DHA MULTAN Updates

Expert please guide how oversees can buy the file of DHA Multan?

I have no relatives in Lahore and Multan but in Karachi.

It seems DHA Multan files are in a downward trend, probably due to Ramzan. Can this price touch 27 lakhs again before recovering? I am thinking of possibly getting hold of a second file. Thanks.

How much did you buy the first for?

Baloch sb I got it for Rs 28.25 lakhs plus membership fee and other charges which made it just above 29 lakhs. Currently prices are again at the same level after having crossed 30 earlier.

Ssa, Can you please let us know reason for this… Why so low?

If u visit Dha office u ll find many people are coming for transfer.

It means that there is a lot of demand of this file.

But price is coming down,there is only one reason.Actually Dha Multan is purchasing land in acres on daily basis.So a lot of new files are coming in market everyday.That is why price is not going up.

But in near future land acquiration for phase one ll b complete and then there u ll see only rise.

So it is my humble advise that if u want to purchase this is the time otherwise u ll b late.Actually in my opinion Dha Multan is gold mine.

I am planning to buy a file and current rate is 28.50 lacs.. Should i wait to come down rate further? Please advise

Better buy as early as possible.

but actually it has to go very high.So do not

think of few thousands.But if u want maximum

benefit keep the file till 3 years.

On one side lack of people interest vs new files keep on coming every few days . So demand is less supply is more plus if you ask a lahori to sell his 5 marla plot and buy multan file he will think 100 times of moving investment to city multan from lahore but it is not worst of it , worst when local of multan wont trust it , u may heard gossips here or other forum even from those lahori pindi dealers who went to multan and bought so many files and selling it here on bit of high prices , they have to talk nice about it but sad truth it no matter it will symbol and founding stone of other phase in multan but truth is slump is ahead in 2 years time all those dealers who are saying u keep it 3 years or 5 years actually saying u to keep it 10 years . If dha lahore file from 47in 2005 went to 12 till 2011 in major slump , dha multan file which started on price 30 for genuine buyer and 27 for dealers from owners even suppose major slump wont come but minor is sure in next 2 years its prices will drop to 10 lac atleast so 23 will be i say safe buy to be true i want to say 20 but than i think off those who bought in 30 as i used to suffer .

Thanks faisal… As “Ssa” said, rate can come down to 23 lac… Which is a significant difference as compared to current rate around 28.50… Is this case, should not wait for few weeks???

@ mudassir by the way have u ever heard of a phase having only kanal homes no ten marla no 5 marla ?? yes may be but a phaee without commercial plots ?? so wait and gain

On one hand dealers saying buy it for minimum 3 years it meant not to think of gaining on files on other hand not saying you to wait for announcing commercial plots and other category plots to clear picture ??

@mudasir sb i saw your old Qs in case u want to buy a plot in nfc ph 2 , i have a chlta phrta check plot for u .

Ssa, do you think NFC ph2 will be developed in next 10 years? and NFC ph2 has better prospect than DHA Multan?

Nfc lazy people made it so long project but still these are undeveloped plots not files . No other more cheap and better investment in that part . Better than new lahore city though zaitoon rafi group but did overbooking .

yes for sure in less than 5 year that will be a better society than nfc phase 1 .

they have budget but poor management , a next election is only hurdle between development . But lrr is coming and recently beautiful canal road extended to new lahore city . So a good location plot in it is a wise investment even for a year or so .

Both are different cities . Nfc showed in past and a reputable but dha is more reputable and a brand but only thing is all generals are not same , all cities not same beside wapda town all societies there almost ever able to deliver anything to people

one two things if went wrong than trouble .more risk more gain , nfc is safe and sound investment

Dha city is for those people who do not afford good plots in lhr , instead of paying installments only option left in that budget is dha city smaller plot should take chance on it specially when dha took some of its responsibility so sure u will get plot only ? is when and where and these make it risky
