Abdul Qayoom sahib, As per my limited knowledge regarding commercial construction........

1) construction materials purchase must be in YOUR control ..... It is where you start saving money in a project...... By doing so you save 200 to 400 rupees per sq. Feet so keep the whole purchase of construction materials in your own hands please..... Your 24 hours watch man must be extra reliable and must be able to measure the materials that arrives to site...... A good watchman or chawkeedar kaka would save your 2 to 5% of your project money as compared to the other typical contractors.....

2) divide your whole project in 10 items AT LEAST i.e structure work, CMU work, plaster work etc..... Give each item to a DIFFERENT labour party and on lump sum labour amount for each item........

If you would follow these tips, your 95% problems are resolved...... Good luck.....

You must have a written agreement with each labour party.... The lump sum labour amount for that specific item must be known and written in the agreement..... There should be no amount calculation after the completion of that item..... It must be calculated in advance and must be written in agreement..... Total amount for a specific item can be calculated 98 to 99% accuracy in advance......

Payment schedule must be written in the agreement...... Each payment must be paid after the completion of specific % of that item...... 15% must be deducted in each invoice and this amount would be paid after the complete punch list of that item........... The more you make detailed agreememt the more you would have least disputes at the end........ May Allah guide and protect all of us...

Actually our whole project is like a pre-sold sort of project. Our partner is the best honest man, one could ever be around. We done a project before also and came out with good profit, Alhamdulillah.
My message to Nadeem Bhai was more like to show him our accomplishments.
We do have a full time team of professionals and this team has gone through numerous projects.
Project selling is not an issue with our partner as people wait to buy his projects in ques.
When my brothers sits in his office, all friends are invited to come visit.
The best thing out of this writeup is that our partner trusted us to handle this type of project whereas He has 10s of investors to run to him.
We have been taken up just from ground, better still, from Zero standing!
May be this is my last message regarding this particular project as our partner does not like his personal praise If he ever comes across this conversation, I am sure I will not have his consent. I posted as you guys are always come to help and we always share our accomplishments.

DHA3 5 marla developed around 4 million

DHA3 5 marla underdevelop around 3 million.

Phase8 5 marla.

Purpose is investment purely keeping in mind RRR connections to DHA3 or phase8.

@Fahad i will still go for DHA 3 developed plot if we compare it with phase 8 plot reason i always believe that DHA as institution is more reliable then anything else.

RRR is reality now. There are huge buying started happening in phase-8.

So far still we did not sit in our new office and full ground floor of our 5 Marla commercial in overseas-5 has been fully booked.

What is the latest update of RRR? what about the investment in cbr phase 2 right now?

Draftmens talking of a spurr road from Tarnol joining RRR also.
Plus cbr2 also seems to be sure beneficiary but still blue prints awaited.
Let me come back to Pak next week. I might add some more from the office who is main player of RRR.

Sir the latest report is that RDA is given charge of building ring road and that timeline has been increased from 2 years to 3 years for completion of this project.
