Bahria Town Phase 8 rise in 2015

According to my research phase 8 is top housing society stands with DHA1 in RWP & will be one of the Posh residential address in next 5 to 10 years. There is no match of facilities among phase 8 and other projects In RWP, even DHA2 can't provide same facilities regarding infrastructure, electricity, security etc.

DHA2 only advantage is location which is more close yo main Islamabad. But in phase 8 you can get decent 10 marla plot in 4.5M which you can't get anywhere in twin cities with same life style.

I am sure that those who don't mind location will definitely prefer phase 8 to any other society.

Prices are very reasonable at the moment and many genuine buyers are purchasing there. Those who want to buy for living will be very happy in future IA. Now a days in PAKISTAN "Bahria town " represent same life style as DHA. No other society can match Bahria and DHA in twin cities & not even in the race for next 2 decade.

You are absolutely right that Phase8 is one of best place for living.Mostly overseas love this area for living because all facilities infrastructure,electricity,security and good life style in reasonable budget.

Yes BT phase 8 will be an excellent place to live in if you don't mind the location.

We are not talking about the quality of BT phase 8 but its potential as an investment. Currently more than 90% of the plots are unbuilt upon, and pace of house construction is slow. Thousands of plots are vacant and thousands will be offered possession of in next few years. So it will take a while before the prices in that area see a big jump like in 2012.

I invested 5 million in block C 10 marla good location plot in early 2014 to get some good return in next few years and I left DHA 4 for it just to be sure to have a solid plot that should not decline rather than a file but since the purchase what I hear is that market is in decline, even it is not sure when the decline will stop. It is very frustrating to see my life earnings going down like this.

Isn’t it better to bear some loss and move to other areas like DHA 4 which I heard rose 4 to 5 lac in just last one year rather than staying here and waiting for years to see small Jump or even equal what we invested here?

If you purchased 10 marla for 50 lacs a year ago, then how much did you expect it to be in another 2 years? I think that at around 50 lacs a plot for 10 marla if you buy then you should be looking at it from the view of building a family home and not investment.

There is limited potential to go much above 50 lacs in the near future.

What is the average plot price of 5 marla and 8 marla in bahria phase 8?

I think market is down everywhere not just in phase8 so better little wait maybe market will stable.

I think Dha phase2 is just stable at the moment otherwise everywhere market is down.Allah knows best.

I have a small story to share about ph8 safari valley.

I was getting a house constructed few months back.It was around 11pm. Basically it was a night shift.

An old lady walking towards me and asked me beta yeh samnay ghar wali aunty wapis aaye to un se kehna ke me samnay wallay ghar se aaye hoo.

I was shocked at that!!!!!!!!

I have lived in Islamabad for last 15 years and not seen this kind of confidence specially in a 70 years old lady walking at that time at night talking to a complete stranger.

That makes Bahria town better than any other society even DHA.

20 to 25% return maybe be achievable in 5 years, however it depends on how the market overall does and how many houses are constructed in sector C of Bahria Town phase 8. Once sufficient houses are built then prices will become more firmer.

Can anyone tell me the price for 5 and 10 marla in phase 8?

Prices vary from sector to sector.

Safari Valley has seen most of the development in the last few days but the focus could shift to blocks B, C and D in the future.

ARshad bahi any idea about F1 block ? How long it will take to get in decent shape ?

F1 seems to be developed, and its seems some houses are constructed there, with about 40 houses already built, which is just 3% of the total plots in that sector. I think between 5 and 10 years you could be seeing this become a decent area with more people living there and more construction activity.

5 Marla prices are between 16 to 20 lacs.

Well, I don't see Bahria launching another project there in near future, however real demand curve is the one which will determine prices in near future.

1= Further lower interest rates can benefit Phase-8 as all the senior citizens will start tapping their savings.

2= Recent crash in the stock market which fell 16000 points in last week alone might divert investors towards Phase-8 and some of the other projects.

3= There are some ongoing talks about start of work on building better access roads for Phase-8 as well which I think will be a stronger support for Phase-8 in the long run.

I think Phase-8 plots are keepers at this point, unless someone is desperate to cash out.

20-25% is very realistic number, which I think is not that attractive. This is the very reason I say its long-term and therefore, people should not sale unless they have to.

I am not a big fan of investing in phase 8 as the investment potential to me is comparatively lower.But I give thumbs up to his most recent answer.

I am a student of comparison and I give heavy weightage to facts.
