It mean all societies in zone 2 have gas and water if you are saying this its not correct i have 2 plots in g 15 and when i visit people have to bring tanker for water sometime and lot of gas problem also and it is one of the best in zone 2.

DHA not suitable for people working in Islamabad as it is almost in Rawat 35 KM from Islamabad city center.
Bahria 1-6 distance plus compromised access
Bahria 7-8 out of question distance wise for those with work place in Islamabad.

Zone 5 minus DHA and Bahria= ??
Agreed Zone-5 is clearly ahead of Zone-2 at the moment
BUT the prices and distance are the real difference
Zone 5 is expensive but Zone 2 is still in reasonable attractive range.
With accelerated development and necessary marketing Zone-2 has all the potentials to attract more people for living and investment.
Bahria and Gulberg spends billions on all sorts of marketing and cosmetics to lure investors but even if few individuals posts comments here highlighting positive aspects of zone-2 the Zone-5ivers feel threatened and irritated.:)
If developers of Zone-2 could pool their energies and efforts backed by vigorous modern targeted marketing Zone-2 will be a shining star.
Lastly i would suggest that people should compare Zone-2 Societies such as JKCHS, CDECHS, Multi, ECHS etc with prices of G-14 and G-13 or E-12 and D-12 in the event of the completion of Margalla Avenue.
See this example
G-14, G-13 and D-12 five marla plot is in the range of 45-50 lacs. Not many people would like to live in that small suffocating house after spending that much amount. Where as just few kilometer away in CDECHS for example you could still have one Kanal plot with almost same amenities in the more or less same price.
Please bear in mind that driving time that you need to travel to Zone-2 societies such as CDECHS from G-14 is almost equal to the travel time from PWD congested road to Bahria entrance.
No hard feelings 5ivers. Zone-5 is ahead of Zone-2 but it will catch up soon.
@Idris, good points. Traffic congestion is a horrendous problem there but its not cruising from b-17 to Islamabad either. So lets compare on similar basis.
If MA is the lifeline for zone 2, a 10 lane isb highway will solve the traffic problems for zone 5.
As of now both do not exist. Anyone of them could come first but in my view the likelihood of isb highway development is more than MA in current scenario, as explained.

Exactly what I was gonna say. Zone-II does not seem to be getting populated anytime soon.
10 lane Isb expressway will be a huge plus for zone-V and may well be completed even before MA.
Don't know the reasons, but nobody in my whole family, relatives and friends wants to go to zone-II.
Most dominant reason is that there's not appreciable population in zone-II.
Right now prices in almost all the societies are stagnant or in a correction phase except Gulberg and Ghauri town which are in zone v and prices are increasing on daily bases.

@rashid brother iam not here to count ur plots in zone 2 just discussing my experience btw i have a plot in b block b-17 and 2 plot in e-17/3 and iam talking about water in ground not line water as far as gas is concerned sui gas putting new connections late thats why issue other wise no issue in pressure and gas in zone 2 like in zone 5 bahria sucking gas from main lines via compressor thanks

I had a bad experience with zone 2,
first time ivested in B-17 E block now there is a big question front of us,top city is also front of us.
in zone 5 i always get good return form Dha phase2 and Bahria phase7 and safari valley.
i am much worry for Multi B-17 E block where i invested 3 plots.
May Allah do good for Multi investors.

Very interesting discussion . My point of view is simpler.
1.Zone 2 and 5 both have potential of giving gains to investors.
Relative increase in price between zone 2 and 5 depends on different factors for each other. Zone 2 has the advantage of access from both M1 and M2, Kashmir Highway , GT Road and MA whenever its completed. New Airport will be the X factor.
Zone 5 covers these natural factors with development standards and Influence of Bahria and DHA on the Government.
So dono sides have potential and opportunities

Zone-2 is not reliant on CDA. All societies are private limited.
I dont wanna go in the debate for Zone 2 vs Zone 5 but in future people will be more concerned for EASY and SECURE Road Access distance will not be matter of concern.
The other amenities of life you can find in both zones.
So in future whatever zone fulfilling the criteria of Access will be more attractive.

@ IS base..Sir i told you earlier that these sectors will ultimately go to cda so you can well imagine their condition at that time..These private limited companies do not own these sectors.These are just there to develop..e.g B-17 would never have touched this figure if margala avenue was not associated with it so some how these societies are dependent on cda..
As far as amenities are concerned,there is no question in it..Zone 2 lacks far behind when it comes to amenities..

Leave MA for a while just expansion of Kashmir Highway (which is currently on a speedy GO) is well secured and easy access for Zone-2 as there are not populated areas on the left and right both. OK for the population from G-9 to G-11 there is already a double service lane available for the residents.
The other side is not residential some commercial activity on odd days in ITWAAR BAZAR and some educational activity in sector H-9 to H-11. Rest is almost all barren land the H series.
So the population around Kashmir Highway is quite less as no such DHARNAS and PROTEST can blockade for too long.
On the other side Islamabad highway is the only proper ACCESS for Zone-5 covering a huge population on both sides and its increasing.
There is nothing happening for 10 lanes in atleast 2 years. OK if we consider it to be 10 lane still the possibility of blockade during DHARNAS and PROTESTS is very evident. CNG strike ISB highway blocked, Target killing ISB highway blocked, Load shedding ISB highway blocked and its a norm just follow the media on such specific events u can have better picture yourself.
Now come to the future prospects of Zone-2:
MA if it comes alive (im still qouting IF) it will be icing on the cake. You have more then one way to approach Zone-2 so the traffic load will automatically reduced. OK still if there is no MA in picture Zone-2 is still approachable in quite reasonable time.
Time is a commodity specially for working professionals.
ISB Highway is the only speedy access for Zone-5 in future as well. So if it turn out to be 10 lane still the population covering is huge.
The only drawback which i see for Zone-2 is its not getting populated quickly. Will take atleast 2-5 years to get some decent population. By the way who is concern for Zone-2 getting populated quickly. From an investor point of view let it be the same for couple of years so that who wanna invest rite now can have better deals rite now with price tag very attractive.

I dont know why some members criticize CDA Islamabad is totally belong to CDA roads and each and every network in main isb is under CDA when there is nothing CDA is there now bahria and DHA survive in islamabad because of CDA and as far as CDA work is concerned look at main isb then other socities and sectors like bahria and dha there is CDA thats y there is DHA and bahria i bet 80-90% on this forums members who belong to isb are surely want live under CDA sectors this si the truth because of beauty and this beauty only and only maintained by CDA
