Bahria Town Phase 8 rise in 2015

Bahria garden city has already developed alot and i believe it would rise if it comes under DHA umbrella as people have more trust in DHA and one would believe that there wont be any further obstacles and hustles in garden city future development. Rise of garden city will bring positive aspects in its surrounding including phase 8

I also agree with Asad sb. Garden city is already developed mostly, not much is left for DHA to develop. The name of DHA would give more credibility to Garden City & mental peace to its residents. Bahria’s inconsistent & unprofessional behavior has seriouly shaken its reputation in Pindi

Well fact of the matter is that the boom in Bahria ph 8 and enclave was mostly artificial and part of the grand plan of MR. As he was about to launch BTK, if prices in Bahria ph 8 / enclave were not high, it would be difficult for him to launch BTK initially at higher prices. And he would not have been able to make so much money. So MR through the dealers increased the prices in BTR.

Now since that purpose is well served, their has been a continuous decline in BTR ph 8 prices. And there will be only nominal increase in prices with time until there is some big news like direct link to GT road etc. Nominal increase will also be mainly linked with ph 8 getting populated with time.

For enclave also there doesn't seem to be any major trigger to increase prices as it will take atleast 5 years until the area start getting some what populated.

In short i think BTR ph 8 and enclave are good long term investments with a gradual increase in prices. But in short term we should not expect any big jumps in prices like the one in 2013 as there is no requirement by MR and company for such a jump.

however, expansion of islamabad expressway, and a potential route from new islamabad airport might underpin the the prices, IA.

Short term hike will be based on linking with GT road. Now all this might take avyear and I think overall the picture has improved, Alhumdolillah.

I am curious to know the details of joint venture of bahria/dha.

Bahria Garden City is facing only direct access issue from GT Road otherwise Bahria doesnt need DHA to develop its project. If DHA can solve this matter then it would be a great news not only for Garden City but for whole phase-8. Phase-8 might not be good for investment for the time being but its ideal for genuine buyers who wants to build home in limited budget & enjoy unmatched facilities of Bahria.

Bahria ko chaia tha karachi maan chota project start karta but they started a huge huge project

agar small project hta to pindi ki prices bhi stable rahti pindi bahria ka pasa bhi Khi shift na hota

machinery bhi pindi maan rahti which is now shifted to karachi

pindi neglect bhi na hta aur sara phansa hua projects bhi slowly slowly develop hta rahta

but ab MR ki is harkat ki waja sa Khi market bhi crash ho gye aur pindi bhi neglect ho gaya

I personally think that this merger would prove productive for the much stranded phase-8/GC investors.

But then I have to think the previous games of MR been played with DHA.

Once there was an agreement of MR for DHA valley as well. MR used this only and only to make DHA knee down, bulldozing the DHA reputation!

See BT/DHA rendezvous in phase-8 and compare it with rest of the BT development?

Having said that, since MR is facing a bad music regarding BT Rawalpindi issues, it should go good for DHA investors.

Is it a merger or an agreement between DHA and Bahria ?

According to this agreement -> who gets what ?

What are the advantages and disadvantages of this ?

I was pointing to the incompletes structures of Defense Villas in BT. The development pace is not all that great? I am seeing same status for so many not months but years. The DHA websites states that these villas are an exclusive property of DHA but insider still say that BT is involved somehow in the project and MR wants to keep DHA reputation at lower level. He has always been doing in the past.

Let us have, as you say, your 2 cents on this thing as I did not dig in much regarding these villas.

I have just seen an official letter of merging garden city by bahria and dha on f.b bahria town page.

I cant post a snap shot other wise i would do that also.

Now maybe phase 8 prices will be stable inshallah :-)
