My analysis is that SC will continue to assert its domain but at the end Punjab government will do what DHA wants. DHA homes are built and few sectors are ready so there is no turning back now. DAM will be built few KM away from Valley. I again urge everyone to not lose hope and hold on to your plots till December. There will be clarity and then you can decide.

Islamabad - The Punjab government Monday informed the Supreme Court that it has decided to opt for the original site for the construction of proposed Dadhocha Dam in Rawalpindi.

Additional Advocate General Punjab, Razaq A Mirza on behalf of additional secretary irrigation department submitting report before a two-judge bench, headed by Justice Jawwad S Khawaja, said that there is no reason for withdrawing notification under section 4 of the Land Acquisition Act 1984 in respect of site number 1.

The report further states that subject to the available financial resources, necessary action shall be taken for the construction of the dam at site number 1.

In the last hearing, the bench had inquired how General Hamyum Aziz, vice President of Defence Housing Authority (DHA), Islamabad, could ask the Punjab chief minister to relocate the water reservoir, meant for millions people of Rawalpindi, to other site.

The Punjab government’s fresh report says that during 2002 a pre-feasibility study of Site number 1 was carried out by the Small Dams Organisation (SDO) that is under consideration for the construction of dam.

The area falls in the jurisdiction of three tehsils of Rawlalpindi district namely Rawalpidi, Kahuta and Kallar Syedan. The report states that the district collector Rawalpindi directed the DHA authorities not to carry out any development activities within the said project area.

“The scheme namely ‘Feasibility Study for Dadhocha Dam’ was approved during 2013-14 and the irrigation department hired consultants for the purpose. The consultants accordingly started feasibility study on Site number 1. Another site (site number 2) is about six kilometres upstream of the proposed dam site was also included in the feasibility study of Dadocha Dam, so as to finalize the most technically and economically suitable site for the constriction of dam,” says the report.

However, a feasibility report has been submitted by consultants on July 30, wherein it is recommended that site number 1 is technically and economically more feasible site for the construction of dam on two grounds.

Firstly, a very narrow gorge and natural reservoir of bowl shape is available at Site number 1, which is ideal for constriction of dam. Secondly, live storage at Site number 1 is 45,000 AF for 35 MGD water supply against 24259 AF storage capacities at site number 2 and the hydrology at site number 1 is therefore rated at best and sustainable water supply meeting future requirements also.

Meanwhile, the bench has sought report on the reasons regarding delay in construction of dam at site number 1. Justice Jawwad S Khawaja has made it clear if the Punjab government will not take action then the court would itself take notice against the responsible persons, who had delayed the construction of dam.

He also questioned that on whose inference the dam’s site was replaced. The hearing is adjourned till August 24.

I have been told by my friends that 8 marla plots here are being purchased at Rs15 lacs to 17 lacs.

Can someone please advice if this is a reasonably good price to buy? How far low the prices can fall from here?

I think the prices which you have got are at higher side. The prices are different in valley from sector to sector. The sectors which are favourite amont the dealers and general public are blue bell, oleander & Lilly. The prices have gone up after the interview of MR and due to recent media campaign, but still i beleive that the rates mentioned by you are bit exagerated.

Rest of the friends at this forum who are in Pakistan may guide you better.

He is telling me that handover of this block is in January 2016. Is he right?

Secondly, if indeed the handover happens that should we expect price rise here?

As far as handing over is concerned, all are speculations nothing is concrete. But one thing is clear that the valley project cannot be kept on the back burner any more and if the handing over is getting done in upcoming Dec/Jan then multiply your investment 3/4 times.

WJ Bro..As far as i know the map of valley is not finalized yet and it can be changed at any time. If this is the case, then how come you are sure that there is an extra land with your plot?

Sohail, I am ok with your comments :) bluebell map is already final and development is almost complete - can be verified by any agent/dealer.

WJ brother though i hold a plot in bluebell 5 marla corner,but please dont misguide people with development status ,as bluebell is hardly 30 percent levelled rest are still mountains,we are here to help each other,just for the sake of few bucks its useless to sit on some ones fortune.life moves on but these small things can make our conscience and our existence more meaningful ,secondly dont trust dealers blindly and better visit yourself

Malik himself is the biggest hurdle in valley,s development,under no circumstances he ll prefer growth of valley against his own empire,and if conspiracy theories are to be believe,this new committement by punjab government to the SC of assuring them dam sight wont be change,and media compaign against shifting of dam sight is all a part of big game by malik himself,after being cornered by khakis to develop valley,now he has solid reasons to delay delay and delay this project under the pretext of supreme courts objection,next few weeks are very important for make or break of valley asregular hearings are being done,the timing is very important,as soon as malik was confronted for this delay,so many pandora box have been opened against the valley sight,which raises genuine alarm of something being cooked

Prices since last three days have gone down 20 percent,since recent exaggeration,and market is quite at the moment,24th of august is the next hearing,

Adnan, I am not here to make money ... I have plot to spare at market price (no matter if its 20% down or 100%)... I didn't witnessed onsite development as I didn't travelled to Pakistan from long... However development status can be checked with DHA Valley office or dealers in DHA...
