Its a nerve wrecking situation for plot holders in CDECHS :).. The location is great - the land is level, the development is ok. The price is too low. Legal status is good and an Islamabad sector.
But the value is kind of hanging on.. How long to hold.. Potentially until the airport opens? that is the big question
In property you invest for a few years at least. It’s a game of patience. How much holding power do you have?
++ing if you want to construct and can construct I think you should go ahead and start building your house It would add more increment to your land for sure, as well as other plots near to your house.
How long do we need to hold further. Other are has significantly increase since 2013. CDECHS stands still.
My assessment is that Cabinet will grow organically and then jump when they complete the New Islamabad International Airport and Margalla Avenue. Insha-Allah.
I can wait another 12 months…

At least one mosque & a few commercial shops required in CDECHS to further encourage people build houses along with other basic utilities.
Road works, underground electricity cabinet and boundary wall are must. Otherwise, fundamentals are very good with Habib Rafiq Development on typical CDA design.
One of the forum members has written in his post that there is no file business in cabinet. This is no more correct as cabinet society has started to accept sale / purchase on open files. In a sense, it is good for cabinet plot owners as this will attract investors and ultimately prices in this sector will increase.
I visited the society today. Three offices of property dealers have been constructed and I was told that construction of a few more offices will start soon. This development will also bring good to this society.
