As in any sector, in some areas you hit water and in others areas you have to go a bit deep. I have asked people living there and all of the people I asked said they are using boring water.
I’ve also invested upon Paki-1 recommendation in April 2014. However, I crosschecked claims by visiting society. I’ve inquired about water issue from residents and everyone confirmed that they are getting water through bore.

I agree it is not the best place for living at the moment due to lack of population, lack of commercials and lack of an active management.
But tell me yourself, where else can you get a proper CDA recognized sector of Islamabad, built to CDA standards in road widths and sector design with society access on Main GT Road in this kind of price??? You can still get one kanal level plot for less than 40 lakhs.
You cannot get that deal even in societies that have their gates on Fateh Jang Road or on Motorway like AWT.
My point is that all the fundamentals in Cabinet are fine for example street and road widths, sector design, mostly big plots so no clustering, Habib Rafiq Development etc. So it is only a matter of time when it will go very high in price. Otherwise, you are welcome to spend much more money and buy 8 marla plot in G-15 or F-15. There too the development standards are more or less same and the gate opens on GT Road. Distance between gates of G-15 and E-17 is not that much too. And in the budget for which you get one kanal in Cabinet, there is no other choice giving this kind of value-for-money.
Can you please compare this with B17, I-11/I-12 too Paki-1 it would be very kind of you as I trust your analysis.
May some body, have investment in F-15 or near by, so they did not want the drop in price in E-17 & 16 which will effect the prices of F-15.This is may be the reason that some gental men favoring the investment in E-17 & 16, by keeping his agenda working.It cost me 8lacs of lost and its favor them in rise the prices in F-15 etc. The little bit water underground is not bore water its absorbed water of rain made fond.Open your eyes.

Yes Millions is right, the location is superb in Zone II. The next best after JKCHS and perhaps Ministry of Interior.
Junaid bhai, you cannot compare with I-11 and I-12. These are Zone 1 sectors and if you can afford it, they are the better investment. But you cant live in I-12 yet. As for B-17, well B-17 has much better management then E-16/17 and better look too but location wise E-16/17 are better. For investment, I would prefer B-17 because there is dealer activity in B-17 which pushes price very high from time to time.
Thanks a lot Paki-1. I think I-11 is quite reasonable now as it has possession and a 25x60 is for about 60+. But I am not sure about the situation on ground regarding safety, water, gas, electricity etc..
B17 is also a favourite of mine but Margalla Avenue will need to be completed first.. Travelling on GT road daily is not good..

Cabinet is newer as compared to other Zone 2 sectors so it will take some time to be heavily populated. I don’t know how Long may be 5-6 years to be safe. But house building trend will push the Management as well as the price inshaAllah.
Again and again u are talking about "All the fundamentals in Cabinet are fine" , but the most and most fundamental is completely wrong with cabinet, which is the issue of water, there is no underground water. Come on respected guru ... Kahi pa niggahii kahi pa nishaana! Now I understood u.
The most uncontroversial guru on this forum I have seen is MBS.Most of the guru do not recommend Cabinet for living as well as investment, I can give example.
There is no one in cabinet who constructed his house, did boring and did not hit water. There is plenty of water a per all residents.

Everyone has a right to speak up in such forums but when it comes to fight for right nobody stanup.
In the current state Cabinet might not be the best to live but what PAK 1 is saying is based on the location and master plan of the cabinet. Its true that its been a long time now but sill society is missing with the basic necessities. Up on completion of the new airport and more construction in society would let the management to speed up development. Thats the reason prices in cabinet is far lesser from other societies in this zone comparatively. If you can afford you can live in F-10 or F-8 having all basic necessities.
Yes water is there. I checked with Irfan who contributes on this forum. He is a resident inside Cabinet. We can get his opinion.

The society had brought the boring machine fitted on the truck, to investigate the water, But the result was disappointment, and no water was found, it cost 7 lac rupees the society management.Go and ask the security personal off course not the management, they will tell u and will take u to the site where they have tried for water.And I have tried on my plot, then fill the hole, bcz no water underground.
My Experience was good for water boring. I bored till 100ft while water was found around 60 feet. Currently I put motor till 80 feet deeper. Its been one year i never face any issue. I live in E-16/3 and people who are living there bored till 60 feet.
There is a lot of water in this area. All the roads are damaged through water plus around main boulevard you would not see leveled plot it is because of water. Pani se to hm log tang hain. So how can we say there are water shortage in the society? :-)
@ Baloch @Millions$$$ kisi din weekend p chakar lagaien main khana b khilaon ga or bor wala thanda pani b pilaon ga. Or agar zarorat ho to pani sath b le jana. :-)
