@Shabir Ahmad. You forgot to mention that between Cabinet society and margalla avenue there is toll plaza at sangjani where one way toll is Rs 30/side at present on GT Road. All projects beyond that toll plaza e.g. D-17, Wapda, AWT and B-17 will connect to MA before this toll plaza, saving cost of toll tax. Cabinet is far enough from Airport to be irrelevant in the new airport context while toll tax at sangjani will make MA a less attractive option for Cabinet residents. Add to that the poor state of its infrastructure and this society is a damp squib.
Despite all odds construction activity is picking up, 3 new houses started last week.
Construction activity is also picking up in ghauri town, farash town and bhara kahu. There exists a buyer in the market for each type of property. Good Quality properties get high quality buyers while cabinet type projects attract cabinet buyers!
Cabinet type projects? This is a project which is a recognized CDA sector! Just look at the development standards: Street widths fulfil CDA standards like all sectors of Zone 1; All specs match CDA standards and even the shape of the society is exactly two squares (E-16 and E-17) in the shape of a traditional CDA sector! Development has been done by renowned developer: Habib Rafiq.
Now Location: Cabinet opens on GT Road while Multi F-17 opens on Fateh Jang Road (still high price because Multi has better finishing and managment). But if you have the road widths and fundamental specifications correct, the potential is there as soon as a more pro-active management is elected.
This is why Cabinet is an excellent investment for mid and long term as well as for house building.
Standard of construction shows CDECHS would turn into reasonable community in 2-3 years.
And would still be a bad investment…
Dear All: Thanks for sharing your views but I requested you all to review the analyses which I point out in previous page while comparing WAPDA town V Cabinet. In fact the price difference is more than half. 1 Kanal in WAPDA town is around 18 lacs where as in Cabinet 1 Kanal is around 35 to 45 lacs. So what your suggestion. As now the CDA is planning to develop C 14-15 and 16 soon for this CDA will complete the Margala Avenue and when it becomes funcational then WAPDA Town will be more nearer then Cabinet but if one is using Margal Avenue. Whats your view
This is not the matter of distance, as Shabir is emphasis too much on distance, we have to look to the other factors as well
under ground Elec, quality of develop, Gas availability, in future the WAPDA TOwn will give u a seen of pindi, while at other side Cabinet will be a choice of people.

I think cursing CDECHS alone will not change anything on ground. We should do something practical and meaningful to save our money from sinking.
Despite CDECHS good location and reasonable development standard the society is still not fully developed and the basic amenities are not available and being denied to those members who want to construct their houses. The mafia that is controlling the management of the society for last many years is trying its best to fail the society.
How long it will continue like this? is there any end to our sufferings? I regret the day when i decided to invest my hard earned money in this society.
I think at such a modorate price, Cabinet is pefect to construct house there and live, doubts in mind can be clearified by going to the society and ask people there living already, only they can tell u the true story, just thinking with yourself may missdirect you. Electricity is there, E-16 have gas, under ground good water pool, 24 hour security, what you need other then that to construct house there…?? plz do not bash a society about which you do not have enough information.

Considering the price range it’s the best place to invest and live. Jkchs gate is just 4 km away and prices r 3to 4 times with the same standards. Mango people already started constructing houses and living there… Development pace is bit slow but it’s ongoing. Work on gate has restarted after Eid break. Location is great. Met few residents they seem happy considering there own house in city like Islamabad at a highly affordable price.

How he got elected and what was the criterion for the election of the President and other office bearers of the management.
What is their stake in the society?
What are their perks and privileges?
THIS IS MEMBERS RIGHT TO KNOW THAT:
What are the details of the society’s accounts? Has there been any internal and external audit of the society accounts?
What are the details of the land acquisition and land swap? Who authorized it?
What is the status of the non possession plots
What is the qualification and experience of the office bearers who are running rather ruining the affairs of the society?
What is the number of the administrative and technical staff? What are their salary packages?
Why the management and staff of the society are so uncooperative rather hostile towards members and behave like a mafia
Why the society management has failed miserably to develop the society
Why basic amenities like electricity, gas, water, sewerage and road works have not been completed?
It is believed that an independent audit will reveal massive corruption in the society.
WHY THE PRESENT MANAGEMENT SHOULD CONTINUE WHEN THEY HAVE COMPLETELY FAILED TO PERFORM AND DELIVER
THEY SHOULD GO.
The members should unite and raise their voice for an INTERIM MANAGEMENT that should identify the culprits, fix the lingering problems in the society, hold a free and fair election for the society and oversee the remaining development work.
Those who think such comments harm CDECHS market should know that if the evils in the society are fixed their investment will grow manifold in short span of time.

@Zameen.com Admin…very sad sirs you are blocking my comments are taking side with the corrupt management of CDECHS against the poor members of the society.
No body happy at present situation when half of rent saved by residents is paid back due to electricity bills at commercial rates. And no community life, no schools, commercial area inside society. A very poor and misguided approach by senior members. Prices already at saturation level and will seen fall when fgehf will started sector F-14/15 in first qtr of 2016.
Only drawback at at the moment is electricity at commercial rate, perhaps it is going to be a good community as number of houses increase.
I agree 100% with Tabeer, very well said. Cabinet society is a Big FLOP because of its Pathetic management, but do you know what the worst part of it is? Its the fact that none of this is about to change in the foreseeable future. The factors which have caused this devastation are so well entrenched that it is not easy to revive this society as a decent quality residential option. The longer things stay the same, the more these factors will perpetuate.
Lets fix the date to gather at the main gate against the society office close to the main gate of Cabinet society, even atleast 10 members join the gathering, it will enough to pressurize, and we can plan for future plans as well about there lazyness. What u think about coming sunday at 25 OCt
