Commercial and residential activity in Ph.8 shows that it has hit maturity level and life is “sustainable”. Now prices will move based on supply-demand and not by dealer’s game. Anybody who has been waiting for the “right time” should move now.

Adnan, Once mega biz complexes like Biz district, WTC, Wallayat Complex and schools/colleges/uni are operational in the vicinity, then who would want to commute to Islamabad.
10 Marla @55 in F1 in today's market is very encouraging sign for phase 8,its a good news for peak prices timer(end 2013) purchasers ,and a hope of bright future for depressive investors.
This means after 2/3 years ,if construction activities plus development and possession in remaining blocks continue with good pace,the rates will pick up steadily in possession areas and sudden jumps in developing non possession blocks .
Isloo bro for household or shopping stuff,its still manageable without leaving the precincts,i was emphasing in context of people going for work daily to islamabad,apart from being heavy on fuel the stress of driving for a couple of hours to and fro are also decisive
Bahria Town Lahore is located far away from city but its population is growing at fast pace. My nephew lives there in C-sector and travels 50-KM daily one side to reach his office in Gulberg still he is very happy in living Bahria Town.
I am totally agree with Dk bahi.In two to three years Phase8 will be populated.It's the one of best place for living with all facilities.

Adnan: Agreed, but things will change over time. People prefer to have kids campuses in close proximity, they don't mind travelling an hour provided they live in neighbourhood of their choice. Couple of families I met in Ph.8 were thoroughly satisfied with the arrangement, despite the distance to work.
Irfan, BT Lahore has excellent access via canal bank road and after Lahore ring road southern loop completion, it will be highly accessible from all parts of the city.

Can someone please confirm that after a slight uplift in bahria phase 8 market, market is again in negative trend? I am looking forward to invest there but not while negative trend is ongoing.

Bahria phase-8 may be best for living but it surely does not do for the small commercial investors.
I bought a 15*20 ft neighborhood in Usman block at 62 lacs but now on Zameen itself the similar size is being offered at 35 lacs in Abu Bakar block!
It ripped me off and seems still falling whereas in DHA valley, I bought a 4 Marla at 35 lacs in Oleander and he same agent who managed my buyout is offering to sell at 2 lacs profit as we speak?
Usman block is surrounded by homes and valley is surrounded by wild animals?
Now what is this rocket science, I fail to understrand?

It seems Bahria Phase-8 is deliberately kept low by some forces. Keeping in mind the development standard, life style, possession ready plots, prices are really very low in Phase-8.
Abdul Qayum sab, according to my view point… Its because of obvious reasons. Many people still have more confidence in DHA despite of delay in valley project, as compared to “Bahria and games” played by Master Riaz :), who have grabbed all the money from pindi/ isb and dumping it in karachi to get its projects successful, he will come back to pindi , once he will be sure footed in karachi and that may take 2-3 years. My prayers and well wishes for the investors / stake holders of Bahria phase 8 and eclvae. ALLAH knows well.
Problem is that BT phase 8 at the moment is hardly populated and there are too many commercials already built and there is not enough demand for business for all the plazas built.
There was an artificial price hike in prices for example 10 marla plots went up from 12 lacs to 40 lacs due to speculation however genuine buyers are not there to sustain that price and prices are falling again.
I am agree with Bluedoctor and Arshad sab.Commercials are more than demand but it's good sign for more populated because it will attract to genuine buyers.Investors are going to left and genuine buyers coming to enter.
