Can anyone update about prices of farm houses in Naval farms Islamabad? Would be much thankful if Experts can enlighten about their view on comparison between Naval vs Gulberg vs Multi farms? Access wise, price wise, security point of view, future prospects? This is for personal living and budget is around 20 million that can increase upto 25 million.
Ammar sb, on the face of it best would seem like Gulberg, that actually is, however with some issues:
-- Pricing Got too high! Too much commercials with high rises compromising the privacy of farm houses. Plus with that much population its just like another Big Plot rather than a proper Farm House wali Feel (weather, underground water bed, quietness etc. getting compromised).
-- Multi ones are quite good but needs lots of commute if one need to get their or exit in an urgency (still I will put my bet on them to appreciate).
-- Naval ones are best as far as proper Farm House, Good Under Level Water, Good Security and considering price range quite accessible from mainstream ISB. Holds good future as they planning to extend.
As things stand, in that budget you mentioned Multi and Naval fit in, GG are way beyond that.
There are other options like open land in good population around those outskirts of ISB (too many actually to list here ...)

I read in some thread here that the access to Naval farms is quite narrow but except this drawback, Naval farms are quite good, green and secure sharing PVC and Bahria Enclave neighborhood. I could increase the budget for GG but the facts that you have mentioned above are true as well and cannot be compromised especially at this high cost. The requirement is a peaceful location. Multi is a good option but a bit far from ISB. Does multi or Naval allow animals keeping?
Open lands usually have security issue unless one is native or know the place well and may not be secure for family living. Booked an acre farm plot in some society on Chakri but seems far from possession.
Naval's Access have greatly improved due to PVC, will further improve due to lots of housing projects in that area, e.g., Islamabad Model Town. Even now from Block A of PVC Naval is hardly 3 - 4 km, yes that road is not ideal but somewhat a proper patch due to PVC in that area!
I don't think they allow animals, except a couple of usual pets.
Open lands like in Shah Allah Ditta, Bani Gala etc. with Electricity Water and they are actually small societies with lots of non-natives and living actually but they have options of bigger plots (Registry Options with Possession on Lumpsum) as Farm styled living! No constraints on construction or any enforcements like a society. Again that's just one option for those who might find it relevant...

Depending on the location that starts at min 2 lakh/Marla on Avg. and could go to 4+. Though to be precise, that needs on-ground visit and getting deal done can get them lower unlike societies where pricing is almost always fixed!

Imtiaz sb, It’s between BWC and Khanial. But even if they give possession tomorrow, the area seems not fit for farm houses anymore due to too much housing societies popping up in that area and upcoming commercial activities which is good from other angle as far as area development is concerned but to me not qualifies for farm houses as you indicated the issues with GG. Plus chakri takes its due time to show something on ground.
