I am working offshore one week ON/OFF rotation and my week end TUESDAY.

In Shaa Allah I will land in town on Tuesday and place you a call in evening. You have a big question that extension will not be developed by BT. This needs a dig in to comment on that.

However one thing is for sure that things are happening in DHA cell in GHQ. Decrease in valley prices time is over now. I wanted to buy a 4 Marla commercial for my cousine and failed to get in Lilly, Oleander, Rose and Daffodil also no body selling now. Bluebell is very expensive as very few plots and belong to big brass. Good area 4 marla is touching 48 but no plot avaiable in these sectors, people are just costing them!

MR is now on a different level with DHA. No more downing DHA and shining his BT. If dam place gets decided at location-1, you will see valley will stand up on DHA extension as DHA Has acquired most of extension, only MR failed in claiming land of valley.

DHA valley prices of residential plots are towards slight increase whereas commercial 4 marla little drop seen for the last 2 weeks. Development work for sure picked up fast pace. But you must keep in mind that dam place is still in doubt.

When I say commercial little drop, I mean the drop in dam-free sectors such as Lilly, Oleander, Daffodil etc and drop means the top price touched 48 and now steady around 45 lacs.

I have two commercials in magnolia, 8 marla and 4 marla.I bought them back in 2008 in balloting. Last week a 4 commercial plot came to market which happened to be next to mine. I wanted to get ur advice wether i shall buy and make a pair of 4 marla commercial. I did not want to put too much money in Valley but at the same time it looked a good oppertunity to me. Aslo i believe valley is still dirt cheap when u compare it with the rest of the market and at the end of the day, it is DHA and we all know that how much the brand name matters. Where else can u get a 4 marla commercial for 45 lacs even though if takes 5 more years to get possession, i believe its a good deal

It is difficult to suggest things regarding A class townships in twin cities as all of them are having issues as they stand!

Only DHA-4 seems an exception for investment and for living if one is projecting to start living there after 4-5 years as a minimum.

DHA valley: I agree with you as location wise, price wise, it could prove a best pick but the dam issue has always been spreading shadows of doubt on the most parts of the valley. I think you should keep your commercial but invest only in residential which are located in DHA Home sectors like Lilly, Oleander, may be Daffodil as well. These sectors will pick up right after first chunk of DHA home gets delivered. I do not think residential will come down now but commercial away from home location might see a correction again, although they are in good profit now.

But if dam location gets shifted to location-2 then the whole scenario will change!!!

Sir, if you want to invest in commercial and want both appreciation and rental value, then my suggestion is, go for a 1520 or a 1530 in BT Rawalpindi as they are at their bottom now and construction is booming.....in fact you must act quickly as prices are getting lifted from bottom!

If you are looking safari valley then go for those plots where you can build 3 storied as most of mini commercial, you are allowed only 2 stories!

If DHA valley commercial still fascinates you then go only in DHA Home sectors as people living in homes will need supplies and no one would like to go miles away just for some Vegetables.

BT new launch in RWP on installment looks good but I am still getting info from BT inside, you need to wait. I will buy there only if MR had put the machinery order for this so called " Theme" stuff!

He has to as in 2016 He has to deliver as advertised.

You can look on DHA-3 as well but I am blank there for now!

Another a to be first class living could be the Gulberg but I have my reservations, there too and untill I go Pak and see on ground, I woul not suggest as their first project did not perform good!

Can anyone suggest how are things going on in DHA Valley, If I want to buy a 5 marla residential plot which location should I buy it and what are the current prices and how do you see the future of this place, after 3-4 years can you see any good returns ?

One of the real estate agent, he shown me pictures of development on going in all block including Bluebell, he shown me pictures of machinery working in Bluebell.

I dont trust that bluebell will be part of dam - this block is on the highest location compared to all blocks.

Please check the ground realities before selling your plots by just hearing rumours from Zameen Blog

This weekend, I visited valley and work is going at really good pace in Oleander block.. A lot of Bahria machinery is working there.. Homes construction is going in Oleander and leveling of land is also in process.. This is a good sign for valley.. By looking at progress.. I myself has done a purchase in valley.. This is a risk but i am sure it will pay back in sha Allah with in a year..

Oleander and Lilly demand and prices are increasing as they host homes and also safest investment in valley seems to me.. Prices may come up or down but it will rock with in one year in sha Allah..

I have also checked with dealer.. DHA homes possession may be given from keller syedan first and then eventually from DHA Expressway in sha Allah.. I visited from kellay syedan road and few other families were there too for visiting homes..

If you have any updates from your sources then please share..

Thank you WJ and Mudassar sahib for the encouraging update. I also bought a small 8 Marla plot there a couple months back, on an advice from a friend.

Should I also buy another plot or two here? Your valuable advice will be much appreciated.

I am a patient investor and dont mind waiting for up to 3 or 4 years.

I am not a expert but if you need to buy then please buy only in oleander, lilly and daffodills.. As they are safe blocks from dam issue..

If possible then please visit location first for further purchase.. Also in January.. Prices may come down as i do not see possession of homes coming in December.. It may take few more months..

3-4 years is very good holding power and in same time frame in sha Allah possesion of few block will come.. Please get opinion from Abdul Qayyum sb..

I have an open file in oleander. I bought it a couple of years ago. It says to reopen after every 3 months or so. But i have not reopened it since the first time i did 2 -3 years. What happens if you dont do that? Extra charges or penalty?

if you want to transfer in Bahriya PH8 and BTK, that is another option..

Plots falls near DHA homes have more probability of Posession and hence should be retained to enjoy the return of long patience but this is only my gut feeling. Someone has to share the ground info...
