Abbasi sb i think one is enough for gains. Don’t put all your eggs in one basket. Look for some other place where you can also expect some gains meaning diversify your investment.

Abbasi sb…Sir in my opinion P and Q blocks can give good returns over the period of next 1-1.5 years.Especially the Q block.

Saadi bhai may you kindly tell the reason why P and Q are better for investment than other blocks. P is isolated from the rest of the blocks and Q is far away. Also both are far away from the main commercial that is next to K and L blocks.

I think Arshad bhai you are right. It’s much more likely that KLM will rise faster in value. They are centrally located nearer to commercial centres club etc.

What about N sector ? N sector is also closer to main entrance of DHA and it is also closer to main commercial and community center than P/Q.

Why P/Q are more attractive to people?

Please include sector N in your comparison with other sectors for info of others.

@ suleiman i think P and Q are the cheap options right now so in the short term i think P and Q maybe good for investment but i want to know about P and Q in the long term. It is highly unlikely P and Q may ever come close to or at par with the prices of K-N.

Yes N is also good for investment i think as it is also close to main commercial than P and Q and right on the face of DHA expressway.

DHA is an entirely different market. You cant just judge an area being close to Isb expressway being good for investment. Terrain of the blocks, development standards, nearby facilities like big parks, community center or main commercial count a lot. Just look at J block in DHA 2. Its right on the face of Isb expressway but the cheapest in terms of price.

Also i think someone was talking about either P or Q being developed by Bahria i think. If it so then it maybe possible that block may become another J block or may outnumber all other blocks.

Thank you guys for the valuable suggestions. As arshad sahib said that P and Q are in 80 - 85 range and same goes for N block as well. If you look at J,K L M blocks they are already close to 10 million.

So i guess that for short term gains like 6 - 12 months P and Q are better. Now the question is what to chose between P,Q and N appraently N block looks much better than P and Q.

Arshad sahib what other options are left i guess Gulberg and I-14 sectors are other good options for making profit? If you guys have any other good options in mind than let me know?

Abbasi Saheb. P and Q sectors in Q and P block are the best from investment point of view. Currently the price difference between these and other sectors are 20 to 50 lacs and for sure in 2 to 3 years their prices will be at par with other sectors.

When I look at the map of phase 2 new sectors I find the locations of sector L and sector P of Q and P block look better then the others.I am not talking about P sector of KLMNP block. The P sector of Q and P block has 2 Mosques and 2 Commercial area within this small sector. It has the maximum 2 kanal plots in it. In addition it has commercial plazas along side of DHA Express way. It has also the quickest access to the wide DHA Express way that connects you to the other important key areas in shorter time. The same is for L sector but with higher price. Try to get some plot on one of it's wide Avenues to make better profit in future.

Here you go Abbasi saheb. Make sure that you buy on a good street now to make good profit later. I have a plot in phase 2 sector 'P' and I am holding it until it's market price rise to 1.25 crores. The reason I am expecting it to rise this much because it is on 4th Avenue with the address on street 6A. Only 5-6 minutes walk to the mosque and commercial area and 3 minutes drive to DHA Express way via 4th Avenue.

If somebody can not hold such plot you may get it for 75-85 lacs now or may be less. So please concentrate on location whatever sector you choose. To me sector 'L' looks the best across Islamabad Highway. Good luck.

I have plot No. 2 on street 28 block L one kanal. It is road level plot but area itself is low lying like a valley. But the plot is located on high level compared to other plots in the street. What are the prospects of this plot? I paid price of 78 plus miscellaneous expenses of almost 3 lakhs such as registration fee, commission, tax etc.

So what do you think?

@ Pardesi location is really nice but the valley in the area is a problem despite your plot comparatively on height but as i have not seen the location so it is my guess. Another drawback is not sun face (margalla face). 2nd to corner and next to main Blvd are good points but very far from Masjid, park and commercial within the L block. What is the current price of this plot now?

Does KLMN have possession of 10 marla plots now? Is it good to buy a 10 marla there and make a house on it? Are all facilities available such as gas, electricity, etc? And what are the rates of 10 marla plots?

Same question as @Junaid Is now a good time to construct a house in K, L sectors? If not, then in 2016 or 2017?

Also, facilities like electricity, gas, communication (wired-PTCL) etc

When i visited sector K and L earlier this year, i saw some homes already built and others under construction. I guess you can start with the construction but services like shopping groceries, masjid, hospital and schools will not be ready another 3 years. However i believe that every year there will be significant addition.
