with 20 million budget you have many choices for example bahria phase 1.2 and 3 you can get GOOD 10 marla plot in 10 to 11 million and rest of the money you can spend for A+ Construction.

Try to get something in F1 because of its Height and beautiful view. You can get good plot between 4 to 5 million. No doubt phase 8 is best choice with in Limited budget.

What about Bahria enclave sector A or C1 with 20 million budget for a 10 Marla house, isn't proximity to Islamabad an added plus besides bahria's standards when one compares with bahria town phase 1, 2 or 3 ... May be Nadeem Bhai and other experts can comment as well.
Also the only advantage of phase 1, 2 and 3 bahria town compared to bahria town phase 8 will be that those places are established with all amenities while phase 8 might take some time to get there, though getting there doesn't seem long from now nor uncertain as things are underway and gone to a reasonably advanced stage already, therefore the difference in cost for the same house (12 million vs 20 million) might not be worth it or what do u guys think? sorry but i dont have any info about Bahria Enclave as my rerearch is only based on phase 8. I recently purchased a plot IN PHASE 8 for living prupose beacuse i have very limited budget.
i can only say ABOUT bahria phase 1 2 3 are far far and so far advanced than BE. U know bahi jab be main bahria visit kia kerta tha in 2005 and 6 to wo 1 alag he dunya nazer ate thee.

Safari Valley Abu Bakar block is almost populated with all basic facilities.
Rafi block second block of safari valley which is best for living.
F1 is one of best block of Phase8 Irfan bahi recently visited that area and conformed my words.
Allah know best but in my opinion safari valley and phase8 is best for living.

Stay away.Just go to possession area.I think 10 marla F2 is 2.4 to 3 million depend on location but no possession.
No need to take risk and in this amount 5 to 7 marla is better in safari valley which is in fully possession.

I am slightly confused reading the comments… I live in Sector C extension (Bahria Homes opposite to Khalid Block). The markets, mosques, parks are all a stones throw away from here… Is my area different to the sector C which people are discussing here?
I think Adil already has a file in F2… My advice would be to hold it till as F2 also has a good location…

But now i m confused as how long it might take for any meaningful business in ph 8 again. What prospects do u see? Any chances of dev of F 2 in near future coz my plot no is in initial non dev streets. Pl comment…
So If i can short list based on the opinion of experts. The first priority should be to get a plot in F1 or Safari villa (Abu bakar block). 2nd priority A, B,C and other blocks in Safari Villa. 3rd priority D,E. Am i right? I have a good budget, however, I want to spend most of the money on good construction (Basement - Swimming pool etc.) instead of buying an expensive plot in Phase 1,2,3 and BE1.
How much is the price of having a good plot in F1?
Priority should be like this first Phase-8 E, F1 blocks, Safari Valley & secondly Phase-8 A, B, C, D blocks, overseas seactors
Safari Valley mostly have small plot sizes, ten marla and kanal plots are not available
