Investment option in zone 2

I am looking to invest 7 Million in Zone 2 CDA sectors. B17 is off the range. Which is the best option to invest right now provided return on investment in next 3 years. Also is E17/3 going to benefit from Margalla Avenue? Sincere advice needed.

7 million fits the tail end of I-series in particular I-16 and 15 and perhaps a rare 5 Marla in I-14. Reasons are Golra Underpass, I-17 as Medical City and growing construction will give these a boost. The catch is security and safety of invetstment with organic growths.

FMC holds good potential so does Faisal Hills.

Best investment has always been two prong strategy.
Profit plus living quality…sure CDA investment never puts in loss but only investment…living will always be pathetic.
I-series are ghareebana sectors…electric poles hanging all around, broken roads and even if golra more happens, still 3 km pathetic drive thru khota agrees to the expressway.
Still phase-8 extension, Orchard & DHA-3 , in the said budget, seems best options…both for investment & best quality of living.

As a matter of facts, brands do sell. Based on common sense I would keep it to what has been asked in the query,

  • CDA + Zone
  • ROI in 3 Years

There is no denial CDA infrastructure and quality is sub-standard when compared to DHs and BTs, however, going with facts and data rental yield, construction economy, time to liquidate, filling plots, CDA is and will be far ahead of the rest, fortunately, or unfortunately.

Same point…Mahran can be a good investment but not both…luxury driving & return on investment.

I-series are no way like G-series at all, from so many aspects…
There would be a hell of difference in saying:
" I live in dha-3 & I live in I-16" in future.
Now investment is the same…as a matter of fact DHA-3 cheaper, so does BT extension, Orchard …

What about return on investment in E17/3 cabinet div? I have been told it’ll see price appreciation too?

if you can extend to 75 lac you can get a plot in I-14 5 marla, Or i think I-15/4 cutting heighted streets are best option for ROI. Faisal Town 30x60 in B block also looks a better option, FMC and FH are looking over priced now at the price of 70 lac.

CDECHS is fine and will grow but not the optimal ROI.

You can also explore AWT , expected to rise and currently a bit undervalued.

Imran sb, let’s go with the numbers to see what possibilities exist:

Underpass will improve access: (Access - approximate numbering)

  • Srinigar Highway to Entrance of I-14 will be 2.5 KM, 5 Min.

  • G-13/ to I-14 will be 4.5 KM, 8-9 Min.

Yes, G & I series can’t be directly compared but we have to do a relative comparison. G-13 access is awesome and sector is well planned than any of I-series sector except I-8.

The problem With G-series beyond G-6 is Water and in G-13/G-14 it gets more serious… I-14 as of now have much better underground water bed compared to G-13/14. I talked to a person who lives in G-13 but was thinking a move to I-14 as water is a big issue in summer for G-13/14.

Let’s get back to numbers again: (Pricing)

  • G-13 a developed (4.4 Marla, the most common size) plot at minimum starts from 1.4 Cr and goes to 1.5 Cr. easily. Avg. per Marla @ 32 to 34 lakh.

  • I-14 a developed (6 Marla [25x60], the most common size) plot at minimum starts from 80 lakh and can go up to 90 lakh Avg. per Marla @ 13 to 15 Lakh.

I am talking about average price of general plots (non category).

Bottom Line

  • G-13 average per Marla 32 - 34 lakh
  • I-14 average per Marla 13 - 15 lakh

Yes, again I will reiterate that G-series will always be expensive than I (except I-8). But the point is:

  • Distance from G-13 to I-14 only 4.5 KM (8-9 min)
  • Gas Supply
  • More construction
  • Better water underground (as of now)

I4 may rise to 20 - 24 lakh range per Marla easily if underpass gets materlised on time.

TimeLine

Nothing can be said for sure. Today was deadline for submission of technical bid. It’s just an underpass and not as mega project as RRR so the expectation is it can be executed in 1 - 2 years when the work starts (even if usual slow). Since it’s managed by NHA that don’t have land acqusition issues and have necessary resources so the prospects look good. Most important is work start on it, unless it becomes another mess like RRR even before it’s start!!

Absolutly right Imtiaz bhai as always, just one correction, G-13 25x40 is 4 Marla, you are right that even I-14 price becomes 65%-70% price of G-13 than it will be a huge jump. Are you noticing some price hike momentum is building in these days?
