Bahria phase 8 is the worst location society if Pindi. My advice to all once again sell Phase 8 and buy Gulberg. Gulberg with decent development standards and much better location is far better than Phase 8

if development is the sole factor and is dictating the price then why bahria's prices have gone way down??

and the truth is that bahria's prices tanked down. Investors dont really care about development. And this is exactly what you see. Investors have better places like Gulberg to get more returns. I said this 8 months ago. People here were writing articles against me. Alhumdolillah, they all are quiet today.

If investors dont bother development standard or development then why every investor of Top City is suffering from last 1-2 years. U can read its threads thoroughly. This statement is really amazing. This same Bahria Town touched high prices in October 2013, location was the same at that time. Although it was dealers game but many people bought at that price.
Stagnant prices in Bahria is not because of slow development or bad location etc. Bahria's problem is Ch. Nisar & legal cases pending in SC which are quite hot these days. Once that issue is resolved, bahria prices will be back on the track.
Although i dont believe in such rumor but my friend's relative is engineer in Pindi, he said that Bahria is very close to solve the matter of second entrance from GT road where only 500-meter land is disputed. He was optimistic that dispute is about to settle in one month. Lets see if it happens or not. I have personally visited Bahria Town Phase-8 & i would advise everybody to visit it once before commenting about it.

yahi baat main kata houn ka please visit the area then decide.Lakin log Gulberg ko Bahria sa compare kertain hain.Gulberg will take time 3 to 5 years for livable but in Bahria people are living with all basic facilities.

I didnt say Gulberg is bad option but its comparison with Bahria is not justified. In short run during last one year, Gulberg might have performed well but it does not mean this pattern will continue for too long. Once Gulberg gets shape it next 3-4 years, till then Phase-8 would have been decently populated & speculation will no longer be possible there. Only upward trend would be the option that time. Development & facilities counts a lot. Bahria Lahore is far away from city like bahria pindi, even then Bahria Lahore is performing well & decently populated. Although location is important but Distance is not the everything. Usually one person in family suffer because of distance whereas whole family enjoys society facilities all the day.

That is exactly what I have been telling here:
MR is struggling for the last so many years, in spite of the fact that once He was even successful, to get this 500 meter entrance from GT road and of course problems with SC, mafia and NAB are the key factors that BT has come down. They might be asking not in crores but in Arabs of Rs from MR as the potential is huge after this access made available to BT.
This matter has to be solved one way or another and we will see phase-8 waking up on daily basis.
Yes there is a great chance that 2015 will see this resolution, co-supported by DHA directorate in GHQ.
Why we do not think that in spite of all these bad tags to MR projects in twin cities, valley is still resisting and in some areas phase-8 even improving.

Let us go together, sir G: The huge village in Gulberg, the villagers refused to vacate....what about their buffaloes, cows and donkey carts? Would Gulberg deny their right of entrance right from the express way?
When DHA2 cannot deny, how come Gulberg would? In DHA-2 there is no village and they are managing just right of entrance to the nearby abadi but in Gulberg huge population and not only one village and here also the same guy......Haji Nawaz Khokhar, the one who is now glued with MR??

I would again say Gulberg, even if it becomes another Pakistan town, will stay at good heights because it is near to capital but:
Now BTs and Gulberg both are passing through their transits, both sides prices are not corrected but BT has seen these downs several times in past and came out clean and productive but Gulberg has not gone through so far....only we have their master piece an example, the Pakistan town?
Yes Nadeen Sahab made money from Gulberg but in good times, I bought a 5 Marla in BT sector M at 17 lacs and the very same WEEK I sold at 30 lacs which is now at 15 lacs.
My uneducated advice:
Hold BT and sell in Gulberg if you are in profit but do not make big plans in Gulberg on the strength of the present trends in Gulberg. Keep watching for sometime the pace of their development/possession in both townships and then decide of big investment.
Its unfortunate that people are bickering over here as to if Bahria or Gulberg is better. This is not a competition, there are expats lurkers here who visit these threads just to get themselves updated with market news. If you have some personal argument with someone then pls take it somewhere else, this was a good to follow thread till Saayian and M.Irfan showed up with their complaints and noise. People, if you have suffered a loss then pls go complain to bahria or gulberg, we don’t care, there is no need to come out wailing on the forums and polluting good threads. If i have to follow gulberg then i will do so, but this one clearly says bahria, let us limit ourselves to the topic.
