@Asad…phase 8 safari valley residents have two routes in hand at present 1= that passes via phase 7 and 2= that passes via DHA 1 proper both leading to G.T road ,yes g.t road link via garden city can give a boost to safari valley and phase 8 as a whole.AND once on G.T its the connection from gt road to Islamabad highway ,wich can determine the difference ,but yes Garden city road will be much better as it will be wide and free of congestion compared to road via DHA 1

Thanks DK. It clarified a lot of things to me specially the filling issue. I was attracted to Phase 8 because I haven’t met a single person who talked about Bahria Town and not praised about Phase 8 as being very impressive.

@As U wish.....First of all brother i clarify to you one thing and that is "we learn from our mistakes". I blindfoldedly trusted a dealer and asked him for investment in phase 8 back in DEC 2013.THAT man was our dealer before via my brother contacts.Unfortunately my brother being out of the country ,and i asked him for some investment and this man put me in trouble.
AT that time i had zero knowledge of all the real estate stuff, so instead of looking a good possession area for me ,he buried my investment in J block a file @ CLOSE TO 33 LACKS /7 MARLA.I had to understand it later ,when it was over.
SO in today's time after one year i feel a loss close to a million plus, only wait and see plus keep the hopes can make the difference.
I am sure 3-5 years will bring back all the losses plus the genuine benefits,so no panic.
PURPOSE of this personal experience was to clarify that ALL THE DEALERS IN BIG societies knows much more than what we discuss here on this forum, BUT THEY NEVER express that for everyone benefits , even they will do it for their own brothers/relatives in strict business ways.
SO never to trust a dealer who hypes or downs in minutes ,and also to have your own judgement on ground.
I will say if you can afford a possession area ,which will be bit higher in price ,that will be fine enough.
M block is file ,but due to its location ,its attractive, provided you have a good deal.
3 YEARS wait ,as you said........I think in 3 years your investment must be fruitful any where...EXCEPT IN phase 8 extension ....
FOR personal home .....you must prefer location over other things ..

@As u Wish.. I think its best time to go for Possession Blocks of I and H the price range varies from 33-40 in I Block and 38-47 in H Block.
H Block has almost 15 houses constructed, which I have seen myself, while I have heard 2 houses are being constructed in
I block recently..
But its better to visit your self before making decesion

Agree with Matrix that you should visit before invest.Possession plots are better for short term and for living but if you can wait then go to non-possession area.

The prices rise and fall as per market demand and supply, it has got nothing to do with me dear brother. However it is my assessment that the prices will rise in 2015.

28 lakhs for a possession 10-Marla plot in phase 8 makes sense and it seems safe. If the budget is more than 30 lacs then there are other far better options.
Any brother kindly advice about G block as an investment? Dealer said it is near possession also but no one discussing G block on this forum. It seems to be attached to safari valley and close to f1. Any suggestions?
Just like one forum member mentioned here, he heard two houses are being constructed in H-block but once he visited he found 15-houses there already. This is the problem with most of us, we have not visited Phase-8 recently and just assuming about the ground developments. Construction activity is much more than our expectation coz of low prices with outstanding infrastructure.
I agree with Matrix, prices in Phase-8 have started increasing now & this time its on strong footing not coz of satta bazi. If situation of overall real estate gets better, in that case Phase-8 prices would take sudden jump & can go out of the reach of many people.
This is just my opinion, may be i am wrong
@Sayeen ..thanks for the sympathetic words...10 Marla in 28 in possession area is a very old dream brother..you can find it in some blocks in possession area BUT it will be a bad plot(filling issue or just pathetic location).
28 lacks can give you 5 Marla in possession area..
However Matrix pointing Activity in business district , YES it can be a big game changer,.....WHY bahria decided to shift head office in business district is a huge SIGNAL in this regard..
CAN someone shed some light on that new head office ,as of its ground realities until now??
I think one member advertised some new PLAZA CONSTRUCTION ON 4 KANAL IN BUSINESS DISTRICT..
