Battle Between Zone 2 And Zone 5

@IS-Base,I already said, you explained your point of view effectively:).I understand who work in zone 1 will have to commute daily and these areas might not be suitable for them and they should continue living where they are living right now and buy property near to their work place but these areas will get populated with immigrants from other cities as well as returning overseas,retired Army officials and the ones who want to do their own business but if you mean every resident of islamabad need to visit above mentioned departments then I will beg to differ as departments you mentioned like HIGH COURT, SUPREME COURT.I and any of my family member "never" visited instead of "regularly" thanks to Almighty ALLAH.ALLAH na kerey k visit kerney ki naubat aey nahin tau DHA, BAHRIA k ghar hi at stake lag jaein gei:).Excise and taxation, LICENSING deptt.Visiting them once in months must be teasing instead of daily.GOVT Hospitals.(ALLAH bachaey.:)Telecom, IT sectors. Etc.I don't think for any of these require to be visited every day,it would be sad if you visit them every month.

Baki SHADI WADI k liye aa jaein gei aap daawat nama tau bhejien ,hum yahan sei aa Jain gei:)Otherwise aik adh tau DHA, Bahria waley bhi bana hi daalein gei.

Other entertainment activities ka intazam bhi ker dein gei baki kabhi kabhar aaney mein koi huraj nahin.Us k liye TIME WALI MONEY k bujaey REAL MONEY hau tau hi possible hai.:).

In Short you can't say k Jis NEIN ZONE 1 ni dekha,OO WEYLA HAI Ya RETIRED.

These are just point of view differences otherwise, both are beautiful parts of ISLAMABAD and have lot of potential.GOD BLESS EVERYBODY LIVING in any part of PAKISTAN.

And what about to visit zone 3 from zone 5 like damnejoh peersohava any comments…

Yes ur rite and i already said every Zone has its pros and cons. By the way my father had stakes in Zone-5 (Bahria 1 kanal plot and 2 in Gulberg as well) so profit taking jahan bhi ho hamain tu us say matlab hai.

The analysis was just for investor point of view to keep in mind when making any move.

Thanks JUNAID for the compliments.As I already said both parts of Islamabad has lot of potential and we are just sharing our views.Just to provide some information for new ones to decide according to his preferences.

@IS-Base well I think I will have to do something now to invite you.For this I need to ask my wife to arrange birthday of one of my kids on our next visit to PAK as marriage is no more a possibility for me too.But this time you will have to visit DHA or BAHRIA :)

Islamabad New Airport Positive Impact on Zone-V

Like several people I have been advocating how there will be positive impact of value of Zone II due to shifting of airport to the site under construction. This shifting is going to open-up zone two. Several road networks will link new airport to various parts of Islamabad and Rawalpindi. There will be a need for housing the staff who would work at the airport, new businesses will establish around the new airport and most of the connected lands and population will have some impact.

Having said this, does this mean the shifting will be all negative for Zone V; the answer has to be a big now. By now it is very much established that Zone V has turned into a good living area and has managed to attract a significant number of people. Daily commute to work is getting quite common and has managed to create space and acceptability in the minds of workers; people don’t mind travelling to work for 45 minutes provided the living standard at their home and society which is located some 25 to 30 kilometers from their office and work area is good.

Zone V has some of the very good societies around; while Bahria and DHA are the biggest, the finest and the most expensive; there are several other options available to common people. PWD, O2, River Garden, Korang Town etc. This means there is a lot of variety and genuine byers and dwellers have plenty of options to choose from.

So the problem is not the commute itself, infact the thing that bothers people is the conjunction and slow traffic to business centers in Blue Area, I-9, Secretariat and other parts of Islamabad. If the airport gets shifted from Chaklana there could be a significant improvement in traffic flow. Peak hours will still be crowed but on average traffic flow will see a noticeable decrease load.

Current airport is catering for over 4 million people a year and an average of well over 10,000 people are travelling per day; a part from transporting all these people vehicles move to and from the airport to transport airport staff, airlines staff including aircraft crew, cargo and in many cases there are escort vehicles with VIP Passengers. When the airport will shift all this would decrease significantly and more room will be available for people living in memory’s societies.

Another bigger problem comes in the form of closure of the road when there is VIP movement; while the phenomenon has decreased somewhat recently but will decrease further when the airport gets shifted.

People who are planning to build houses in Zone V for their living could expect so enjoy good life and gradual increase in value and the investors should also sit tight for some time that should be long enough for the area to develop and mature. Currently things are slow all over the place but all societies and area where there are genuine consumers at the moment or will be coming in near future, the price are expected to improve in the coming days.

This write-up is an overall analysis and does not address the short term side of the shift in airport.

Syyed sb; very nice analysis. I agree shifting of airporg will surely reduce the traffic load in zone-5.

Another good news about Zone 2, particularly for projects along Srinagar highway – metro to be launched on 23rd March. This intensifies the BATTLE OF ZONES.
