Bahria Town Phase 8 rise in 2015

@DK, Bahria is going to move its Head Office in Business District? I haven't heard about it. Is it already happened or going to happen? If it happens, it would surely increase the business activities in that area significantly.

I agreed, Phase-8 prices are really under valued at this moment. Many people consider only location factor while discussion Phase-8 whereas they completely ignore the development standards and facilities available for the families living there. Location is not the issue of every person but development standard is important for everybody.

Agree with Dk, This time the rise will be irreversible because Ph 8 already undervalued.

Irfan, they already have a board indicating future location of Bahria Head office. This can be a publicity stunt but it will surely increase value of the adjoining sectors..

With lower fuel prices i think many ppl will prefer Ph 8 as long distance travel will not be that heavy on pocket...

Once Phase-8 is connected to GT Road through Bahria Garden City then travel issue would be minimized significantly. I heard a small patch is left behind which can be done anytime, may be within this year.

When phase 8 would be connected to GT road through garden city then the distance difference from phase 8 to isb and DHA 2 to isb would be very less… And prices in phase 8 is half of what it is in dha 2… On the other hand development standard and maintenance of phase 8 is far more better then DHA … This is what my assessment why i believe there would be a high jump in phase 8…

@Irfan. That small patch is not a construction issue, but a land acquisition issue. That land belongs to people living in the adjacent village, who are being fully supported and propped up a strong political figure from within the Govt. Bahria has its hands tied.

The unconstructed patch from Garden City is exactly 1 km long. Peanuts for MR if he is willing to go for it...

Lets see what 2015 has in store regarding this vital access to Ph 8 from Islamabad and GT Road...

Garden city access to Ph 8 will reduce travel distance by around 6 km and travel time by 10-15 minutes if one is coming from Rawat side…But depends on priorities of MR who now wants to make Karachi, HK…

I believe garden city is better location wise.

Garden city will take longer time to mature because it is still unpopulated. But in the long term, it will be a very beautiful place to live, better than even phase 8. However if Punjab govt manages to construct the Rawalpindi Ring Road, then phase 8 will get access to it. All depends on investment period and potential to take risk.

Agree with Kashif that it's very long term investment.

I buyed 10 marla plot in block C close to statue of liberty solid land…for 38 lacks in mid 2013 …and now price is about 45 to 50 lacks

Manahil I recently visited I and H Block. I was impressed by H Block as it has got possession and many houses being constructed , can u give price range for good locality plots near the entrance of H block…

H block is good. Its Map has been changed. Commercial plots are replaced with 1 kanal residential plots.
