Guys, this is quite frustrating for me, in-fact everyone is unhappy with DHA Multan management for delaying the launch in current prevailing prices. Especially when another slump has heavily knocked at Real Estate's doors.
Delaying launch of the project will further damage established market. With zero Buying/selling, some people are confused and the panicked sellers anticipating major property slump.
Everyone seems extremely cautions to do Futuristic(long term/installment) investments, because it almost certain that growth of real estate investment wouldn't remain the same. On the other side DHA Multan & Big Fish are trying to play games by Selling/ Buying files to manipulate the file prices, by removing daily price from Website and sometime by putting artificial prices online.
This slow over will dry the money supply to DHA would result in Collapse no matter how sincere they are.
I would highly recommend everyone to makeup your mind for DHA Multan to be a long term invest in current scenario with alot of ups & downs.
Had there been panic sellers, the market prices would have surely dropped when there was no activity and panic sellers willing to offload their stock at under 40 lacs. However, the prices have remained stable since over a month now after rapidly increasing from 29 to 41 lacs in a couple of months. During that price rise, a lot of people kept on saying that this is a bubble going to be burst soon and started advising to stay away even when the prices were at 33-34, however, no one lost anything as prices didn't reverse at all, contrary to their expectations.
It is now hard to think why should the prices go below 40 as there always will be investors ready to buy 1 Kanal file below 40 lacs on a DHA project which is going to be launched - just a matter of time.
My sparrow tells me DHA Multan file price will drop. That is why I’m dropping plans to invest there. I will put my money in Lahore or Islamabad.

Unfortunately, it is not Hammad but market demand & supply controls the market. None of dealers or brief case investors or DHA Management can control the prices especially when the market dynamics have changed drastically. Aren't we seeing all their manipulation efforts going down the drain?
This us repetition of what happened in 2005 with promising stable & unchallenged military rule. Billions of hard earned drowned in Gwadar, Islamabad and Lahore. That crash happened without presence of crazy CGT & DC taxes.
I think this is the right time to sell & re-buy later as soon as the dust settles

35 for 10mrla is a bit high,
For paying in three year in installments its very reasonable and very likely to have own from day one.
Just imagine in your mind will you be able to get a plot in cash in 3 years there at this price or 35 lacs? If answer is yes It should be tried. If answer is no please dont apply.
BTW price is without development charges. And also if any one have cash available he should buy DHA Multan 1 kanal land file on cash today instead of buying installments plots at own after ballot of these applicants. I can very clearly see very large number of applicants already intrested so I am pretty sure it will run in own if launched at 55 lacs for kanal and 35 lacs for 10 marla. LRE friends already looking to go for 3 to 5 applications each. They have been waiting for long time :)
