PVC Overseas block vs Taj Residencia,which one is better

Worthy members are requested to please give their input on Taj residencia new booking vs PVC overseas block as potential place of investment.Which one of tbe two is better for investment.

Coincidentally, two of the projects that seem quite good for living are suffering from resale and appreciation are TR & PVC.

PVC offers a quite good life style, developing at reasonable place but as of now not appreciating, neither easy to resale. Pretty much same for TR.

Taj Residencia do have a potential for ROI in long term when I-14 to I-16 belt will be filled up and packed. The location is better in terms of accessibility.
PVC is better for living but not for investment.

Falcon brother Airport Green Garden (AGG) seems a good prospect in that 4 - 5 mil budget, though not sure if they have new bookings or same old with premiums demand by sellers.

Khalid sb, in that area it will be either the CDA or low cost housings like CBR, FOECHs, Upcountry (perhaps). One of the issue with TR is that it tries to compete with both segments and hence not rising, in doing so …

Reference to your query i would suggest skyline apartments AGG. it is FEGHS project. they are offering 2-3 bedroom apartments currently under construction DP is 20% of total amount remaining quarter and monthly installments.

About PVC overseas block as last week i have visited it is not sure in which block they will accommodate overseas block and taj residencia i have no idea.

if your purpose is an investment then i like to suggest invest in AGG skyline apartment that will give you a good return within 1-2 years.

Dear brother toofan sb no body can predict future but remember one thing that skyline apartment mostly given to govt. employees only few hundreds apartment offer to private individuals. another thing is if any one who has a specific amount for investment he must understand that he will get return after 1-2 years.

about skyline as you know khan sb mission is Naya Pakistan so i do believe that Govt. has great interest in this project and they will meet with timelines. so its a good investment airport is near to you many development is happening around.

As of now apartment project are good in G/E/F-series, rest is a hit and miss situation …

If one has the amount a plot is preferred 9/10 times over an apartment. Most critical for apartmement based investment is enter at pre-launch and exist before completion. Apartments can offer good rental yield or cost-effective for living but hard to sell and appreciate less.

جب اپارٹمنٹ بن جائیں تو ان کو خریدنا صرف ان کا کرایہ کمانے کا ذریعہ ہو سکتا ہے۔ اپارٹمنٹ کی اپنی قیمت اتنی نہیں بڑھتی اگر وہ ایک یا دو کمرے کے اپارٹمنٹ ہوں۔

اگر میری انڈرسٹینڈنگ غلط ہو تو جبران صاحب تصحیح فرما آسکتے ہیں۔

بلکل درست بات ہے فلیٹ صرف کرایا کے لئے اچھے ہیں۔۔لیکن یہ عمومی فلیٹ کے متعلق ہے جو فلیٹ الٹرا ہائی ایریا میں لئیے جاتے ہیں انکی بات بلکل دوسری ہے۔۔اسلام آباد میں انکا کرایا بھی ڈالرز میں ملتا ہے اور قیمت بھی بڑھتی ہے ۔۔لیکن وہ ڈبل ڈجٹ کروڑوں کی گیم ہے۔۔۔
Normally PHA or any other medium size project apartments are only good for rental…hardly any appreciation…

Dear Toofan sb apartments are the need of time nowadays. you will see a big change within 2-3 years. Then you will completely understand. I totally agree with Imitiaz sb it is quite obvious that the apartment owners usually earn from rent and with the minor renovation they can sell easily. 1-2 bed apartments are usually cheap so buying selling is easy.

Remaining if you dont like apartment then go for a plot. whats so big deal

a big jump in Taj, CBR 2, upcountry, I-15, I-16, I-14 is coming very soon, tender advertisement for golra flyover has been published. in last two days there is a 2-4 lac jump in I-15. Buy whatever comes in your budget but only go for possession area for cutting area for I-15.

Yes, Nasir sb, the underpass, unless another mess being made out of it will give them a big jump, closing gaps between I (14, 15, 16) and G (13, 14). Fore sure, in that case the whole area gonna rise …

It is widely underdtood that a 4 wheel drive is supposed to be off-road & must perform good on bumpy road conditions, but some FWD cars in Pakistan, excluding Fortuner, Prado & Land cruiser, do have less ground clearance compared to, for example, Toyota Grande,
How come one buy a FWD when its ground clearance is even less than a normal 4 door car?
KIA Sportage: 162mm
Toyota Grande: 175mm
Is there any special aspect of a FWD which can surpass a normal car drive on broken roads?
Can some learned friend solve this puzzle for me, pls?.
