One friend Harris mentioned that construction activity is also in progress on Awami-3. I think as soon as awami 3 completes, people are expected to move in these houses as they are affordable. And bahria has put there location at the end (south) of ph 8 intentionally. When awami3 will get occupied, all sectors (K,L,M,N etc) will come in the way for approaching there. Then these sectors which are still vacant or near possession will get movement and activity also.
Abbasi sab, Harris sab, can you share expected completion of awami3 and share your thoughts.

A friend of mine has a 10 marla plot in Sector I.He bought it at 41 lac, one year ago, it went down till 35 lac, now a dealer has again offered him around 38 lac, are the prices rising again in Ph-8…

I visited the Awami 3 15 days ago and the construction work is going on fast. In order to analyse the situation on phase 8 we have to look back into history.
BT Phase 1,2,3,4,5,6 which are other side of the GT road prices were stagnant for some time and the 10 marla plot size was costing 35 to 45. But after the people start constructing there homes the prices started to rise.BT phase 8 has the potential to rise but it is subjected to construction activity and it is pacing up.My rough idea is that withing 6 months the upword trend should start soon.
There can be a short term boom in the market by the investors but that is less likely as the investors are looking at more lucrative areas like BT karachi.
Baqi Allah knows better that's just my own assessment.
I think Bahria can announce the ready for possession commercial plots at Expressway passing infront of M & I blocks. If you look at the Phase-8 map, it shows big commercial area on Expressway which is on height & already developed. May be Bahria Town itself announce any commercial project in this area like hotel, plaza, shopping mall etc to get investors/customers attention.
I agree with Mubashar. Huge commercial area is already developed on Expressway, bahria can announce possession plots any time or start any project there
But irony is ,what is holding bahria back from giving the owners their plots on ground which are ready,bcz once owners have their plots in possession construction will increase ,and it will help bahria regain its charm and profits plus good news for investors.
IS there over sold plots in phase 8 ,and now bahria has trouble in land on ground to deliver??????or what else is stopping a ready to serve area from being in limbo????
Before i was in a wishful hopes of being believing possession in L,I, H, G,P.N. BLOCKS etc , BUT one member on ground(i think) very strongly deny any possession in these blocks ,even very huge rumors and news of possession in these blocks spread back in march 2014.in my view these areas are ready for construction ,but what stops bahria from giving the plots to its owners to construct their houses?????OVERSOLD AND NOW UNABLE TO ACCOMMODATE ALL???????OR WHAT??
@DK, the problem is we don't have any member here having exact on ground information about Phase-8. One of the member in this thread said, once he visited phase-8 H-block he found 12-15 houses being under construction. So, if possession of H-block is not given then how construction is going on there?
As per google earth 6-months old images; G, H, I, L, P are completely developed & ready for possession. May be, Bahria has given partial possession in these blocks but question is why Bahria is not giving complete possession in these blocks. What I feel is, Bahria Management has deliberately slow down the development activities in Lahore & Rawalpindi to keep the investors focus on Karachi. If any upward movement starts in Pindi or Lahore then investors might move towards them instead of BTK which Bahria don't wants. Developed blocks in Phase-8 are in the hands of Bahria whenever they can give possession & lift the market in 1-2 weeks with couple of announcements on suitable time as per their plan. Right now, the little activity or price rise we observe in Phase-8 is just because of low plot prices & increased house construction, Bahria has nothing to do with such rise in activity / prices. This is what I could understand.

As said earlier in F1 Block there are construction activities going on 10 to 15 houses its a ground reality.
Beyond F1 i went to F2 and E sectors where construction activities are going on . G,H,I,L,P are very far so havnt seen them but it seems like that there are no activities but i could see from the F1 that plots are levelled but whether they have proper Plotting and strrt signs i dont have the idea.
G block is also fully developed , even the street lights are installed there and it also at hieght from umer block near by… But still possesion awaited
Sir H block has possession and there are almost 10 houses completed with families already living there. I block also has possession now. Country Club block also seems almost ready but possession not yet given. I visitd phase 8 last week. I think Bahria is working at good speed on these blocks. F2-4 will need some time, but F-2 is taking shape.
Guys to put the perspective right , H Block possession was given in 2012.... (Pl also see google earth images,12-15 houses being constructed), I block partial possession already given and 2 houses being constructed..P,L K possession not yet given

Ph 8 will be the best address to live in Rawalpindi,in 2-3 Years…Thats my prediction rest God knows best…
Agree phase 8 is best for investment and for living..Looking for a plot/file of 10 marla in either M/H/F1 for making own home in next 2-3 years inshaAllah.

Its very encouraging to see houses being built at speedy paces in phase 8. Specially, I always wondered why there was no house building activity in overseas sector 1 which was on a flat ground and closer to any sector in phase 8 and facing DHA villas which are already occupied.Now one can see many houses being built there.
I see great going for phase 8 in this year riding on genuine demand by prospective builders.
