In my point of view its better to buy something in phase 8 a.b.c.d.e.f1 sector at the moment because of continuous construction activity and you can think after 3 to 5 years it will become much much populated, while in garden city you can't find any construction activity. I my self will start construction InshaaAllah in August in F1 sector.

HAMZA bro,have you taken feasibility of a basement in f1 ,or you were not interested?

Phase8 is one of best project of Bahria and i am totally agree with Hamza sab.Market is very down and it's the time for purchasing.Safari valley and phase8 is best option for living with all basic facilities.It's my sincere advice to those people who want peaceful place for living.Allah knows best.

Adnan sb I am not interested in basement due to my set budget 7.5 million maximum. And I don’t think so I can construct basement as well in this budget.

Can u construct A grade house 10 marla double story in 7.5 million at BT?

I need your valuable feedback about 5 marla Rafi villas located in Rafi block. The cost is around 70lac. I have come to know about following pros and cons about it:

  • location is good.

  • size of rooms is spacious as there is no parking lot so this space is also utilized in house.

  • price is reasonable.

  • people say land is filled and chances of cracks are there. It is a big concern if true.

  • no parking lot.

  • no mumty.

If I have a limited budget, should I go for this option or wait to have more budget.

If you have time & patience, I will suggest you to buy possession 5-Marla plot in Phase-8 around 28-30 Lacs & construct it with remaining 4-Million rupees. You will have own build 5-Marla Home within 7-Million without any doubts.

Rafi is a good block ,if you can extensively work on the market,and get a good location plot,as their are height plots as well,in around 25 27 lack,that you can spend 40 45 your self,and make house of your choice with all the basic amenities,

prices at the moment are xtremely reasonable ,and later on its only regrets,which i have personally witnessed by not taking timely decisions,

The issue with me like many others here is that I am overseas and cant afford to take the risk of construction as I cannot visit frequently and I don't have anybody trustworthy to do it for me in pak. I don't think I can trust any contractor for construction without daily supervision.

Hence I have worked in last two months for a constructed house option and want to finalize in near future. I was in bahria for couple of months with family and we visited more than 10 houses of 5 marla as my current budget is around 70.

I would like to have more opinions from brothers like you.

Rafi villas are well constructed by a turkish company and many families are also living there ,grand mosque near by is also on its completion stage …but i also fear filling land and chances of crack,because they are made on a slope … But one should consult an engineer and if he gives positive feseable report then u should go fo it . As in this range there isint any 5 marla house in rafi block

Dear Asad, where can i find the engineer and which test will he do to confirm that land is compact. After house construction, soil compaction test cant be done i think.

I agree with Irfan and Adnan bahi.Better you purchase 5Marla plot in Rafi block in price of 25 to 28Lakh and Ali block 22 to 25 lakh and do it yourself construction.

Ready house of 5marla between 6.5 to 8.5 depend on location.
