I know its an old thread but wondering what is the current recommendation for buying farm house in islamabad. Is Naval Farms a better option or MPCHS or any other option available for 5 kanal and budget of 20/25 million PKR?

In your budget you can explore Gulberg Green as well although it is more expensive. Otherwise, you can go for best location 10 kanal in multi.

Farm houses means enjoy short family drive of 20 to 30 mins. And see the nature in its real beauty. So i suggest go at chakri motorway interchange side. Where new industrial zone of 2.5 lac kanlas are going to be made. Security units of army already formed. And CEPEC route also linked can be seen. Land is also fertile. Differant farm houses avaliable ranging between 03 lac kanal to 08 lac kanal. So maximum 04 kanals 28 lacs and minimum 18 lacs. Go and buy there. Just hype created by star misguided many to buy gulberg farms. Now its too slow selling.

Better you go for a trusted name and buy in an organized farm house community. Multi is a reliable developer. Avoid buying open land for this purpose. There usually are so many problems. Good luck

I agree that a person like me who can afford but dont have time for legal cases etc, will avoid open lands. My friend village is next to the Chakri interchange and i know how many legal cases people are embroiled there when buying or selling land. I heard Shahbaz Sharif son is also into it due to the circular road or ring road and also Ch. Nisar as huge interest in that area so all big guns are involved in one way or another. Therefore will avoid it. I like Multi and prices are attractive but only issue is that its way too far. Gulberg Green is a better option but 5-7 million above budget. What about Naval Farms? Any good road access to it?

Also is Multi Orchard registered and has a NOC from CDA and not an illegal society? Transfer is done inside the society office or somewhere else? Lastly the utilities are available ? Or i have to struggle for everything?

Junaid bhai I suggest you visit or call Multi Head Office in G-8 Markaz and then share the latest position with all of us. As far as I know, gas infrastructure is laid down but supply is not started. The rest of the facilities are there. Finally, Multi Orchards is a fully approved scheme.

I think access to Naval farm houses is kind of worse and narrow. It may take more time traveling to Naval farm houses from ISB than to multi, as far as I can recall coz I visited that area some time ago. It may have changed now, I am not sure.

Ithink islamabad farms seems like a better choice in terms of the prices, their allowance to keep animals their and closeness to islamabad Rawal Pindi. I plan to visit these two places and write down my observations insh A ALLAH. If any on else goes their kindly tell us about these two projects.

There are some societies offering farm houses on chakri road with proper intiqal and transfer of property in owner’s name. Is it safe and how about surrounding? seems a green and secure place.

Farm houses concept and usage is different than it is generally believed!
A far house is like having a 2nd flat in Karachi for the week end activity, you do not want to disclose to your immediate family!!!
People believe that a farm house would be utilized as “Farm house” where cows/goats would be kept for pure milk, free from urea and detergent, desi chicken etc…. No! You cannot keep animals in the posh locality farm houses. For example in Gulberg Green or the ones being develop by Anchorage.
In Anchorage, there are 4/8/10/20 Kanal houses and resident are super rich having their own private access roads and no one will allow animals around.
Another problem is family living: Weekends activities of rich people and their siblings are quite different than a normal and noble family. This is like you bought a flat in Murree and you found later that on the neighborhood activities, you are not able to spend time in your own place with your family and daughters!
Some Farm houses in Adiala are allowing animals but they are far away from city area and security is big issue for the night stay.
Farm houses on GT road en route to Wah factory are promising security but one has to see personally on ground situation.
