@Adan brother, I need to get one file in Oleander.. I contacted with one dealer and he was asking 6.5lac profit for Olenader Boulevard + Corner.. This seems too much to me as market is coming down..

CATEGORY files are always expensive brother,as i bought orleander boulevard corner last year december for 2 lakh profit,jub valley market main hawa be nahi chul rahe thi,it was total dead.,its worth is not more then 4.5lakh at this moment,but its a very dangerous time to buy files at such an inflated price,when market goes down then you regret your purchase badly,even if you have to buy orleander better wait for ramadan ,you can get a better deal,nothing on ground has changed to an extent that valley has risen overnight,

Oleander 8 marla should not be more than 4.25 at all. A guy for transferable corner file was asking 4.50 yesterday.

What about a price boom seen in valley from last week . . . . . ??

Possession will take time but Valley is rising and developing which is good sign.

Furthermore, I am not a dealer and advise you to be cautious about investing in DHA Valley. I have to tell you this because of my personal insights and of course its always better to tell before selling Kharab Maal! Rest, its all your very own Naseeb brothers!

DHA Valley only suitable for people that have the holding power.

Historically all the big projects take at least 10s of years.

See BT Phase-8, as Suhail Sahab said, Air force Tarnol, AWT Sangjani, DHA-1 & 2, all CDA sectors have already celebrated their 15th year birthday.

BT a little better may be in this regard!

Valley will take a lot of time due to its terrain and the fact that it is as big as Islamabad.

There were only Lilly and oleander, which were hot in the 1st place and still there is no math of them in the entire valley as they are safe from the dam. Other Dam-safe sectors are having huge villages inside.

The point here is, was and probably will be (I do not hope so though), the famous “Dhadhoocha Dam”.

Mali Riaz now talked of it on the TV and Ch. Nisar seems got soft, there is a lot of hope that dam place will be re-addressed. The Rose & Bluebell are in the heart of Dam as per the original plan.

If dam issue is done, as MR said, then sky is the limit for the valley as after Islamabad highway is done, it will further shine. BT/HRL/DHA will rack their piles of money of commercial places and development will get faster.

But Ch. Nisar??? A million dollar question?

Can someone elaborate which blocks are impacted by Dhadhoocha Dam? If Bluebell is in the heart of Dam then how come its so popular among the investors?

Bluebell is popular because it is mostly close to the expressway.

AND there is another reason as well: There are only few commercial plots which were bought by wealthy Generals and they never offered those plot on re-sale. Only on rare occasions one or two plots come in the market and their prices are running in crores of Rupees.

They were hugely expensive in the past and they are hugely expensive now.

People rush for them as when commercial is expensive, the residential has to be expensive….a wrong thought!!!

Yes Abdul Qayyum is right Bluebell is very close to the expressway that's why popular.I think Bluebell is not in danger zone.

Actually initially Bluebell and surrounding sectors were in the danger zone but GHQ never bothered being bonded with HRL & BT.

The DHA homes were initially planned in the same vicinity, meaning Homes were planned only 8.1 km from the Islamabad highway. I can show the document proof of my statement.

Those time media was not strong and the GHQ/HRL/BT decided that homes would be removed far away from the dam site towards Lilly & Oleander and also the dam site would be re-located.

Then Bluebell commercial closer to expressway was bought immediately by the wealthy brass and it was thought that the dam matter got closed!

DHA homes removed from 8.1 km to 14 km away from the highway without telling the investors.

Pervez Mushrraf issued the ordinance for the DHA being an authority (the ordinance is no more valid now by the way) and government being weak, JV thought no threat from the government and work started mainly at home site, the Lilly & Oleander, later in the Bluebell and around the 7 km built expressway.

But then Ch. Sahab, backed up by democratic arsenals and other big boys appeared on the horizon and became a pain in *&^%$# ….RDA sat again and opened discussions for the original site. The work in valley almost halted since then.

The fight goes on………so is the “BHAIRH CHAL” of the investors.

Now it is being heard that Punjab CM succeeded with Ch. Nisar and dam mater is about to be announced…Malik Sahab paid again millions to appear on the TV and started another phase of a big “bhair chall”, which might turn into a horse race, who knows????
