My sincere advice would be to stay away from files and go for possession plots. This is all the more important in Bahria due to its huge price fluctuations.

If I am paying 20 lacs for 5 marlas in bahria. Then y not I invest in isb and get 10 marlas in 19 lacs???

Also y not in gulberg then which is also in isb..

For living bahria pindi might be okay but aftdr hearing prices, I dont recommend it for investing.

Sayeein sb, while I agree with your overall statement I would like to make one exception. Bahria Phase 8 is a very well developed project of Bahria, providing facilities which remain unmatched so far anywhere in Pindi or Islamabad. So in my opinion, if one goes for a possession plot in phase 8, it is not a bad deal. However, for files I agree with you, Gulberg is definitely a better option right now, because their possession is very near and rapid progress is visible on site.

Irfan.... The answer to your question is yes.ALL non possession files with risk attached, but potential goodness in M block compared to files in J.K.L N.

Yes files are risky game.but this M file touched near 29- 30 lacks for 5 Marla in end 2013......YES better is to go for possession areas, as who can make predictions in real estate now a days.

I agree with you.. The living standard of Bahria is really outstanding. I have visited that area. Its really good for living.

@Sayen brother, do you think 20-Lacs is very high price for 5-Marla plot? 5-Marla possession plot in phase-8 is still available in 27-28 Lacs & these are the prices in slow market otherwise these prices were above 34-Lacs. M-block is near to possession coz development work is going on in this block and once it completes, Bahria has to utilize its big commercial area. In october 2013, M-block prices touched at 30-Lacs level, I dont know what was the reason behind that sudden prise rise and who bought files at such high prices.

Sayein baba, if u compare the prices of bahria ph 1-7 with ph 8, u can easily see the potential of ph8. Both are in pindi. Its about time when the population will be considerable enough in ph8, we can expect another jump. In this year may be.

@ DK. Do you think Phase 8 possession plots are good for investment in 10 Marla category? I am somehow inclined towards Phase 8. What do you think?

Also note that I myself have never been to phase 8. I am a patient and cannot travel so far.

B.R.Malik saab.....I am also out of touch from ground realities since DEC 2013 ,any how my observations in memories i can recall may be wrong/ may be right..........PHASE 8 E block 650-900 series looks on height location ...plus F1 .but their prices are a bit high even in this slow market 42-50 depends on location .....IF a deal in less than or bet 38-40 is secured in an area with good location...then its possible ,it will deliver in rising market .bcz E and F blocks good location areas touched 55-65 in end 2013.

THE blocks surrounding the business district(BLOCKS ..A,B,C,D) have fluctuations in prices ,of very high amounts from 32-60 .....in my view what i observed ,was that all areas are not plan or height placed, its up down , and this can lead us to suspect many filling areas ,which can/may be a cause of such high price difference, ANY HOW if a good deal at lowest price of bet 40-45 in d(very difficult) is achieved ,it should not give us a headache in future and be a bonus for some profit ,provided market move up .

The lack view block is a beauty for living purpose , but its very expensive even in this bottom down market.

Garden city ,i won't prefer for investment at present bcz many ppl purchased it very expensive and won't like to sell at low or very low,ANY HOW until a nice track to G.T road is not laid down, its a pretty risky intermediate term investment bcz now 10 Marla@45-50 especially the zone 9 touching in phase 8 proper ,with no population yet is quite down the steps than phase 8 proper bustling population and construction charm.

Very nice analysis by DK. Would road from garden city to GT road would help people living in safari valley who want to travel isb??

Still phase 8 is very much economical for people living in rwp and the development and maintenance kept by bahria would always attract people to invest and live in phase 8
