Can anyone provide info on current rates for DHA Phase-4 and what are the future prospects?

What is the status of development in outer blocks like Lotus and Iris? Will they take another 5 year to throw reasonable return? Also are they benefitting from any approach road network?

There is not much development in those sectors and I think DHA will take another 2-3 years to get those ready for possession. As per my understanding, prices of those sectors will also increase around 20% with the development and possession of initial sectors and DHA homes.

Shahbaz sb, what is is the profit on 5 marla plots in Oleander and Lilly ?

Oleander: Rs. 5.50 to 6 lacs

Lilly: Rs. 4.25 to 4.75 lacs

How do you see, buying one 5 marla file in these blocks for 8 to 12 months investment?

What about access to these blocks? Do they have dedicated access or they are just last blocks from all the entrances?

What is the current price of 8 M, General, 11 paid file of marigold. What are the prospects of this sector for short to mid term investment…

The basic access routes are the village roads. These are lady blocks of the project. I would suggest to wait one more year. Don't sell now at through away price.

Buying propert in developing sectors in DHA Valley for 8-12 months is a wise decision. Hopefully you will start getting profit from 4 months onward.

would you plz share your analysis on the commercial property in DHA Valley in short, medium and long term. Buying property and getting it transferred is secure compared to the open file but at the same time, it reduces its value, what is your take in this regard?

I am considering that both residential as well as commercial plots are under value. This area is for mid income range population where the actual housing shortage lies. People are eager to build their homes and get rid of rentals. I consider that this area will be much faster occupied than any other DHA Islamabad phase. Subsequently commercial property requirement and value will increase. Commercial property investment for mid to long term is ideal. For such investment, buy transferable or old open file instead of Open Certificate. You can get the price difference benefit. For short term you can buy open certificate. This will give you quick return.

Ultimately DHA will announce to transfer all files in owner names.

No doubt that DHA Valley is highly undervalued & and presently blessing in disguise for low income people.

I think upon start of possession, even the lowest price blocks like Lotus / Iris etc could easily benefit 20-30% while others upto 50-60%.

And all this could trigger near Eid time frame. Lets hope best for the patient valley file holders.
