Bahria Town Phase 8 prices are stagnant for the past 18 months. Current prices are 40% below pre BTK launch prices. We consider current values are very realistic for buying property for more than 1 year.

Sector P 1 Kanal was 70-75 Lacs Now 45-50 Lacs, Sector F-2/F-3, 10 Marla was 30-40 Lacs Now 22 to 30 Lacs, other sectors including G, H, I, K, N are also low in price comparing 2013-14 prices.

2016 is good buying period for DHA Valley, DHA Phase 2 Ext. DHA Phase 3 & 4 and Bahria Town Phase 8. Any one can reap good profits in next 1-2 years.

When I found a good profit oriented opportunity, I always pay commission to 02 dealers, my own trusted one and the one who is offering the deal.

At the first glance it seems expensive but it always pay back in terms of money and mental satisfaction.

My own guys dig in deeply as they are in the market for decades and have seen all thick and thin in the property business.

Now your question: I was told this one Kanal in sector-M, just between sector-E & M. Could be built for a 6 story plaza AND start constructing right after the buyout AND on installments AND it is specified for the car related workshop. Mouthwatering, Is not it?

I still think the man was OK but was not the original purchaser, which is also OK, but the way He abruptly finished the deal after knowing that I put a BT influential and informed person in the deal, we all think it may have been a fishy deal.

Please bear in mind that there could be other reasons, the deal did not go through……only we think like this….we could very well be wrong!

I am not comparing the prices with BTK or the prices in years before.I am just comparing the existing situation to the recent prices not very far in the past.GC has come up. Sector-M has come up. Commercials are still down in phase-8.

I am 100% agreed with your points, I am just giving a synopsis of last 2 years.

I second your analysis that there is activity in residential BT Sectors L and M these days whereas Commercial market is low.

@Abdul Qayyum, thanks and I’ll email you, I’ll never use the information with your name quoted or referenced. One does need to be careful everywhere and all the time, but bahria has a pretty decent and transparent system and isn’t it hard to be fooled unless one trusts someone blindly which is mostly the reason or if one is utterly careless, isn’t it?

Your comment on bahria commercial seems accurate to me, doesn’t that make it a good buy in these low times for medium to long term or what do you think @Abdul Qayyum. When I look, Safari valley seems pretty attractive with current commercial prices and it’s ready state with possession, population increasing and with small plots this is the area which will get populated faster … Your comments will be appreciated. I am purchasing DHA Phase 2 Ext. Files for those clients who wanted to invest for 2 to 5 years. This is an excellent buying in this budget. All dues clear 500 sq yards files are available for Rs. 35 to 56 lacs which you can't buy in any other DHA area or city. Even DHA Peshawar was launched at 55 lacs.

Development work of Islamabad expressway will impact positively as the travel time will reduce to half. Accessibility will be much improved.

So it's the best investment for more than 2 years.

Can you please provide some info regarding current market for sec F ph 2 ext ?

And also same for certificates ? and also what is the process and cost for regularizing / transferring the certificate in current owner's name?

Safari valley is a lot better for living if you buy plots at the current prices. Commercials, although, there are so many commercials coming bringing prices down all the time but we shall never forget that there will be 32,000 plus houses will be built and later extension and phase-9 would add to this with time. The valley “Muhalla” commercials are highly advisable for buying now. I am in negotiations to buy a 15*20 built plaza in Ali block: One shop and a studio above. Shop is already rented at 18K and flat is empty but I am sure it could go for at least 08K,making a total of 26,000. My offer is 45-48 lacs and return is very good if am successful in this buyout.

For returns, I would prefer GC over phase-8 but never buy any commercial for faster returns in phase-8. I would think of PWD & Police foundation for faster returns, in terms of rents at least, instead.

BT phase-8 is best for living if you compare the prices to DHAs. These 15*20 small commercials are now available at 28 lacs and I think this is the best price as safari valley homes are coming up at faster pace. If you buy and build now near any park, Masjid, the rents will start coming instantly.

If you have enough resources in your patience and money department for at least 4 years, go for a 2 Kanal commercial in BT sector-M, at installments. There are plenty available in the market with almost every dealer. You are likely to be a good business man on this plot in future.

Thanks Abdul Qayyum sahib, excellent review.

You can only build 2 floors on these mahallah type commercials which is really a shop and an apartment. Instead the 5 marla (30x40) commercial plots on boulevards and in main commercial areas are 1.2 to 1.5 crore currently and you can build 4 floors+basement which gives lots of area for renting-out and earning a decent income. This gives you a nice hall in the basement (almost 1000 sf), 2 nice-size stores on each of the next 2 or 3 floors and 2 apartments on the top floor or on the top and the one floor below that. I think there are built-up plazas like that in some areas if my reports are correct. One plaza like this (for a total of about 25 million rupees roughly) is enough to support one family living a decent life in bahria on its rental income. What do you think?

These one Kanal, 2 Kanal & 4 Kanal commercials in sector-M is quite a story!

We all know that in BT, MR gives lots of plots to his favorite dealers. Favoritism in BT is now very open and visible. Not only favoritism, one has to buy at least 20 crores of lot to get discount from MR.

These sector-M plots have been bought by a man, who is still not clear but even the big property dealers are selling for him. One Kanal plot are short and difficult to get them. For 1 Kanal, 20 lac as DP, 1 crore cost and rest as per your relation with the 1st buyer, normally 3 years plan. 1st owner will get profit and installments to BT office.

A 2 Kanal is at 2 crore and 20 lacs (these 20 lacs are negotiable), DP & installment plan a per the 1st owner discretion which in turn depends upon the 1st owner and the BT relations. There are 4 Kanal as well.

The theme stuff contract has been awarded and MR will push this as normally when He awards big contract, He is after the vendor unless He deliberately wants to delay but He will be stupid to delay as He needs to put some life in phase-8 extension and to wake phase-9. Up.

The moral of the whole story is that sector-M/E commercials will benefit from this theme stuff and the fact that BT main office is shifting also in the vicinity.

Yes, prices are taking momentum. Indicators are positive. I am expecting that prices will surge more after Eid.
