11 paid file vs 12 paid file
11 paid file has last installment (12th) due... Which has to be paid to DHA... However DHA is not putting any fine on delaying 12th payment.
Some people (like me) paid the 12th installment and some didn't

If people failed to get dha homes possession by end of Dec. 2015 for any reason, how MR (Bahria - who promised) and Zameen.com who promoted (by articles etc. I.e "buckle up valley investors) will face the effected investors / buyers.
It is a strange thing. Some investors have lost their interest in DHA Valley but others like me are willing to bet in the uncertainty. There are buyers and sellers at every price.
For me, the decision is simple. How much can I lose at 13.25 lacs? I decided to buy in Orleander Block because it is ahead of other blocks perhaps in development.
Any comments please?
Ppl dont trust in files anymore… 2013 was good enough to rip off ppl from their hard earned money!!
Even DHA will rip off? What if there indeed is allotment? Prices can go north. Just a hunch.

Do ask ppl on this forum, bought 10 marla in sector F2 for 40 plus and no buyer till date for 27. Feel sorry for those brothers.
When I buy, I look at the medium to long term prospect of building a retirement home for myself and my wife. I bought a 10 Marla plot in Garden City and am willing to keep it for at least next 5 years. Same with DHA Valley.
I always advise people against short term investments in real estate, called flipping. These speculators or flippers destroy markets and often lose their money.

At what rate you purchased 10 marla in gardencity and which zone and which year please?
I agree with khan 33, But at the same time i think DHA Valley is having potential to rise, though one cant predict its bloom time…long term investment it is.
It is in Zone 8. I bought it about 2 years ago and after paying the remaining installments, I paid total Rs 4 million for a 10 Marla plot. I checked about a week back the market price was 3.5 million. Now I hear that DHA has bought Garden City but I am not sure.
My friends visited my plot recently and they advised me to hold on. I was also advised on Zameen to hold on so that's what I am doing. Holding on.
@Khan33 … I have a 1-kanal file in F-4 bahria town, market is of course down currently, what would u advise me, hold and wait or sell and get out? Do u see non-possession areas in phase 8 going any further low, with the troubles Malik Riaz is faced with currently, as it is quite low already, isn’t it? Thanks
@Musafar bro, it depends when u bought it? during fake boom period? if u r getting break even deal… Get out… I think MR is not coming back to pindi soon… I got a good deal a year back in F2 and i sold it without looking back, since thn prices have gone down more… Current market situtation… Go for possession plots… May Allah protect our hard earned halal money. @Khan 33.sir if some one bought @40 and after 2 years its @27 then its very panic sale at the time , what to do sell @ 13 lack loss with 2 years time waste , and buy @27 where??and will that new buy bring some good returns after 2-3 years??and where? gulberg??
but is it possible that after 3 years the same f2 will come to life and give some bucks?

I bought it more than 3 years ago, so the current expected price even being so low is still at least triple of what I paid. That doesn’t make me sell it though nor I bought it for profit. Ideally I want to keep it and build my own home there. The problem though is that I see Malik Riaz stuck in Karachi, DHA valley, Enclave and court cases with an antagonistic government and Supreme court in Islamabad. I am not seeing him taking interest here any time soon plus he has developed phase 8 till safari valley and F1 already and thus can live on that hype for a while. This makes me think to sell, get out and plan my house some place where possession is at hand in these uncertain times. On the other hand, I think it probably can’t go lower than the currently prevalent very low prices anyway, so no harm keeping it and see what happens … But really prices can’t go lower than this or can they?

I have bought a 6 Marla in sector E1 BT phase-8 with possession and map paid. It was a quick decision and I did not hear to my men in Pakistan as it was from a trusted guy who wanted money on an emergency. Now is it true that there are no construction bars in sector E1 if one want to make house immidiately?
No one is talking sector E1 anywhere!
I need expert's feed back apart from the one I already have from my own sources.
Could you please comment?
