@ junaid sb…We have a plot in isb and dha and we are going to construct in dha…My grand father is shifting to dha after selling his house in g-9/1 of size 40x80…No more charm in cda sectors…If this 10 lane project initiates,you will suddenly see a big dip in rest of the zones…HAve you ever visited the markets of isb,they are turning into raja bazars…and i personally know some people who sold their luxurious houses from zone 1 and went to either dha or bahria…

@ IS Base.. Sir thx for the encouragement. I completetly agree with ur analysis of 2 aproaches to zone 2. Wese bhi after new Airport govt cnt afford any blockade on Kashmir Highway.Its upto the developers of zone 2 to take advantage of this road network. How ever agr Big Guns can persuade govt to expedite Islamabad highway , than it would be grt for Zone 5.

As investors we should take advantage of both these zones if we can afford to.

@ saadi after MA more people will attract to B 17 because of same development standards as DHA but much better location. For house construction DHA is better but for future investment B 17 is better. We I bet if your grand father had house in I 8 he would never think to go to DHA. You are giving the example of one of the worst sector of zone 1. One of my colleague has recently sold their house in G 9 and shifted to G 14.

@ Muhammad imran..He had a house in I-8..Sold that house and bought a one in G-9/1..Btw g-9/1 is best sub sector of g-9 and is at the same price tag as that of I-8 and with equal or better development standards.Rest of the sub sectors are not good and my grand father house is at a very prime and peaceful gali.My uncle is also living in I-8 and waha jo phool jhartay rehtay hain waqtan fawaqtun hamain bataty rehtay hain but yaha rehna unki majburi hai because he has a business in mandi and he cannot leave this area..

Sir there must be some other reason that your friend sold his house other wise g-14 ko g-9/1 kay standars takk anay kay liye kam se kam 5 to 7 years chaiye..G-9/1 is the most expensive and best sector amongst the whole G sectors line and that is why it is most expensive..

As this discussion started nearly 7 to 8 months before and I haven’t changed my mind yet.Just wanted to add one more point.Most of the contributors taking distance from Central islamabad as focal point and then addressing this issue by 10 lane express highway or Margalla Avenue.Even IS Base’s whole argument(although impressive one)based on these 2 roads, I sincerely feel that people who are moving to DHA 2 and Bahria has nothing to do with Islamabad.Mostly would not visit islamabad for months and months.These areas will get populated by immigrants from different cities and they are not in love with ISLAMABAD.They want best facilities for their money and reasonable business opportunities to earn money.DHA and Bahria will provide them earning opportunities while living there as more population in certain area means more business opportunities.So I am still convinced Zone 5 will be thickly populated area with high quality facilities and business opportunities and majority of people wont bother to visit islamabad even in months.(some contributors are discussing distance from blue area as it is must to visit zero point or blue area to live in islamabad or near islamabad.Although parliament is there and our MNA’s will fulfuill that condition on behalf of us :)).Overseas investors are perfect example,we don’t need to visit Blue area or zero point but we would like to invest and live in a housing society which will provide us best facilities for our money.Bijli, pani gas hai koi nahin, blue area ko chatna hai.No offence to anyone.Just on lighter note:)

I will also reccomnad Zone 5.

Zone 5 has been forcefully extended into CDA limits, other wise it is pindi district naturally , from this u can see the influence of BAhria and DHA. While zone 2 has natural link to zone 1 , thats why they r CDA Sectors.

How ever , DHA ph 2 sectors KLM and gulberg have the advantage of access from rest of the city compared to Bahria and DHA VAlley

My vote goes to Zone 5

i feel zone 2 is still 10 year behind zone 5

Just for information, Zone 5 hasn't been included in the ITR territory by DHA, Bahria. It has been part of Islamabad as per the CDA master plan launched decades ago.

Islamabad express blockade during DHARNAS and PROTESTS during CNG strike,, Target killing,, Load shedding, is due to main access to islamabad and the only road connecting airport to ISB i'm sure and i can bet after new airport these activities will be shifted to kashmir highway

on the other hand you cannot compare a two lane kashmir highway with a 6lane islamabad highway definitly islamabad highway has an edge over it there are also making SIGNAL FREE

Hassan bhai: I think Kashmir highway is under construction. They are expanding it to 5 lanes. Please correct me if I am wrong.

Dha, Bahrai,.these are so big societies, they have everything required to pass quality life.they don’t need cities. Cities need them.so distance should not matter for increase in prices there.but rest of societies need to be near to Central Islamabad for their price appreciation.central Islamabad looks to me so congested area after 10 years or so,just like today’ sadder area of Rawalpindi and Karachi.i won’t like to see my kids living there in next 10 years or so.that’s my personal view and agree to disagree.

Well explained on ur side. Im not a critic for Zone-5 nor im getting any reward by promoting Zone-2.

I have already qouted "Time is a mojor commodity for working professionals" and i guess most of the Government Installations, High court and Supreme court, Excise and taxation office, ITP license issuing authority, Government Hospitals , INGO's , Telecom and IT sector etc are all in ZONE-1.

You can well imagine how much people daily commuting to Zone-1 due to their work related activities (FOR PROFESSIONALS ONLY).

Now comes the entertainment part (UNOFFICIAL ACTIVITES):

Most of the wedding halls/ Marque are in Zone-1 (E-11 and Club road) plus the Marriot/Serena are also there. Yes there are some on ISB Highway as well, but in this wedding season out of 8 weddings i have attended only 1 in the marque on ISB Highway and the rest were all in Zone-1 or in Rawalpindi.

For some long drives on a rainy day you feel like going Pir Sohawa (not regularly but occasionaly) so still u have to come to Zone-1. Hiking tracks for some weekend activity again u have to come to Zone-1.

For some gathering with your colleagues/friends or whatever Zone-1 offers much better eateries with good quality food and ambiance. Now come on dont say me OPTP is offering best ambiance and the food qaulity (dawn burger and K&N's patty cannot be loved by everyone).

Hey how can i miss the kids here:

For kids again there are some very good places to look upon. F-9 park having walking tracks and kids play area with all the natural beauty should be considered, we should give our kids the chance to explore the blessings ALLAH has given to us (the greenery, the trees, the landscape, the mountains , the silence). Lakeview and Rawal lake is also good for kids but i guess its in Zone-3.

Giving the gaming consoles in the hands of kids all the time is not a very rite approach for their brought up.

Summary is this if someone says he/she not visiting Zone-1 for months then either that person is "WAYLAA" or must be RETIRED.

So calculating time and distance from Zone-1 does matter for future.

Missed one more thing !

All the amenities of life can be handled. For example:

Electricity Load shedding (u can place UPS and/or generator).

GAS (u can have a big cylinder..:P)

Water Shortage (OK tanker service is there plus boring)

What about Easy and Secure ACCESS ??

You cannot handle the access issue at ur end !!

In the end i would say all the zones have their pros and cons attached, the key is u have to pick up wisely.

For DHARNAS and PROTEST from where u gonna bring the public on Kashmir Highway ?.

ISB Highway is more prone due to heavy population living in the very close proximity to highway.
