Despite of all good things, I don’t think Phase-8 prices will rise in near future. Bahria management have no interest in it for the time being. They are ready to sacrifice its Pindi/Islamabad projects for the sake of BTK.

Yes Irfan bahi you are right.MR is ignoring Phase8 and Enclave1 but focousing BTK.Let's hope for best inshAllah.

BT Rawalpindi, Phase-9 and phase-8 extension are like pure hidden gold.

MR will surely rack more billions from BT Rawalpindi.

There are problems with mafia which He is trying to solve and once those matters are settled, we will see phase-8 coming up again. MR is taking BT main office further deep into phse-8 and He is not stupid to declare this “MAIN OFFICE” to do the proceedings for all the Bahria Townships in Pakistan?

Now is the best time to buy in phase-8 as it is way down but in 2 years, it has to go up and once it does happen, there will be a lot of juice both in residential and in commercial.

Phase-9 and phase-8 extension which are in air are long term investment but phase8 is on ground and still good for investment.No chance to rise because MR is focusing BTK.

Here we are just speculating that he might do this or that.

in reality he shifted his focus to karachi.

And I dont know what issue is there for Gardencity. But it seems like Malik Riaz seems least bothered.

MR had looted 61 billion from DHA valley and spend on Phase 8. Now after so many pressure of military wharever he got from phase 8 ext. Garden city and BE2 will spend on DHA valley

It is no secret that MR was frustrated as his further plans in Rawalpindi were bulldozed by Ch. Nisar.

The problem is poor understanding between Ch. Nisar and Sharif brothers. Shahbaz is very much keen to at least announce the Rawalpindi ring road for next elections and of course for MR but if this ring road gets announced, the phase-8, extension and phase-9 would be reaching to phenomenal level and that’s exactly what Ch. Nisar and co does not want, until some interests are satisfied.

Whatever is so far done in BT Rawalpindi is enough to make it an exemplary township. Why it would be an exemplary township and why phase-8 ext and phase-9 would be pure gold:

1: Adiala road present access from Rawalpindi is a pain and if you approach Adiala from saddar, you will never want to use that access again. Phase-8 is being connected through a bridge at Swan River to that part of Rawalpindi and that could only be well understood by the people from that part of Rawalpindi after having connected to BT expressway en route to Islamabad.

2: Rawalpindi ring road can never be neglected after new airport is operational and that is written in stone. Also MR is dying to have it happened.

3: Punjab CM has to help MR for the BT Rawalpindi issues with the forest thing as well as with other Ch. Nisar related issue… Why?...Because Hamza Shahbaz has already started a multi-million project with BT in phase-4. If you approach BT phase-4 from GT road side, your eyes would expand to fullest after having seen that project. When interests become common, things get solved!

4: Phase-8 is having more than 32,000 plots, construction is now at faster pace, infra-structure is done and someone needs to convince me, why the adjacent phase would be left neglected by the south-east Rawalpindi population.

5: The effective rivals of BT Rawalpindi are: Gulberg, Anchorage and DHA valley. Now Anchorage and DHA valley are mainly Islamabad things whereas phase-8 and related stuff belongs to Rawalpindi and the way DHA-4 is developing, both BT and DHA-4 will shine together in future in Rawalpindi.

what is the project of Hamza at Phase 4? In recent TV interview MR said "Ch Nisar is great man". LOL. Lets hope things ll be fine wid them.

Malik Riaz has literally sucked all capital from Karachi market after launching so many projects and soon he ll find another market

In phase-4, it is a very modern state of the art hotel co-financed by MR and Hamza Shahbaz.

Ch. Nisar being a great man is a political statement with “جگر سوختہ” .

In fact BT phase-8 is first ever project of MR where He is feeling handicapped as GT road access style killing (BT phase 1-6 entrance) is now out of question. His talks for the GT road access for garden city have been failed several times and still going on as we speak!

If Ch. Sahab becomes a real great man for him then “لڈ یاں”

MR is handicapped at Bahria Enclave and Phase 8 (GT road access issue). Lets hope Ch.Nisar really become great for MR. If u read discussing about BT kharachi (facebook community over 30k members), ppl r frustrated and having cash drain issue for medium size investor.

Abdul Qayyum very well analysis and after many days found a person who has sharp eyes on projects rather then making himself over night a professor of Bahria Town .

I ve 02 Questions phase 8 Extension land is not announced yet so how come you know that it will touch phase 8 ext ?

What is "ring road" is it a road/bridge that will connect adaliya road to bahria town phase 8 area ?

When do u expect that Ring Road Project will be announced ?

These housing schemes have become a big scam and they cash on our greed,govt should tax heavily on the capital gains so it discourages these crazy hikes in housings cost and only real home owners buy houses

If they put heavy capital gain tax then people will take the money out from Pak and overseas would not invest in properties in Pak. Properties r least risky and thats why ppl put their money in it instead of doing business.
