8 Marla currently trading around 14-15 lacs.

5 Marla currently trading around 9-10 lacs.

Now, if they EVER get on with development - then people will cry that they never bought at these prices.

If they NEVER do development - people will cry that they bought.

This is the risk.

So far, development is slow. But IF it ever speeds up, then on the possession of any block, prices will double. Bahria Phase 8 non-possession 10 marla are trading over 30 lacs. I, for one, am willing to take the risk. The likes of DHA and Bahria cannot risk to never deliver on a project. I think the time is near now, look Bahria town phase 8 issued files in 2003, development only went on fast speed since two years again and now they are giving possessions now. Investing in files is always a decade-long wait. A decade will be up for DHA Valley in 2018, so expect real gains in the next 2-4 years.

You are right, I also see more dip in prices of Valley due to no signs of possession even partial possession in the coming year or so.

I am also waiting for that good times, but after Bahria's and DHA's issue in Karachi, rift has started, Bahria and DHA are divorcing each other in Islamabad in DHA valley project, DHA would not be able to acquire land or develop without Bahria's support.

So DHA valley prices will decrease further, this is what i see.

In my view its just another big rumor....

Mr.Khan is rite. I also don’t think this is not true.

DHA has already handed over the money to Bahria Town, see NAB investigation reports from a couple of years ago. As for the land, alot of it is disputed as DHA occupied land that Pervaiz Elahi sanctioned under emergency order which was meant for national emergencies, not property development. Wont be surprised id DHA is cutting its loses. After all, look how they rebranded DHA Phase 2 Ext into DHA Ph 2 L,M,N…etc to get some money flowing.

Mr. Junaid's rumour is untrue. The first blocks that will give posession will be of DHA Homes. It will be Orleander in my opinion which is 60% devloped. Sunflower is 40% developed. Bluebell I do not know, just that it has best location.

you are correct, my colleague has visited dha valley office and they are saying that they are currently working on the entrance through kalar syedan road. This road enters through oleander block which i suppose also has dha homes in them. I suppose their focus is shifting probably becasue the expressway or bridge is in some litigation or some other issue that is why after 2 years its still as it is.

By giving access through kalar syedan up to dha homes in oleander and lilly; the possession may start from here. Lemme know if you have some different views.

In this thread i also saw some news of daducha dam. Well in my opinion, the government has started feasibility wihtout acquiring land because they have to obey the courts decision. In the outcome of feasibility report they might say that dam is not feasible and the matter is closed thats why they wont even buy the land from dha.

however, worse cum worst, the dam is inititated, the following blocks may be effected as they are in direct contact with dhadhocha river (as per dha map):

  1. Blue Bell 2. Tulip 3. Small portion of Rose and 4. Snowdrop.

DHA homes are ready to live and they cannot hold them for long and depreciate them for nothing..

I did not want to say anything about the kalar Syedan road access because people here get excited too quickly but yes the rumour is true and possession will be in dha homes first most likely orleander block which if u go and see u will see houses built

@Haroon Khan: The land was already under the ownership of Gov of Punjab for Dadhucha Dam. Pervaiz Elahi used an emergency instrument to transfer ownership to DHA. That instrument is meant to be used for national emergencies, not to develop housing schemes.

@ Nadir EE i read your view and if it is true then DHA can not be blamed for this. The instrument which you referring is used by punjab government itself and not by DHA. Moreover, I believe punjab government also knows that DHA is a housing authority and it will obviously use the land to build houses not for an emergency.

What is the price of 10 marla plot as of today?

@ MJ there are no 10 marla plots in dha valley. Only 5 and 8 marla plots are available and there prices vary depending upon the block and category.
