Omar Farooq is absolutely right, if someone wants a comparison of two societies he can launch a new thread for the same. People visit this thread for BT updates, not for some comparison and that too with only one other society.
Omar and Matrix, I can understand your anxiety, but when market’s dead and there is nothing intelligent to discuss, then let’s enjoy some Maulla Jut, Noori Nat type exchanges.
I agree with Abdul Qayyum sab.Better to visit both societies then decide.Once Gulberg give possession then we can compare.Gulberg have a good location but it's depend on good development.

In my opinion phase7,8 and safari valley possession area is safe investment.
Sayeen sab is also right that undeveloped area is still risky.Phase9 or phase8 Ext is high risk.
Sayeen sab is nice and sincere person because i know him very well but Gulberg Vs Bahria par mara inn sa ikhtilaf hai ior ye ikhtilaf us waqat tak hai jab tak Gulberg possession nie dati.

If I may add my 2 cents, the two respected experts i.e, Nadeem Bhai and Sayeeih sahib are both right, but they’re talking about 2 different things. Nadeem Bhai is talking about risk and Sayeeih sahib is talking about return on investment. Possession areas of phase 8 are safer, and better return on investment is expected in Gulberg as it still has to develop and give possession. The only difference between them could be that Sayeeih sahib is trusting Gulberg more to give results while Nadeem Bhai isn’t so sure perhaps and want to see them start giving possession before making his decision. Thus I don’t think that it is a difference of opinion necessarily.

Sayeein brother you may be historically proven wrong sooner or later.There is quite an amazing difference bet realities on grounds and dreams ( as dreams=door key dhol suhaney meaning princess of dreamland is always prettier than the queen in throwned right now at royal palace of xyz).

If bahria pindi/islamabad gets down in return on investment or quality of living against any other brand except DHA/SOME CDA SECTORS, then that will be the day people will not erect structures on their plots ,rather will grow vegetables on their plots for salads to be enjoyed at dinners.
Sayeen bhai i agree with you but pakistani real estate is very risky. Most don't give possession as promised and people suffer due to this. After all its about timing so once possession is given than the ROI maybe low but the gains will be there for sure due to construction activity and further development. For example a person waiting for 3-5 years for delayed possession, when a society gives possession he sells off at profit while another person buys in same society after possession and may hold for as less than 1-2 years and exit with profit. Though the profit maybe a little low but he saved 2-3 years where he could have invested elsewhere to make gains.
i mean non-possession areas can literally block your investment even brands like CDA, DHA are not trustworthy and most of the time your investment can go -ve.
To exit or enter in very risky markets one needs strong contacts and network to keep himself accurately updated. Most of the investors don't have such capabilities or network.

You’re right Sayeein! and absolutely right, but this is complicated anywhere in the world, and especially so in Pakistan with its murky politics where an individual taking up a big position or getting annoyed/angry at one other person can change the whole game …

Take the example, which should be a joke of the century … CDA which is supposed to be a government agency publishes a list of illegal societies periodically, rather at a time as it suits the big wigs … But all those societies are running their entire businesses in broad day light, construction occurring, sale/purchase going on etc etc. But nothing more than the publication of these lists happen … Like a poor widow who can only complain or curse
