignment k mutabik, its not a good decision to connect RRR with Haji Complex, as the road is around 70 feed wide. Fateh Jang to GT road b kuch ziada chora nahi hai but Haji complex wali option aik aur mess create karna hai city k andar.

I hope k ye option additional ho tu acha hai but only exit to GT Road is disaster.

CBR-2 Prime than Residencia. Prime land acquired and Residencia location will be best.

Regarding Ring Road Connection to Hajj Complex is a good idea for the following reasons.

- Connection of traffic/city from Rawat to IJP & Kashmir Highway

- It connects the booming area of RWP to emerging Zone 2 of Islamabad.

- Thalian Interchange connection with Kashmir Highway.

- CDA Sector I-14 to I-17 with a proper road connection and I-17 as a medical city can only thrive once it has a proper access.

Lets see, if the plan stays as proposed. More than the width of the road its the management that matter. Murree road that is not too wide passes right in the mid of the city and it has made the city to grow and lots of economic development around it.

Also previous Layout plans (link below) also conform to the latest Plan that was shared by AQ sb.

Buy in the developed part of phase-8. Sector-E, E1, F1,F2 and similar fully developed and possessed.

Dear Abdul Qayyum sab,

Cut F-2 in your list because there is no Gas across the MA road even no Gas in Bahria awami apartments where people are living since long time.Big Gas issue across the road.May it will take time so E and F-1 is much better and reasonable.

DHA3 5 marla developed around 4 million

DHA3 5 marla underdevelop around 3 million.

Phase8 5 marla prices?

Purpose is investment purely keeping in mind RRR connections to DHA3 or phase8.

Sir, if you visit Pakistan, take some time to visit our ongoing two projects, residential and commercial in phase8.

Commercial is a 5 Marla JV in overseas and residential is in E block. Needs your guidance and experience.

I am leaving Pak next week and if you are in country, please place a call.

We are working our prerequisites in Saqlain Mushtaq heights office but will have our own separate office next week In Shaa Allah in phase8.
