Agreed with Ali Ahmed. I’m holding the plots since 2008 at the time of booking. Another 2 year wont hurt a bit insha’Allah. So please don’t sell your asset and wait for better returns.
I agree with Ali and Asad. File should be holds at least for one year… I have visited Valley twice in last 3 months and saw development is going there in Oleander and Lilly… In Sha Allah reward is near…
According to my experience with DHA & Bahria, I think Adnan Bahi is quite right. I had invested in F1 & Valley at the time when the prices were at their peak. I got some offers immediately after i bought with some profit on my principal but i declined keeping in mind that i will be getting more rewards in future (became more greedy in other words). Would you beleive that my investement in Bahria have gone 20 lakh negative following by 15 lakh in valley (total 35 lakh loss).
Today after a long time i got an offer of 18 lakh profit on my commercial in oleander (originaly bought at 26 lakh profit) which is very encouraging as before MR interview ppl were offering me 7 lakh profit. Now i am thinking to grab atleast my principal and quit instead of getting stuck again for long time.
Phase 8 market most of the dealers are predicting to rise after eid ul azha rest god knows better,orleander commercial will give you good return sohail bro,as its not a dead product,you better hold it ,unless you can get a jackpot profit .rest i dont think even valley will be practically liveable in less then three to four years,as basic infrastructure utilities will take long time,even if dha and its consortium has a will for development,as far as maliks recent statement is concerned he is fond of talking big,he was even pulling billions from UAE 2 years back,which eventually turned out be another gimmick to raise the market,trading is the best tool if you are in files,i sold bluebell 5 marla in 4.50 profit day before yesturday,and if i want to buy same file back today i can easily buy it in 4 lakh one day cash payment,
I think there will be jump coming particularly as they have to hand over some DHA Homes within the next 1 year, after that I think the market will go down again.
Selling pressure has already started in valley,i had shopped around for last 3 4 days for a commercial plot n valley without success,today i have been getting calls from two dealers with confirm availability in orleander bogenvilla and sunflower,though i have changed my plan of buying any more files at the moment,but a friend has still advised that last ashra of ramadan is good time to buy,as investors sell things at relatively cheaper prices to let them go before heading for their hometowns for eid,after eid market is expected to pick up some pace,if things remain favorable in the country
I think good time is very near for Valley investors so mara khal ma jaldbazi karne ki zaroorat nia ha.Hold your plots at least six months to one year.Market is rising slowly.Allah knows best.

After a long time the DHA Valley official website has been updated with some recent pictures of DHA homes which indicates that the DHA management is getting serious in this project and the homes are expected to be handed over soon...

Sorry to hear you lost your investment. However i believe the situation is different this time. As seeing is believing, the development work looks to be at good pace and new GHQ is serious about reclaiming back its reputation. Hang on till 2016 and Inshalla'Allah profit will be better.

I have been told by one of my good friend who is very much into the estate business since long that DHA Valley has plans of development in pockets.
Currently, development in Orender and Lily is in full swing and these two blocks shall be handed over by the end of 2016. So in 2016, real boom on investment is expected.
So do not lose hope
DHA has sold a lot of files and until they have bought back these files from the public at low prices development in DHA will be limited to small pockets only.
What is the status of Bluebell. If there is any development going on
I havent visited valley till date,but had a discussion with a dealer today,as per him bluebell has some land marking along with concrete road in between streets,but developed around 20 percent,is surrounded by mountains,which are being drilled to level the land,no cables or underground cables laid yet as still the land is not in shape neither any potential plot markings,dha homes which were built initially ie 3 4 years back,not all but some of them have developed cracks which are being filled once again,as for the face saving malik will try and give possession to few hundred homes by next year,rest as stated above by a bro as well valley will be partially developed in phases ,,,market at the moment is slow since last three days,as market was hyped by few lakh in last three days,which is bound to have a freefall sooner or later unless its a gradual jump,orleander lily 8 marla had jumped from 1 lakh to 3.5 or even in some cases to 4 lakh in a matter of two days,which at the moment is being traded at 3 lakh,market will rebound back in the coming days,before expected pace after eid,as dealers believe in daily trading and cant hold their stock for long,and market statistics always go with supply and demand ,
