Recently I visited valley and I second Shahbaz and Nadeem Sahab comments. I think it would not be now General Raheel dependent. Naturally when you develop something, you need return and the last 6 month development alone is just surprising!
After more then 1000 DHA home delivery, there will be a lot of buying and selling in Lilly and Oleander sectors and also in Daffodil. This 7 km access from Kalar Sydan road is not bad but this access will not be the only access to valley. MR has been managing with RDA to keep dam issue alive so that He could utilize valley money in phase-8 and in Karachi, putting delay blame on RDA upon not deciding the dam site but how long?
DHA has got a lot of naming and shaming for the delayed development and now people are filing cases against DHA for valley's mishaps!
The moment DHA expressway reaches deep sectors, there will be an immediate rise in prices. Now it is meeting Sunflower.
An other factor is the development of DHA phases K,L, M,N, P and Q. These sectors are being developed on fast pace and their prices are decreasing gap to DHA-2 proper sectors A, B, C, D etc. I personally think this part of DHA-2 will be more beautiful than the old DHA-2. Sector K and L are so scenic that you do not want to leave the place once you are standing at location.
If RDA still keep playing dam/dam drama, it would not surprise me that Kalar Sydan road will get doubled. This is Ch Nisaar area and GHQ goes very well with Ch Nisaar. Commercial plots in Lilly and in Oleander are increasing on monthly basis and hard to get one on sale now!
I have suggested before and I am suggesting now that hold investments in valley.
I think the only competitor of valley, from so many point of views, is Gulberg and Gulberg administration is fool or greedy on grass scale otherwise it has a lot of potential to bring down valley but they are not capable to perform!
Which is best block for Investment? What is current rate of 5 and 8 Marla plots?

Is not Sunflower is better than blue Bell in terms of development , road access. Also blue bell falls in dam affected area.

You are right but Sunflower get better value after development of road from DHA phase 2 ext which is long term. Currently there are limited buyers for Sunflower.
Sunflower is also expected to fall within dam area, so till the confirmation II will be slow.
For another year, sectors which are close to homes and access route from Kalar Syedan will take advantage.
Shahbaz sahib if blue bell is in dam area than why is it hot and what about oleander and daffodil are they in dam area or not and what is the development status of daffodil thanks

These one Kanal, 2 Kanal & 4 Kanal commercials in sector-M is quite a story!
We all know that in BT, MR gives lots of plots to his favorite dealers. Favoritism in BT is now very open and visible. Not only favoritism, one has to buy at least 20 crores of lot to get discount from MR.
These sector-M plots have been bought by a man, who is still not clear but even the big property dealers are selling for him. One Kanal plot are short and difficult to get them. For 1 Kanal, 20 lac as DP, 1 crore cost and rest as per your relation with the 1st buyer, normally 3 years plan. 1st owner will get profit and installments to BT office.
A 2 Kanal is at 2 crore and 20 lacs (these 20 lacs are negotiable), DP & installment plan a per the 1st owner discretion which in turn depends upon the 1st owner and the BT relations. There are 4 Kanal as well.
The theme stuff contract has been awarded and MR will push this as normally when He awards big contract, He is after the vendor unless He deliberately wants to delay but He will be stupid to delay as He needs to put some life in phase-8 extension and to wake phase-9. Up.
The moral of the whole story is that sector-M/E commercials will benefit from this theme stuff and the fact that BT main office is shifting also in the vicinity.

I read that response Abdul Qayyum sahib, I actually was requesting your comment on the comparison between the small mohalla commercial and the relatively bigger 5 marla commercial in safari valley, I referenced within brackets in the repeat question and the original question is still there on page 88. For the time being muhalla commercials are preferable for rent as you will get at least some rent, although they may not be proportional versus investment.
5 marla commercials and bigger are crying for rents and bigger commercials are oversupplied compared to the rate of inhabitation in phase-8. There are as many as 12 type of commercials in phase-8. It will take time...I think at least 3-4 years before they are worthy enough for resale or good rent. A 15*20 muhalla can give you, depending on which sector of safari valley you are in, 25K per month. Cost is now 28 lacs and you can build with 15 lacs....02 stories...A total investment of 50 lacs, including possession, map etc, can give you good ROI and hopefully good resale as well.
The point is that safari valley is being populated at fast pace and people require supplies on daily basis. Just my 2 cents

You do have a point Abdul Qayyum sahib but with fast population increase as you mentioned these bigger commercials could attract much better return and 3-4 years is not really that long a time for investment in real estate, although chances of getting some rental return right away in the small commercials is there. The prices of bigger commercials are at bottom right now though

Needed some advise. My father is a retired from private service. He used to invest in Defense Savings Certificate but their return has decreased significantly now.
Now a friend of his has advised him to buy a 4 marla commercial plot in Beugenvilla on DHA Valley.
My father only has a limit amount (48 lacs) and wants to invest for 2-3 years. Is this a good investment or will his money get stuck?

I think this is the good time to invest in Valley... 2 to 3 years time frame is good enough for getting good return. I would suggest to keep in touch with the market and as soon as you get good return, may be earlier in 2 years, try to cash that...
possession of dha homes is expected in the near future, it would have very positive impact on the overall valley prices.

I would suggest you to invest in Magnolia or Lilly block commercial because these are developing sectors and development has not started yet in Bouganvillea.
Mr Chaudhry, Commercials investment is done for long term generally by people who have surplus money with holding power upto several years.
It is NOT recommended for you as it would be a gamble situation. You may gain profit but you may loose as well. If you loose then you do not have anything for rainy days.
Better go for 4 /5 res files of less denomination and be patient for returns. It may be low gain but low risk as well.
