Do you guys think valley potential is pushed back due to the nexy airport and hence investment pursuit in zone 2?

About airport, zone-2, my point of view is very different. But zone-2 investment, distinct from the new airport, is another area of discussion!
Nobody loves to live at top of the airports just to enjoy the sounds of take offs and landings 24/7!
If airports do the magic in surroundings then what magic the existing airport has been able to do to the surroundings, in Rawalpindi, so far?
Not only this, just consider the kid’s travel to fine schools in Pindi/Islamabad during peak summer, hospitals, Unis……!!!!

Zone-2 is good because there is no nice townships on the entire Pindi/Kohat road and that is the only actual factor which could give rise to these societies.
Airport factor is not that much which is being thrusted in our ears!
Now these townships will have another consideration for living/value: The commutes of the capital and for them, Islamabad highway, being doubled & signal free, is likely to be a better option as there are nearby parks, picnic places, numerous no of nice and esthetic townships.
Zone-2 is good for investment but it could never become on par with the Islamabad highway societies and among them valley is best, the dam-free blocks, at the prevailing prices.
Now the dealer’s or the big boys manipulation in the property market is another story and my capabilities do not qualify even of a student!
One thing which is favoring zone 2 tremendously is location i.e GT rd and motorway and new interchanges plus kashmeer highway extensions. Prices ingood locations of zone 2 have much more accelerations in prices compared to Rawat side of Islamabad ( which are rather slow to pick up and then to increase) even though much better infrastructure there.
Let us hope, zone-2 gets flourished, In Shaa Allah
Living near the airport is one thing - it will eventually get populated because there is a land and housing shortage. Plot sizes are smaller and there is more variety and options closer to the new airport. However, there is still the issue of water. The airport itself has not made its small dams, so where will the water come in this area? The land is very hard and rocky.
DHA, Bahria Town etc is for the aspirational. People who want to move up socially will opt for these areas. DHA has done very well to secure its water supply through a range of dedicated tube wells. For now there is plenty of water and that gives it an edge.
However, DHA Valley is a bit like these plots around the new airport. A huge area, with litigation and planning issues, and a big question mark on who will actually build a house there. How long will it take for a community to develop?
