There is plot for PKR 1,950,000 in DHA Phase 2 Extension - 1 Kanal Plot File For Sale. This is Q block. Is this a good deal? As compared to DHA Valley.
Its expensive and its without development charges which are 14.65 lacs.
Zaky, ideally it should be better than DHA valley in terms of larger area, proximity, distance and access to Islamabad plus a lot of potential to grow further because of relatively richer community around this 1 kanal. I have no ground knowledge of DHA Islamabad, May be Saleh can jump in and help us out in terms of what returns can be expected from this buy and what's the time horizon.

Valley is still on a standstill, i think it will take another 3-5 years at least since they give possession of DHA Homes plus possession of some blocks.
It is a good long term investment.

If they ll hand over dha homes at least 5 years from today,then one can well imagine the condition of those homes which are ready with structure at that time,this must be haunted by then with the souls of all the investors which have died in the pursuit

Sohail Bhai, I have not purchased the plot yet, just considering it as an investment for the period of 5 year or so.
I don't think Sunflower block is that attractive with respect to the investment point of view. My investment is in Oleander and i am comfortable with this block because DHA homes are located here and Lily block. DHA homes possession will be announced firstly as i understood from different property Guru's.
People giving more value to Blue Bell, Tulip & Rose. Don't know the reasons behind but their prices are comparitively better than other blocks.
Fully agree with sohail on this. Plus oleander has an alternate access route as well.

Kamran Bahi - You can refer to Saleh post where he has recently sold his plot with 1.35 profit in Oleander (8Marla) and his plot was category (i am not sure whether cornor or boulevard).
My advise for you is to stay away from Valley for the time being untill the fate of this project is finalized.
Rest Nasir bahi or Saleh bahi may advise for the better option - I am not an expert and dont want to give you some suggestion which may proved unfruitfull later on.
Mr nasir and pk1 please guide me i have a 8 marla file in bluebell.which i purchased in last year december at 8.50 own.but now own is i think 4 to 4.50.when i purchased this file that time in behria phase8 m block rate was 21 lack which is now i think 17lack.both bluebell and behria phase 8 rates decline around 4lack.but valley still no progress and no possesion seen near future.but in behria phase 8 m block possesion is possible very soon.please guide me i should sale out valley bluebell plot and should buy in bahria phase 8 m block.which is good option to earn some profit soon near future.
Both are unpredictable for short term investment,if you have holding power better wait,
