Bahria Town Phase 8 rise in 2015

Give it 5 years , when it comes to building houses , it takes time ...now ppl r building houses. Lower prices attract real buyers ..

When world trade center at DHA2 is started functioning and singal free road from zeropoint to rawat ll boost phase 8.

We don't know what will happen tomorrow ,but we do know what happened yesterday, and for bahria phase 8 that yesterday is very fantastic with state of the art development and well organized and managed township .

Gold may drop like petrol from 100 to 50 , but never forget its gold in the end and petrol is still the prime fuel of all modern luxuries living.

Phase 8 may drop in prices but it will always remain a covetous queen in opponents eyes.

Rates of cheap plots in phase 8. Possession or non-possession

I think Phase-8 haven’t seen the bottom after that orchestrated boom of 2013. Prices will drop further for sure before real demand curve supports it.

Prices will never dip further in phase 8 , its a wishful assumption to be cheered .

Why i will sell @ loss until i am in dire need of money ,and fortunately the boom time entry of investors in end 2013 who purchased at peak prices level are overseas who have the holding powers so thinking of further decrease in prices is simply unrealistic.

When you don't have supply ,then where is the low price purchase or bargaining option?

@Dk. Phase 8 is not fully developed, so your argument regarding lack of supply is invalid. There are several blocks which are under development and are getting possession one after the other. Each of these blocks adds almost 1000 plots to the market. There is an ample supply of plots in Phase 8, that is not an issue at all.

If anything, the fall in prices is a long term plus for that area because it can now attract more middle class genuine buyers. Its prices will not become stable until about 40% plots are built up. At the moment, this figure is closer to 15% at the most.

@Raza agree non possession blocks K/M/J/L/F2/F3F4/F5 etc , but all the plots in these sectors are soled out , so how can you create more in a an already demarcated areas for these sectors?

NO=2 all the plots are under sale/purchase process since many years so almost many of these plots are being sold out at peak times and now the dipping prices compel the new owners to hold on , so how is more supply issue here?

For your kind information just look at the current map and count the total number of plots. M block 5 Marla was sold bet 25-31 lacks and now its bet 18-20 lacks , who will like to sell now at such a loss?

The cheap times purchasers of 5 Marla @4- 5 lacks ,are the ppl who won't mind selling at 18 lacks , but their number is decreasing with each passing days.

Majority of the phase 8 plots are now in the hands of those who made the purchase at higher rates ,so we cannot predict an abundant oversupply.

Contrary to the popular belief of “demand & supply”, there has to be a very different factor distinct from the normal real-estate upward and downward trends when it comes to Bahria town?

It also is not due to the “bhairhchall” as I have seen very intelligent, well informed real estate “Gurus” losing their millions in BTs?

It seems Saith Malik Riaz circulates 1000s of files in the market when He wants to drop the price so that money could find its way in to the market, sale/purchase could jump to a phenomenal level and He could mint money in the name of “registration/transfer fee” but how does He do, is a million dollar question?

Many families are moving there in phase 8 and many new houses are multiplying very fast in fact i believe construction is at its peak at the moment. Prices are already very low as compared to development infrastructure of phase 8 .. So there is no chance for further decrease in prices

As the development is going on there every one sees a prosperous future of phase 8 and no one is willing to sell its plot in loss at the moment

I am totally agree and appreciate comments of Dk bahi.

Bahria phase8 is one of best project by Bahria and one of best area for living.After two to three years you can't find good plot in phase8.

Raza bahi please do visit phase7 to phase8 safari valley and check how much construction over there.

@Nadeem Ahmed. Brother please don't confuse people. There is a hell lot of a difference between Safari Valley and Phase 8. Safari Valley was launched as a low cost housing scheme with ordinary town planning having only 30 feet wide streets and Heavily filled, rather Refilled area.

"Phase 8" dealers often use this trick to snare unsuspecting buyers. That whole area across the GT road is incorrectly referred to as Phase 8, which is wrong. Phase 8 although located adjacent to safari valley, is in a completely different class. I agree with Raza that house construction in Phase 8 is still on the lower side. So far C block seems to be the most populated.

you remind me of my dad, he would say stuff similar to what you said in your comments. I agree that Phase-8 is probably the most beautiful community in twin cities and do have a lot of potential. I am a proud owner of Phase-8 but odds are against us at this time.

Let's go back a bit since you talked about the past. Only reason Phase-8 saw a boom was because Bahria wanted to launch Garden City and if Phase-8 prices stayed low like they were back then, they would have no chance of selling Garden City plots.

So they created this fake boom in Phase-8 by purchasing inventory of plots through dealers, people went nuts and thought its a real boom. Now since they accomplished their goals in Garden City, they will have to dump those phase-8 plots back in the market. And this brings us to today's decline in price of Phase-8.

I agree that some people like you will hold on it, but there will be plenty others who will walk away and jump the ship to another investment which can double or quadruple their money in near future.

Imran but in current situation there is no much options to invest specially with a outlook to be double in future...

very logical point , but let me remind something else as well.

Causes or reasons behind the boom of 2013 are multiple.

1=overall market in twin cities saw a jump

2=rawat airport rumor intentionally or factually is also believed as the reason of boom.

3=yeas i agree it could be the hidden secret for garden city success.

BUT now the possession areas especially the valley and some possession blocks upto E/and F1 with reasonable construction activities looks stable and immune to manipulation with good reasons for genuine demand based increase in prices , don't you think so?

YES non possession blocks are still the headache and manipulation is possible there.

Also the HAMLET and GARDEN CITY mostly sold to overseas (especially the western overseas with some middle east investors as well)) are also the area for concern bcz of scarce construction activities and still not attractive at higher prices.

C, D, E, F1 blocks are getting populated very quickly, soon G & H blocks will join the race. I think many forum members talking about Phase-8 have not visited the site for a long time.

I think at best only 200 houses are built each year in Phase 8, so it will take a few years before there is pressure on prices to rise and until then prices may just drift, unless house construction activity substantially increases soon.

When there was a downfall in the market … Phase 8 was not the only effecty , B-17 ,bahria enclave and many other societies when down at that time … So this doesnt makes a sence that fake boom was created to sell garden city… Phase 8 is very much linked with political stability and real state market of twin cities… It has nothing to do with the game play of bahria managment as they are trying thier best to give to provide better services

Any one undermining phase 8 are living in a fools paradise,
