Investment outside is no doubt good in commercials for rentals but the reason I was suggesting BT and DHA:
Outside these two, the shop owner " has to be an enemy" even in CDA but in BT/ DHA these problems are minimum but rents are less as compared to Gulraiz or the similar ones.

Any latest update about possession?
DHA Valley never meets its own given deadlines, initially they have announced with a big pomp in the Newspaper that the partly possession will be given in December followed the MR tweet. Then the valley customer services were speculating the possession in February and but they are not sure with lots of if's and but's.
If COAS is not taking extension, then i have little hope in valley. MR is just buying time until COAS runs out of time. Just like PPP is buying time with Dr.Asim. At the end everything will go back to usual. These businessman and politician know how to play the long innings. Famous Quote from Zardai " You are here for 3 year but we will remain for ever" . I feel so disgusted by the future. We can not have accountability under the current system.

It is very unfortunate that our country is individual driven rather than run by institutions. That could be OK if our individuals could have something called " vision".
Greed and lust is an integral part of any political system and it goes with human nature but our politicians are so dwarf in their thinking that they start looting the moment they come in power!
They count days of being in power and set a daily objective of minting money plus the indexation of the possible days’s loss, they think, the authority of looting could vanish early due to any counterproductive political setup for their counted career.

I think no one would compromise on DHA valley again as it had end of service plots of army soldiers and we all know army is always concerned about it specially in these challenging times. Kiyani is an exception and I hope no one will ever match him.
Moreover Islamabad has to expand any ways. With signal free access completed and new airport being operational, the need for a direct connection from DHA/Bahria to Motorway will become more essential and once work is imitated, DHA will have no stopper
I agree with Junaid sahib, but I have often been accused of being an optimist and sometimes rightly so.
Before i bought 2 eight marla plots in Oleander in last 3 months, my broker told me that the possession was expected in first quarter of 2016. So far, this is proving to be right, but I and insha Allah my heirs ain't sellin any plots till at least 2020.
If somehow we can stop expecting windfall capital gains from properties, even a 10% to 15% PER ANNUM return over at least a 5 years period will begin to look good, but somehow investors in Pakistan and Saudi Arabia (where I work and live) expect their returns to be over 25%. When this return is not delivered, they tend to sell and then patient people like me also suffer.
On another note, I really wish that the Government made it mandatory for project sponsors to get independent credit ratings on their financial management practices, so that they use the sale proceeds to develop the same project rather than start buying new land somewhere else.
We are facing this miserable situation just because of some corrupt DHA brass otherwise MR never had taken a ride with 62 billions of valley money!

For many , it is not about profit but rather possession to build a home. I live in Qatar and like many overseas dream of making affordable home back in Pakistan. DHA sold us that dream but still has not delivered. It is critical to have a home these days since the oil prices had a very negative effects on the GCC economy. The Gulf countries have budget deficit and thinking of taking further loans to survive this year. In Qatar, Thousands of job cuts and restructuring have started last year and will continue until only ALLAH knows.
Now i have to think of a backup plan to sell my Valley plots and buy in a possession area which is very costly. DHA ISB management should be tried in military courts.

About GCC situation, you are right and situation is really not good at all.
About late possessions, these project sponsors, including DHA, should be somehow forced to spend their sales proceeds on developing the sold areas and not to buy new land. In Pakistan, there is no law in place to monitor these projects.
I know the sponsors of a well known project on Murree Expressway, and privy to how they use buyers' installments to buy more Kanals. They are headed into trouble, but you know what, they just might be better than many other sponsors.
In Saudi Arabia, they have very strict rules about off-map or pre-sales. The sponsors feel they are on tight leash of the government. Thats what Pakistan needs too.

For selling purpose ,I have started to search for all the installment receipts since 2008 as it is lost somewhere in the filing cabin. And i found the letter that DHA sent with every installment reminder. It made me really angry after going back memory lane. Here is what it said " Master planned by famous OJMR architects Los Angeles USA. It will consist of Golf course, hospitals, beautiful lakes, Theme park, international schools, 24 hrs security, club house, shopping mall"
