Bahria should do something about blocks that haven’t been given possession.

first of all I have my personal investment in bahria. And I say only what my experience tells me, Alhumdolillah.

The investment in real estate is before possession. When the possession is handed over then very small room in profit is left. Not only in bahria but everywhere.

I visited Phase 8 sector F yesterday with a relative who is still waiting for his F3 plot possession from last many years, no doubt its a beautiful and huge place, but I am sorry to say, no construction activity is going on there. Just a few houses under construction and many abandoned midway, I will repeat, BTown's maintenance standard, roads, plantations and security etc is splendid but the place looked like a Ghost Town. I was feeling for those who have investments there, but If you want to live there and have a possession plot, then probably its one of the best places to have a house in. I won't go into driving distances thing as its totally relative issue to one's personal circumstances, like where does he go to work and all. But to say that HUGE construction activity is going on there is simply not correct. I visited the new connection of Japan road to sector F when you are going from Cinegold side, this connection has made travelling to Secot F very convenient,
So as far as the topic of this thread is concerned, in my personal opinion, no rise is looking possible in this year atleast for Phase 8.
Sayeein sahib! You’re right that profit-making is in buying non-possession and undeveloped areas but risk also increases when there is no possession, and different people have different appetite for risk …
People with no possession of their plots are really suffering, Thanks God I bought two plots in C but will sell my plot in Block N after a year.
I think yahe to main ferma raha hoo kafi time say kay this ghost town will convert into town of light after 3 to 6 years. Prices are very reasonable at the moment. Best time to construct your house.
MR has totally ignored Phase 8 later blocks, all the money is going to Karachi project.

This is very non logical statement that project x is good for living and project y is good for investment, the project can only be good for investment if it is good for living also, otherwise its only speculated project if not good for living and dangerous for investment also as can burst any time, this type of investments are good for dealers only, who sitting doing this buying selling on daily basis.
Sohail i think it is logical because bahria has good development standards which makes it ideal for living but it has no strategic advantage in terms of location and access which would not make it a better investment. Though the prices may rise but the price rise in poor developed sectors with excellent location and access will outweigh the good standards of bahria. After all its about getting max. Return on investment and not just plain return which one can also get by investing in a savings account
It is always living in “veerana or in a ghost town” when a society has been developed and possessions get started.
It takes decades for a full blown living in new societies. DHA-2 is now in its 25th year and still partially constructed, Air force Fizaia Tarnol even more and still it is veerana. DHA-2 commoner extension is ready for the last so many years for making houses but you do not have heart to make your house there.
The guy who made his first house in DHA-2, was gifted with a new car, two gas cylinders, 2 security guards and so much more! We visited once the Naval Anchorage after it was available for possession, there was only one house and it was almost sunset time, we saw a light coming to us and my kid’s started crying with fear. That was the motorcycle of the very first resident there!
CDA sectors may be a little exception to this but I wonder when people say that BT phase-8 is “Ghost Town”. The first living is ALWAYS in Ghost towns. How many years have been passed since AWT Rawalpindi has been declared for living??? Still “hum tum houn gay badal hoga raqs main sara jungle hoga”.
BT Phase-8, DHAs are excellent place to live and continued to be the same until something better shows up on the horizon.
Sayien sahab is much suggestive of the Gulberg but we need to think of their very first product the Pakistan town which is a mess! How come they would be best in Gulberg but due to the fact that Gulberg is near to capital, it will stay hot even developed on the less standards as compared to BTs & DHAs.

Construction activity can only happen or be expected after possession is given. I don't think possession is given yet in F-2, F-3 or F-4. A more useful comment since you visited personally, will be to tell us about the development status, is work happening to level the land, make roads, electricity/water/gas connections being worked on etc. And how far is this process at the current time in those areas. I see Google earth showing areas into F-4 levelled with landmarks for roads and markets seen. Those are of course old images, please update us what you physically saw there. The risk decreases significantly even if u see work occurring as that means that the society at least have possession of the land, as this is Pakistan where societies sell land all the time when it isn't even theirs yet, examples are many. @Musafir, sir I dont know about possession availability but the land is very much developed and a lot of land is yet to be developed. I can’t commen on specific blocks or sectors but atleast possession in F3 is not available and won’t be available for minimum of 1 year. Another info we got is that Bahria is going to ask for utility charges very soon for obvious reasons. Many roads are built and many are yet to be built, as its a very big area one can only find out if specific blocks information is available like ur street address and number etc.
In my opinion Bahria phase8 and Safari Valley possession area is good for living and good for long term investment.
F2 and F3 will take time at least one to two years.

Say WHATEVER, but the truth is that BTK and BT Pindi investors are facing huge huge lossess.
I know it is difficult to digest the truth, especially when majority have investment there but atleast good we can do is to inform others not to get into this trap.

Calm sb, I wish to make myself understand to keep away from BT project but cannot as the boost (in either direction) one can get in BT and DHA projects cannot even think about in any other projects, so how to explain to other for keeping away…hahahaha, its a “Lat” to invest in BT…, and “Lat” taking time to get rid from…, for investing in BT one needs to have a very good health status, specially the ones with heart and BP problem in particular should remain away.
