Phsase-8 now under correction and prices may not be low but justified. I cannot think that within a couple of years, all big commercials will show their worthiness towards good gain, both from rental & resale point of view!

As I said before, I tried my best to get a commercial in M block but the deal was not materialized. I had at least 4-5 years in my mind as there are too many commercials available for sale!

I would like to go with Mr. Khan on his comment about DHA valley but I would suggest ONLY the sector housing DHA homes, Lily and Oleander.

After homes are possessed, there will be demand of residential plot in the place where 1000s of people will start living there. 8 Marla and 5 Marla are still selling at good price. After value addition, these plots are good candidates for high returns in near future. These sectors are at height and cannot be affected by dam, if it ever to be constructed.

I am personally impressed with bahria’s development and believe that it might take some time but the fundamentals of bahria’s unmatched development will bear fruit one day and it will be a lasting fruit for those who can afford to play it long term. That 5 marla commercial could be a lasting gem although might take a few years to start giving fruit depending on how quick phase 8 and safari valley gets populated, which by the way is going at a reasonable pace in spite of all the negativity around Malik Riaz and Bahria in the present time

I am overseas. Where should I contact to know about available plots? or plots are now sold and investors are throwing them back into market to make profit. I am interest to buy 8 marla plots in various blocks for construction in future.

The project was launched in 2008 and all plots were sold. Now plots are available in open market.

If your intention is to buy for construction then I would suggest to go for Oleander, Bluebell, Lilly and Magnolia. Development work is in progress and possession of these blocks will be given in next few months. Average prices in these blocks are 14.50 to 17.50 lacs for 8 marla plots.

due to possession of homes in lilly and oleander, I would suggest to invest in these sectors although rates are high.

Possession is expected in the near future.

The 5 marla homes are traded around 35 lacs and 8 marla around 70 lacs.

The price hike, I left to your imagination.

The rate of inhabitation of the DHA valley does have a unique difference, if placed beside the BTs & DHAs!

Current rates of 8 marla plots are as follow:

Oleander Rs. 17.25 to 18 Lacs

Lilly Rs. 14.75 to 15.50 Lacs

Bluebell Rs. 15.25 to 16 Lacs

Magnolia Rs. 14 to 14350

I am analyzing that DHA Valley will be occupied at much faster pace after possession. Most of the buyers are those who are in dire need of residence and DHA Valley is available at very competitive rates. Someone can buy a 5 marla plots at Rs. 10-12 Lacs in developing sector and can construct his house within 4 million rupees in next 2 years. In Pakistan, the basic housing shrtage belongs to middle income group who have 5 to 10 million budget for house. Furthermore, you can't buy an under development plot at double the price in any other DHA.

The project is under value and prices will be surged after possession and specially after development of Expressway through DHA Phase 2 Extension.

2shahbaz mukhtar.....dha homes are ISOLATED..NO SCHOOLS..NO MARKETS..NO HOSPITAL.. AND NO DESCENT ACCESS..AWAY FROM MAIN DHA 2.. IT WILL TAKE MANY YEARS TO BE READY FOR REAL LIVING ..DO YOU AGREE?

I am not an expert but just a student of property matters.

My comment relates only to the DHA home and the adjacent sectors such as Oleander, Lily and Daffodil etc.

Other parts of valley is likely to take ages before one can think of living there!

Regarding hospitals, yes, this area will lack the facility but in DHA-2 big hospital is coming. Regarding schools, once 1000s of families start living, the school openings are imminent.

Now why DHA homes area is unique when compared to other similar societies, such as Gulberg, DHAs, BTs etc.:

We know that the developers build societies, promise to provide everything and declare for the construction but actually who would live there…it takes a loin heart to make the very 1st house in those “veeranas”.

Let me prove my point:

DHA-2 has now entered its 18th year and took 4-5 years before the 1st resident took decision and start constructing his house. DHA gave him a brand new car for his bravery!

BT phase-8 has been declared since ages and still most part of it is still “Veerana”!

Tarnol air force has already seen 3 decades and see how many house are built there?

The other part of the DHA-2 (LKMN etc) are declared for how many years and for solid 3 years, there were only couple of houses to see for so many years. The anchorage, Gulberg and …..you name it I got it!!!

Only exception to this is the CDA sectors as people give priority to rental potential, to living

And the status:“I live in Islamabad”

Now DHA Homes: We all know that the initial habitation is very very slow and it get exponential once a cluster comes at horizon and then people rush for their houses.

You will see once homes are handed over, litterly 1000s of family will start living there. There will 100s of cars, motorcycles will start running on the roads.

This will be very different living than the typical slow habitation, mentioned above. In Lilly, Oleander, Daffodil and a couple of others will see a very fast pace of house construction as area will be already value added.

Having said that, we must consider only the existing entrance to valley as this dam drama will never finish as there are so many crooks are playing the game!

We shall keep in mind the valley only to sunflower and the other Kalar Sydan access for a longer period of time till bad guys are out of the dam game. I would not recommend Bluebell and Rose, although there is development there!

These sectors are just in the middle of the natural dam’s bowl and people have been offered to trade plots with BTK & BTR

10,000 plots are offered for trading, I cannot prove but I strongly think these plots belong to the dam area.
