Battle Between Zone 2 And Zone 5

Zone 5 starts from Rawat Toll plaza from tail end (if u take zero point as Start) and it goes till Airport signals on main expressway... So if u coming from Blue Area then after crossing airport signal you will be in Zone 5.... Bahria Town , Dha , Gulberg , PWD , Soan Gardens , Naval anchorage , River Gardens , Emaar are major projects in zone 5 ... And in all those projects living standards r much better then Zone 2

After zone 1- For living Bahria is best in ISB. Then comes DHA, but DHA standard is well below Bahria but it is still very good.

For living in Zone-2 , only B-17 and G-15/F-15 are to some extent liveable. G-15/F-15 cant be compared with Bahria and DHA. B-17 current living condition again cant be compared with both bahria and DHA, but the standard of development is same or better than DHA, and less then Bahria.

So currently for Living i would say Bahria and DHA takes the lead over Zone-2.

For investment, Zone -2 has huge potential due to proximity to Zone-1 and in 5-6 years the prices will much much higher as compared to current prices.

For investment Zone -2 takes the lead.

Now for standard of development. I would rate Bahria 95 out of 100. DHA and multi would be btw 75-80 out of 100.

Zeeshan you are correct for investment zone 2 is much better than zone 5 .Also dont under estimate Wapda town, AWT and ECHS . They have hug potential due to MA

220 days old topic and people are still arguing about the merits and demerits of Zone-5 and Zone-2.

Well in a nutshell... Zone-5 though far away from Islamabad but already populated and therefore expensive. About DHA though technically a part of Zone-5 but further 6 kilometers from the main Zone-5 population center (PWD).

Just take out big names of DHA and Bahria from Zone-5 and see for yourself what Zone-5 really is. Fuel and traveling time consumption to Islamabad is a big headache for the DHA and Bahria and other Zone-5 dwellers.

While Zone-2 is steadily developing and getting populated gradually. G-15 is ideally located at a short distance from both Islamabad and Rawalpindi but again it is expensive. However, Societies like CDECHS E-16/E-17, F-17, D-17, ECHS D-18 and B-17 are good names in Zone-2.

B-17 the market leader in Zone-2 already a expensive society while others still in reasonable price range. Zone-2 has better access to Islamabad as the Kashmir Highway is being widened and the potentially game changer Margalla Avenue is all set to give rise to Zone-2.

...so if you can afford you should buy plots, house in Islamabad..if you don't have that much money then look for in Zone-5.

But for those who can wait for 2-4 years and want bigger plots for investment and living at very reasonable price may opt for Zone-2.

Its all about how much you can pay and how long you can wait.

Zone-2 is good for short term. Long term. Small/large all kind of investment. So its good with respect to location..

and ZONE5 is good for people working in pindi

Zone 2 is definitely more better then zone 5 it is near to main isb margalla avenue and kashmir highway with motorway very near plus new intl airport all are major aspects zone 2 crush zone 5 in not more then 2-3 years zone 5 is very far and too much traffic on main isb highway especially in evening and this traffic condition increases day by day i will personally in love with zone 2 location

I believe the price appreciation will not be limited to a specific zone. There are many more choices available in the market than ever before.

Question is where have we got more potential?

And in my view, Isb highway and societies along it will gain more than those in zone 2.

I'll try to explain it with B17 example as its the favorite of many fellas here :)

What was B-17 in 2012?

What was the status of MA in 2012?

What is the status of MA in 2013?

We know what they were, right.

Other than a general appreciation in prices across the country in last 2 years, Zone 2 societies enjoyed higher gains, Why?

Because of the speculation on MA and because of the choices and because of Multi's projects there.

Now apply the same equation here and compare the current status of two zones on following parameters:

What do we have in zone 5?

Population, Infrastructure & Facilities:

Compared to zone 2, Islamabad highway is fully populated on the western side and largely populated on the eastern side. All the infrastructure, health, education facilities exist there from decades whereas in zone 2, we are still hoping it will compete soon.

Developers:

In Zone 2, the biggest name is Multi, than JKCHS and CDECHS whereas in Zone 5 we have:

Bahria

DHA

Emaar

Ghurair Giga

Politics and Government:

Who wanted the Margalla Avenue? And who has got the stakes in land there? PPP or NS?

And who is in the government?

Where are their stakes?

Zone 2: None, its all private societies there. No income for CDA.

Zone 5: Islamabad highway commercial and Economic Zone development. The commercial zone will be established and sold by CDA thru Pak Avenues Ltd company. The economic zone and the airport proposition. Refer prospective Chinese investment portfolio and answers should be there. But for the sake of this discussion, lets just ignore them completey and compare on the above factors only.

Influence on Government:

Bahria+DHA+EMAAR+Ghurair Giga+CDA vs Multi Professionals +..+..???

Guess who can influence more bureaucrats and politicians?

Finally a PC1 for MA and no PC1 for highway yet. Doesn't matter in this case. How many PC1 and EOI and design plans are issued for MA yet and what has been done on ground? the so called 65% work?

Many of the fellas did not like when I stressed almost a year back that CDA has nothing in its budget for MA so don't expect anything. Now yr end is there. Please refer that post again and tell me what do you think now?

I said it again and again if its not in the budget its not gona happen coz even things that are budgeted for do not come to life. But zone 2 mania was even stronger then.

So if people could speculate on zone 2 based on MA and multi then there are far more reasons to speculate on bahria+Dha+Cda+NS intent.

I can write pages on that, but really in current scenario, for investment purposes, I strongly recommend zone 5 over zone 2.

Rest assured we can still agree to disagree :). Point of views could be different and they should be after all.

Dear Crore Patti revised your old post when i was telling these things you are totally writing against my post what happens dear?

But reality is zone 2 due to dealers is out of reach of common man,G 15 plot which was around 15 16 lakh couple of year ago now above 50 alkh so common man will come to zone 5 as it is still approachable not everyone can afford living in bahria so called mini europe as there are tons of hidden charges for each facility they provide you have to pay so lot of people even with good jobs cant afford these places they will go with low brand societies so zone 5 has bright future even under developed societies in zone 5 have lot of potential.With new isb highway travel to isb will be much better than zone 2.

I live in zone 5 police foundation in zone 5 you dont have enough gas not enough water level in bore but in zone 2 like b-17 gas pressure is too strong because of attock and taxila gas refines and water level is best so i personally think after5 years in zone 5 natural resources gone away also bahria got gas compressors societies near it effected too much its my personal experience for living after 2-3 years zone 2 is best option even more then zone 1 because of natural resources no hassle of cylinders and water supply thanks

In B 17 there s no gas yet dear and lot of societies in zone 2 are in que for getting gas.G 15 have gas but have water issue.

Brother a friend of mine live in b-17 b block i personally visit him every week pressure is tooo much good there bro also there is no que because development of houses isnt on peak yet in zone 2 so first make home then see thanks

Khanpur dam water plus d-17 sundayamar dam water is enough for water level in ground for whole zone 2 in c block b-17 my friend is building his own home 150ft water there and same a friend live in aechs in zone 5 600 ft still no water
