Transfer to Possession Plots in BT-8 and BTK? or just Files?

According to me, as mentioned above they wanna unburden no. Of plots in valley as they have less land as compared to the plots they have sold. Also according to me M.R. Will not deliver you possessed plots in phase 8 on the same price (wo extra charges). . . . Members will get in phase 8 ext and that will be developed later . . . . In short you will get file instead of file . . . .

They have written " Jald Qabza Fouri Tameer" Jald qabza means you will be given phase 8 ext plots and you will get it possession whenever it will be developed and after that qabza you can fouree tameer . . . .

Its not DHA valley its looser valley or thekaydar graveyard or loss enclave or worst. …

Dear sir, based on my very limited knowledge, in any field of investments, there are some projects with very high risk, moderate and low risk profiles. Normally very high risk investments are available at very low prices, and that adjusts the risk to some extent.

The prices in DHA Valley are already rock bottom and I thought that buying now is relatively low risk, but it is certainly an investment that requires a lot of patience and holding power of 4 or more years.

Being an Expert Contributor, please guide us with your opinion.

Most of us think that the only good option to select plots in valley is being near to Islamabad highway!

Yes, good option but the sectors towards Kalar Saydan sides are also equally good:

If you visit that part, you will see most village houses are just like BT/DHA/Islamabad standard: most of the people living that side are Tarbela dam affectees and were given UK immigration in those times:They are well off people and ONLY want houses in good townships like valley and at the same time want to live near their relatives. They least bother living near to Islamabad.

The sectors like Oleander/Lilly/Daffodil will prove hottest from that aspect.

My bit: Do not sell at all commercials in these sectors and wait till Homes are handed over.

Short time returns are good with merging but these 4 Marla commercials will run in crores within 2-3 years.

For Pindians good time for merging, the dam-affected lots

To take any decision, please consider few points and also look at map

1-DHA and Bahria have failed to acquire whole land for valley, as per zamee.com some articles, only 40-50% land is purchased.. It is not possible for them to develop all the block..

Due to land issue, they have cancelled short paid files and now they are transferring to Bahria PH-8 and BTK to give investors alternative option..

Now the question is, which blocks could be developed?

1- Blocks having DHA Homes (lilly and oleander) will be developed.. Also block surrounding near to DHA Home have good chance to be developed..

2- Overseas sectors will also be get developed..because DHA Homes possession may be given now from Kellar Syedan road.. But later it will given through overseas sectors..

3- Block coming in Dadocha Dam will be effected..

4- DHA will not develop blocks randomly.. They will try to develop adjacent block.. Good chance are that DHA Homes blocks, Homes sorrounding blocks and overseas blocks.. And other blocks plot holders may be merged with block which will be developed or moved to PH-8 and BTK..

This is all my gutt feeling.. Please contact with trusted dealers..

Why is that DHA homes failed to grab attention?

I can see homes being advertised in 6.5 million per unit.

Considering possession in December, I feel its a good bet to grab a deal. What do experts say about this?

Good point newbie. But for investment only and that too after site visit to see the construction standards and quality of terrain.

How much land valley has or does not have is not clear in black and white. You can get exact info only from BT & DHA "patwaris" and draft men who are working in the field!

Planning guys of both offices are strictly prohibited to tell the actual posession situation.

It cost time and YES gifts as well when it comes to the field operating guys. Moreover posession situation does change time to time. However it is shining fact that MR has tasted his first ever failures in twin cities. This 40% or whatever being said by dealers is just a myth unless gets proved by planning departments of both parties. This merging is a horrible bad news and a big slap to mafia , to RDA and to whoever wishing to be a net beneficiary of dam game.

RDA has been changes sides many times in the past and now would cry losing.....

Same will happent to mafia.

As I said before that the Kalar Saydan road will not be neglected now and the sectors mentioned by me will get priority as these are at height and far far away from dam.

Now what would happen to the much developed and much costly sector the Bluebell and Rose, right inside the lake as per location#1, is a question, needs days being with patwaris, draftmen and silent friends in both DHA/BT but where is the time to go Pakistan and dig in?

Prices in valley are gaining the momentum after the news flash but one thing which is to be noted that no one (ppl i know) is interested to switch their investment to Bahria. They are afraid that MR will have a hidden knife under his arms and they will be chopped down if the quit from valley. Well, to some extent their reservation are right as BT has not performed as per the aspiration of its investors in near past and still things are very dense at their end.

To me it looks a temporary boom of Valley created by dealers and many short term manipulators...

I do accept that switching to BT is also very challenging job as afterwards, BT can do a lot of new things to the guests....

However, valley affectees have the time to quit if they want to do so now...

In the long run, Valley will give good results once the possession will be given and the road access will be completed.
