I would suggest u to buy bluebell 8 marla n give it a wait will give u gud return as per sources bridge over railway track is being worked on.once it gets going bluebell is reasonably developed n the most juicy block
My recommendation is oleander as it hosts dha homes.

Orleander lily host homes but orleander is comparitively better it will get direct access from kuller syedian n infastructure exists profit for 8 marla hovers around 1.50 plus minus.

Sunflower is the most developed non-homes block so far as per my knowledge. But Bluebell is best because of expressway entrance
If DHA homes are to be given possession within the next year or so, they will have to give them access through Kalar Syedan Road. There seems hardly any chance of them getting linked to expressway in the near future.

Yesterday I visited DHA Valley (Oleander and Lilly Blocks).. Could not visit Blue Bell. Anyhow please find below few updates
Few DHA Homes construction is on going in Oleander
95% of the DHA Homes are there in Lilly Block
Work is in progress but at slow pace
Lot of Bahriya Town machinery is there but looks like that doing nothing (Still lot of place need to be balanced)
On the edges/corners of Oleander, villagers have still occupied land
Can any body update the development status of Blue Bell?

Yup nadeem bhai as far i remember almost an year many investors and dealers were telling me bluebell will get possession within 6 months. Nothing happened so far
Its flop valley! Innocent investors fled to the scene when prices hiked! False and empty rumours were spread by dealers! Now they are all stuck!!
Most are foreigners investors! All stuck the monies...

At the pace they are working at I think it would take 10 more years before the plots are delivered.
It is possible to make good progress and level all the land within 1 year, however it seems that completion of DHA Valley is not a priority at the moment.
There is no sign for possession next three years and Dha is not giving priority to Dha Valley.

like I mentioned Dha is flop valleys. Mujhe batao which society has taken this long to develop land? Forget possession. Location is not good near industrial estate. Dha homies have good scope if you can rent houde but not happen any time soon
dha home's maybe good to buy to live. Update us on prices first? Services charges?

DHA is not giving priority to anything at the moment and is just sitting on the money. GHQ needs to give DHA management a kick in all the cities.
Valley has one good thing indeed and that is the price tag. Even phase 2 ext is much expensive now. I think even if there is some good news in the market can give a push up to valley prices but that would be short lived. Its really complicated whether to invest here or not
