I believe the price appreciation will not be limited to a specific zone. There are many more choices available in the market than ever before.
Question is where have we got more potential?
And in my view, Isb highway and societies along it will gain more than those in zone 2.
I'll try to explain it with B17 example as its the favorite of many fellas here :)
Few questions about it...
What was B-17 in 2012?
What was the status of MA in 2012?
What is the status of MA in 2013?
We know what they were, right.
Other than a general appreciation in prices across the country in last 2 years, Zone 2 societies enjoyed higher gains, Why?
Because of the speculation on MA and because of the choices and because of Multi's projects there.
Now apply the same equation here and compare the current status of two zones on following parameters:
What do we have in zone 5?
Population, Infrastructure & Facilities:
Compared to zone 2, Islamabad highway is fully populated on the western side and largely populated on the eastern side. All the infrastructure, health, education facilities exist there from decades whereas in zone 2, we are still hoping it will compete soon.
Developers:
In Zone 2, the biggest name is Multi, than JKCHS and CDECHS whereas in Zone 5 we have:
Bahria
DHA
Emaar
Ghurair Giga
Politics and Government:
Who wanted the Margalla Avenue? And who has got the stakes in land there? PPP or NS?
And who is in the government?

Where are their stakes?
Zone 2: None, its all private societies there. No income for CDA.
Zone 5: Islamabad highway commercial and Economic Zone development. The commercial zone will be established and sold by CDA thru Pak Avenues Ltd company. The economic zone and the airport proposition. Refer prospective Chinese investment portfolio and answers should be there. But for the sake of this discussion, lets just ignore them completey and compare on the above factors only.
Influence on Government:
Bahria+DHA+EMAAR+Ghurair Giga+CDA vs Multi Professionals +..+..???
Guess who can influence more bureaucrats and politicians?
Finally a PC1 for MA and no PC1 for highway yet. Doesn't matter in this case. How many PC1 and EOI and design plans are issued for MA yet and what has been done on ground? the so called 65% work?
Many of the fellas did not like when I stressed almost a year back that CDA has nothing in its budget for MA so don't expect anything. Now yr end is there. Please refer that post again and tell me what do you think now?
I said it again and again if its not in the budget its not gona happen coz even things that are budgeted for do not come to life. But zone 2 mania was even stronger then.
So if people could speculate on zone 2 based on MA and multi then there are far more reasons to speculate on bahria+Dha+Cda+NS intent.
I can write pages on that, but really in current scenario, for investment purposes, I strongly recommend zone 5 over zone 2.
