Bahria Town Phase 8 rise in 2015

If Gulberg is even 50% good as Bahria Town then it will be valued more than BT phase 8 because of the location. It’s a fact. People will prefer to live closer to Islamabad than edge of pindi.

What I asked you to figure out for investment in order to be a smart investor, YC and Khann both figured it out.

I've invested in both societies, sold Bahria 7 plots during it's peak and made a lot of profit and still have 3 in Phase 8, 1 house in Phase 7. I'm no hater of Bahria.

Bahria phase 8 biggest disadvantage is the location. The location is not ideal who work in Islamabad.

True value of Gulberg can only be determined by how true they will be to the promises of possession at the end of this year and quality of development. If the development is not upto the standard then people will prefer Bahria Town phase 8, even 50% of Bahria Town development is good enough.

Gulberg location is superb, only 12 to 15 mins away to Zero point after Expansion of Islamabad expressway.

I am happy to know that some people actually learnt the art of investment.

At the end of the day I want my pakis to succeed, IA.

Thats why rates are going down in bahria town. A week ago, 5 marla plot in phase8 is on the sale @ 21 lakhs. In peak days the same plot rate was 38 lakhs.

This decline is due to artificial hike by dealers and attention of BT towards karachi by neglecting these projects.

And the title of this thread is wrong. It should be BAHRIA TOWN DECLINE IN 2015.

Farhan bhai… Please guide which area 5 marla plot is available in 21 lac, is it good for investment purpose…

I recently purchased 10 malra in F1 for 44 lacs which is very reasonable.

I think Bahria phase8 possession are good and best for living.Gulberg is good for investors and dealers because it will take 5 years for livable.

now a days you can see any society with these facilities costs 1 marla abt 5 to 10 lac ready to build area so bahria is the best place to buy now ready to buil area will cost you 3.5 marla lac onward which is i think is the best area.

I am not an investor and have my personal residence in Phase-8. Travel to Islamabad (F-6) daily and it takes me 45-50 mins (30 km) from my home to work and back. Used to live in Lalazar previously (own house there as well). I can only comment from a resident’s view that the facilities I was getting in the price here in Phase 8 are far superior to the other nearer to Islamabad localities (Ghori Town, PWD, Pakistan Town, Soan Gardens etc) when I bought my house. There are loads of families in the place where I got house (Safari Homes C Extension across Khalid Block) and there is a lot of construction going on over here. I can’t really comment which place is better to invest and make a quick return but having lived here for the last 6 months I can claim that Phase 8 is one of the nicest places to live and even better than some Islamabadi sectors such as E-11 because I have friends living there and I visit there often and it is genuinely messed up

Bahria phase 8 is bound to increase as a lot of construction of houses is going on.

Bahria phase7,8 and Safari valley will increase because lot of construction and more genuine buyers than professional investors.

Phase 8 witnessed a correction last year, now possession area prices are again stable and even rising after the depression , this is specially true for safari valley..

Such a live-able society prices are bound to rise further.. Once a 10 marla plot in sector B was around Rs 8 Lac...now what can u presently get in B Block in Rs 8 Lac...?
